EFM should be held criminally liable for the way they treat their tenants. more

DONT RENT FROM THEM 2/2/2011

The supers don't work, they rent to drug dealers and gun dealers, they check nothing. Noise complaint are ignore and then they tell the super so he tells the neighbor who complained. They are horrible and that LEONA awful woman who does nothing. Walls are moldy they don't give heat in the winter and the building has bed bugs and roaches. 6555 Broadway needs cleaning more

EFM gives Washington Heights a bad name 10/27/2010

The attorney, Allen, that is so elusive... washington-heights.us/yabbse/index.php?topic=4905.0 Worst management company ever! more

unsympathetic heartless management 6/2/2010

I have lived at 225 Bennett for 44 years with my husband who recently passed away. I asked Management to change the name on their rental bills, from my husband;s name to my name. I was told to submit a death certificate, which I did - an original. For nine months I have written letters, EMails, telephone calls (ignored), and had my lawyer write letters to Allen (last names not allowed). Everything has been ignored, and I am most distressed. I am now going to resort to legal action, but it should not be necessary. I also called the bookkeeper to point out that they had not charged me enough rent!!! And this is the treatment I receive. more

Not as bad as they make it seem 1/11/2010

I've read all of these comments and I don't agree 100%. I lived in a EFM apartment for two years and never had a problem that wasn't easily resolved. Pros: reasonable rents Cons: not very flexible on $ more

Extremely Unpleasant Company 10/26/2009

This company is awful. The apartment started out great. But anytime we had to deal with management, we were outraged at how disgustingly rude and purposely unhelpful they were. I got married while living there and they REFUSED to add my husband's name to the lease, even though we were resigning for a whole new year, with a new lease. Our neighbor next door passed away and they let a cockroach infestation spill into our apartment. Even after numerous complaints, they did nothing. The last straw was when they had a workman enter our apartment WITHOUT permission, without even asking or letting us know. I came home early from work to find the bathroom painted (there was mold on the ceiling which they covered up with paint instead of cleaning) and had no idea that they were doing that. It's very scary to think some stranger can enter your apartment without your permission or supervision. We moved out because they had broke the lease and we did not want to be there. They still refuse to give us our whole security deposit back. They are so nasty and terrible to deal with, we'd rather loose the money then have to keep contacting them. Pros: nothing Cons: nightmare to deal with more

RENTER BEWARE!!! 9/15/2009

There is no amount of money that is worth having to deal with the disgusting people in the management office. They hang up on you and are never available, either in meetings or out to lunch. Is it even a real office? Immoral and rude. stay far away from their buildings. This managment company is horrible. Part of the reason Im moving out of my building was due to the poor service and managment skills at EFM. I had to call the office multiple times to follow up and ""remind"" them to cash my rent check!! I got 2 legal notices when I have NEVER been late!!!. The receptionist who answers the phone at the office is rude, places you on hold multiple times, and gives very short answers in a voice that makes it sound as if she is annoyed by the caller for asking her questions in the first place (ridiculous). Allen (the man in charge) will not even release his last name... which raises some serious questions about professionalism. why can he have access to all of my social security information... and I can't even get the man's last name to write him my letter of notice that I will be moving out? -- See other posts regarding this issue (multiple people have run in to the same problem). One day I get a call from a new guy Jacob who also will not release his last name (company policy).he answered all my questions courteously and even asked e to hold so he could go look in my file and get em the appropriate answer. Overall, if everyone ther was like this new guy it would be a great place and maybe I wouldn?t move out. BAD PEOPLE!!! BEWARE!!! Pros: NOTHING Cons: EVERYTHING more

AWFUL AWFUL AWFUL 9/9/2009

This company is despicable. They withheld our security deposit for 90 days, made bogus claims about the apartment. We were kind, courteous, and sent them five separate letters. Not once did they respond more than a phone call saying ""yeah, we're just not going to give you the full security deposit. No reasoning, no nothing. NEVER RENT FROM THEM. NEVER NEVER NEVER. Pros: Apartment is psuedo-nice Cons: Unprofessional and slimy group more

Absolutely horrible company 1/29/2009

Long story short, this company is absolutely horrible. Their apartments have some positive aspects, but they definitely have their share of problems (rodents, etc.) and in no way are worth having to deal with the disgusting people in the management office. Words cannot describe their lack of ethics and rudeness. We're all lucky that it's not every day that you have to deal with people as horrible as the people of Edel/Majestic Realty. And you can lower your chances by staying far away from their buildings. more

Unprofessional and useless 12/16/2008

This managment company is horrible. Part of the reason I moved out of my building was due to the poor service and managment skills at Edel Mgmt. It took me 5 months to get my security deposit back after I moved out!!! And I had to call the office multiple times to follow up and ""remind"" them that I was waiting on $2,500+ of previously deposited cash - extremely unprofessional. The receptionist who answers the phone at the office is rude, places you on hold multiple times, and gives very short answers in a voice that makes it sound as if she is annoyed by the caller for asking her questions in the first place (ridiculous). Pros: 0 Cons: rude, unprofessional, late to deposit checks more

Great living conditions LOVE the neighborhood! 9/18/2008

Edel Family Management has its properties in the Washington Heights area. I am living in my apartment in 812 W 181st street for 5 years now and I am pretty happy with the landlord. They repaired my toilet in a matter of 1 day. I left the superintendent my keys, he is very trustworthy! The only thing im not too satisfied with is that i had trouble opening my windows the superintendant couldnt fix it it took them about two weeks to hire outside help to get it going. Other than that ive really enjoy my apartment i love living here its been a great experiance i had already reccomended Edel Family to my cousin and would recommend them to anyone interested in the Washington Heights neighborhood! more

Run away from 34 Bogardus place and Edel Family Management!!!!!! 9/12/2008

I don't know what Frenchi925 is talking about, clearly they work for or with EFM or were paid to write their review. I lived at 34 Bogardus Place in apartment 2C for three nightmarish years in a 175sq ft studio. When we first moved in they told us the fan above our kitchen stove would be installed within the first week. After two years of hounding them about it they claimed that we would have to pay for someone to come in and install it for us. Their repair policy requires you to submit complaints in writing via certified mail or they claim they won't process it. I filled three complaints with the department of housing in regards to not having hot water, and it was only when they received a notice from the NYCHA that they turned my hot water on for about three months. There were constant waterbug and rodent infestations and in my last year the exterminator visited our building twice at one point we counted up to five different species in the waterbug family. I still have nightmares about waking up in the night and finding them crawling on the bed. When the lock on our door broke the super tried to charge us $80 for it and we had to threaten legal action to get the management company to repair it. The biggest inconvenience was that our building super did not speak English. On the many occasions when we interacted with him he was frequently toting a glass of what he referred to as ""whikey."" When we applied for a spare key to the building the management office told us to go to a local address and only asked what the building number was and if we had $15 for the key. There was no security check to confirm that we were tenants. These buildings are not safe, overpriced, poorly maintained by unqualified people and filthy. The management company's only concern is whether or not they see the rent check. On a side note we were recently contacted by EFM to reconcile our differences, maybe they want to change things, or maybe they want me to shut up. Pros: All your neighbors will share your bad experiences Cons: Poor building management, rude customer service, INFESTATIONS, violations of housing code more

Stay away from Edel family management 9/11/2008

I have lived for 3 years in one of their buildings as a rental client. True, the apartments are nice, the buildings are nice and the neighbors are even nicer. Wait until you live there a few years. You will be slammed with an increase in rent between 30 to 60%. Mine went up with 60% and there was no negotiation possible. While the building is nice, the management told me one day ""I should be grateful living here"". What grateful? I paid my rent at the dot, did not complain about the fact that not one day I had hot water and needed a blanket on the couch because they hardly give steam. They harrassed me and did not want to give my deposit back. I wrote a review on this site two years ago and there were 8 negative reviews, none positive. They disappeared miraculously and they will disapear again to be replaced with positive reviews. Isn't that funny? Pros: Nice neighbors, nice neighborhood. Cons: Horrible customer service, vermin and never enough steam in the winter. more

Edel Management could not care less. 7/31/2008

At the moment the building has a BEDBUG infestation. Please steer clear of 225 Bennett Avenue--for your own good. The exterminator was not helpful or thorough. In the past they have shown no desire to send contractors or plasterers on a working person's schedule. Take the day off, they say. How does one do that? Can't your neighbor stay? No, they work, too. And I wouldn't burden them. more

STAY CLEAR OF THESE HACKS!!!! 5/17/2008

EFM is the worst property management firm I have ever dealt with. Hands down. If you are considering renting or owning in one of their properties, DON'T. more

HORRIBLE - BE WARNED 4/7/2008

I am a tenant and have had horrible, horrible customer service. I'm 100% convinced that the reviewer who raves about his/her experience with Edel Family Management is part of the family. I have never been treated so unprofessionally in my entire life. I've found their office staff to be uninformed, rude, and incapable of an educated conversation. Cons: Customer Service more

HORRIBLE OFFICE STAFF 3/20/2008

I'm in property management myself and called the office to receive residency verification on a former tenant of theirs. I have never professionally dealy with such horrible customer service and would not reccomend this company to anyone. Use caution! I could not get verification with a signed copy of a release form and they told me they did not have time. If they treat other professionals in their industry so poorly how do you think they will treat you once you move in and they're no longer trying to earn you business. Companies who provide great customer service offer it to everyone who calls their office. Period. Cons: Horrible customer service more

Simply the best 9/14/2007

Got rodents? Edel does. 8/15/2007

I lived in an Edel property for two years and had a major rodent issue. I called to complain and Edel responded with their world famous ""hang-up"" way of handling tenants. They claimed they entered my apartment to deal with the problem but the problem continued. I doubt their honesty and integrity. They also tried to keep my damage deposit, said they ""accidently"" forgot about it. I complained and complained and complained but Edel is expert at dodging tentants. Pros: Lots of furry creatures to keep you company Cons: Sketchy, shady business practices more
