Seems Like a Lot of Bad Reviews, and Not All of Them Deserved 2/14/2009

While there may clearly be some image rebuilding needed here, I have seen the other side of the equation and can say that not all of the bad reviewers have valid points. For example, it is quite common in the industry to have a "deposit to hold" on a property, which would then be forfeit if an applicant backed out of the deal. The bottom line for consumers is this- know what you are signing before you sign it. Take the time to scope out an area, check the crime rates through local law enforcement websites, educate yourself before locking in a deposit on a rental, and NEVER rent a property sight unseen or based on conditions which do not yet exist (renting a home in terrible condition because the owner/agent assures you that before you move in the fleas will be gone, the walls will be painted and the carpet will be replaced). Homepointe is a big company in Sacramento, and like any big company, they have a big target painted on them. As an upside, because they usually have a large amount of vacant inventory to choose from, they may tend to offer rentals for less money than smaller companies. Tenants need to weigh the positives against the negatives and decide for themselves individually. more

DO NOT RENT WITH THIS COMPANY!!!!!! 1/24/2009

Most unprofessional company ever! They refuse to refund our deposit even though no lease papers were signed and we never moved into the home. The "future" tenants, myself and roomates, are 3 young women. We discovered the area was very dangerous, and decided it would be a bad idea to rent at that property. Homepointe failed to mention anything about the continuation school on the corner and was unsympathetic to our safety. The manager (Sidney) even told us "You are a waste of my time. I have better things to do. I don't want to talk to you anymore or sit here arguing about California State Laws. I'm done. We will not refund your deposit. We are holding it." In California, there is no such thing as a ?non-refundable? security deposit. No matter what it?s called?a key deposit, cleaning fee, move-in fee, closing costs, last month?s rent, etc.?all money you pay in addition to your first month?s rent is refundable. Since ?nonrefundable? deposits are illegal, don?t worry if your rental agreement includes a section about a ?nonrefundable? deposit. This section will not be valid even if you have signed the rental contract or agreed to it. ( www.rentlaw com /dep/cadeposit.htm ) The manager won't return our phone calls, but instead sends us an email stating that they "cannot assess the damages you have caused at this time" therefore they will not be refunding the deposit. The manager also forced US to write out a declaration (since they are so unprofessional they dont have one) stating that we dont want to rent the property anymore, yet he refused to sign it himself. He even refused to sign a paper stating that he refuses to sign any papers that would "hold him liable" (these are his words). NEVER EVER rent from this company! They disregard state laws and unprofessional demeanor make it impossible to work with them. We will be taking further action to get back our deposit. Pros: NO PRO's!!!!! Horrible Property Manager 1/23/2009

I am currently in the process of working with Homepointe for a rental that me and my wife were interested in. The first problems we had were getting anyone to respond to our questions with true answers and not just more questions about us. After finally seeing the property and agreeing to a lease and price for the rental, they tried to tell us we had to move in within 14 days. This isn't possible since you always have to give your current residence a 30 day notice. Lastly, we got them to agree to a proper move in date. After signing the contract and giving them the deposit, they are now trying to change some of the terms of the contract a week before we are scheduled to move in. Also, we have spent the last 2 weeks getting our utilities setup, as well as looking at new furniture, to find out they are talking about refunding our deposit if we do not agree to their new terms. This is the most unprofessional, "used car salesman" like operation I have ever seen. Pros: Nice Property Cons: Bad Management more

WORST HOUSE MANAGEMENT SERVICE YOU WILL EVER HAVE 1/16/2009

Please, pleaseeee people do not use this people you will only get burn sooner or later. They are not profesional at all,not helping when you need the manger in charge of your home, not anwering your call for days. The office is worst. No one know anything.They're right hand does not know what the left hand. I would never, ever recommend these people to anyone. Very poor manage! When my renter left the house, she still continuee to charge her mothly management fee but yet no resident in the house. To get my refund it took her 4 months to get it. They're reason was this "Your account had an error to which I corrected and your refund is in process" "Sorry for the delay, the process has taken longer than I originally anticipated" These are the words in the mean time 4 month of $80 a month she collected even though was no resident in the house. GOOD LOOK IF YOU DO IT!!! Cons: THUMBS DOWN more

Do not even consider using Home Pointe 1/9/2009

I have tried looking at places the rent through homepoint several times now and it has never ended well. If you email them it takes them several days to respond. When they do, it is rare to get your questions answered. Simple questions like, "what is the deposit for the unit", "How large is the master bedroom" and "Do you have a floorplan available" never get answered. They will direct you to their website whether or not the information is on the site. They representatives are both quick to anger and completely incopetent.. They ask you to fill out an application before you have inspected the property. They give the most restricted time windows to see their propreties (10 min windows and 2 random days of the week.). I am honestly suprised such a neglectful company can stay in business. Pros: None Cons: They are bad every step of the way. more

The worst of the worst! 12/17/2008

Upon move in to our rental our agent documented a kitchen appliance as an "as Is" item. The agent explained the appliance was not in good condition and if it were to break that we the tennats would be held fully responsible for repair/replacement. The appliance broke 7mths later. We reported the loss and replaced the appliance. Two years later we moved out. We recieved notice that a police report would be filled against us claiming we stole the appliance. I had to remind the agent that it had been documented as an "as is" item which had broke. Its apparent HomePoint had never confirmed with the owner that they had taken it upon themselves to label this item as an "as is " appliance. To save their own butts with the owner, HomePointe blamed the missing appliance on us tenants. After all this, the agent actually had the gall to ask us to return the replacement appliance we had purchased ouselves to them! This company is unorganize, dishonest, and disfunctional!!!!!!! I wouldnt reccomend renting through this company, renting from this company, or working for this company. more

Could definitely improve in CUSTOMER SERVICE!!! 11/10/2008

I recently rented through Homepointe BEFORE reading all of the negative reviews. After getting off to a very rocky start, I researched the reviews, and it all made sense. In all fairness, however, with a little persistence, I did finally get the immediate repairs done, and return call from the rental agent. The biggest negative about this company is LACK OF RESPONSE. This is a consistent complaint, and I did experience it first hand. I work for a company that take's pride in Customer Service, so I have a hard time understanding why you would not return phone calls? Some of the complaints listed on this website are posted by homeowner's who couldn't get a return phone call. I really find this to be completely unacceptable. Overall, they are not too bad...but you have to be willing to be very persistent to get anything accomplished. The maintentance office is pretty helpful. Just know that they cannot approve repairs without running it through the owner, so unless it is an emergency, you have to wait it out. You can pretty much forget about getting a call back from the rental agents. They are non-existent once they get your money. Good luck. I really am a tenant 10/30/2008

Before we moved in HomePointe was really helpful and did everything we asked to the house before we actually moved in. Sidney is our broker and he is really nice. Since the receptionist is incompetent and their voicemail system is even worse, he gave us his personal cell phone number. If it wasn't for Sidney, I'd probably be really bummed out. We had a plumbing emergency and they had their guy here in less than an hour. They were also really flexible with us since the landlord wanted to rent to us even though our credit wasn't perfect. I've rented from some really bad places before, and I wouldn't say these guys are all that bad. But we also have a fantastic owner that we are in contact with so that probably helps a lot. Wish I read the reviews first 8/15/2008

I am an owner of a rental property HomePointe has managed for a couple years and all I can say is that I wish I had read these revews before. They have been one of the worst managers I have employed in my 20 years of owning various rentals. I always take what tenants say with a grain of salt but HP drops the ball time and time again and I keep giving them another chance. They dont follow through, its hard to reach somone, the communication is terrible they dont want to make even minor repairs wihot charigng even to get a bid and this is how they treat an owner I got numerous complaints from my tenants that they treat them the same way and ignore theri requests for basic service for some things that I coudl even be sured for. They are not looking out for my best interests only their own. I need a new company if anyone knows of any please let me know. more

RUDE RUDE RUDE! 8/13/2008

I am a property manager for another company. Homepointe called me for a reference on one of my old tenants. When I called them back I was immediately put on hold and waited almost 10 minutes before someone came back on the line a AGAIN said "thank you for calling Homepointe, please hold." This happened 5 times! I finally said "WAIT"! "This has happened 5 times and I am going around in circles here". The receptionists snapped back "well if they don't pick up in back then the call is re-routed back to me and I have no way to know it's still you." Finally after about 15 minutes I got to the right person and she was extremely rude! I was DOING THEM A FAVOR! They needed me not the other way around. I was so disgusted that I googled them so see what others thought and lo and behold I found this site where the only ++ review is from their broker! I KNOW that poor customer service on the Prop Mgmt. industry in Sac is bad and these people are NO EXCEPTION! Pros: None that I can see Cons: rude, ungrateful and incompetent more

UNPROFESSIONAL SUPPORTERS OF SLUMLORDS 8/9/2008

I agree with many of the comments that I've reviewed. If there is a red elephant in the room, this agency will swear that it is blue. Their practices are unethical at best and illegal at worst. I'd like to ask the broker, who responded to these comments, if he believes that a hotel manager should clean a room inbetween hotel guests, or leave it dirty? There is no balance here at all. His conern is for the landlord [slumlord] client and not for the tenant community in Sac. He leads you to believe that these are complaints from people whose "income level" doesn't qualify. However, most of these allegations are from actual tenants, who experienced the filth, code violations, and general indifference of this agency. I've been both a tenant and a landlord, and I've never seen these types of practices. From the design of their one-sided contract, to their application process, their occupancy procedures, and their refusal to fix problems - it is all unethical and intended to make an extra buck wherever they can, regardless of right or wrong. Non-professional people 7/23/2008

Like all the other reviews about this terrible people, I had the worst time contacting them by phone or e-mail, it took them long time to return a phone call or e-mail, but most of the time they never returned the call. Sent the application online they got it a week later, my wife called another homepointe office to find that the house we wanted was rented to some else, but they never informed us about the application status. I don't even think they run our credit or check for references either. Pros: NONE Cons: Even if you love the house from Homepointe don't even waste your time or money with this dishonest people. more

Horrible Customer Service!! Do not Rent from these people! 7/20/2008

I recently found a home which I was very interested in renting. When I first tried to contact Homepoint, they were very unresponsive and gave short brief answers to my questions. Nonetheless, I sent in my application anyway and went to the open house showing. I never received a response on whether my application was received, although their website states that an acknowledgments would be sent out one business day after receipt. I sent an email to their main site, no response. I talked to the property manager at the showing about this and he sent a follow up letter to Moniqie Williams. I then tried calling the office, to only get her voice mail-left a message-no follow for a day after an email was sent. I tried calling again, finally got Monique, she put me on hold for 10 minutes and was very rude on the phone. On top of that, the receptionist was rude as well. Monique actually called back, left a message so I returned her phone call and she then went on to explain to me that they were waiting to hear back from my references. I already knew that the office where I work had not been called ( I sit in the office next door to our HR person whose named I put down for employment verification), my apartment complex had not been called but she tried telling me they were contacted. She even went so far as to make up name of who she talked to at my place of work (a name that I did not put down, and someone who doesn't even work where I work-I checked into this). Don't rent from these people, they are rude on top of being liars!!!! Horrible, Horrible customer service, I don't even want to know what it would be like to be a tenant, thank god I'm not and I can see many people feel the same. Pros: Pros? Don't see any!!! Horrible property Management 4/26/2008

I had the unfortunate experience of renting from Homepointe. When we moved in, we were told the house had been just taken off the market and that the owner was just renting it out. Three weeks into our lease, we had realtors coming over to show the house. And like many of the reviewers here, they also refused to fix anything and would never respond to our calls or e-mails. I have never had a company or manager flat out lie to me so many times in my life! I have no idea how they can afford to do business in this way. We eventually got a lawyer involved in order to get out of the rental agreement early. From my experience, and seeing how the property managers treated other renters from just being in the office a few times, it seems that they just bully people to get their money out of them without any respect or dignity. Pros: No pros whatsoever Cons: Just don't do business with them. You'll have nothing but a horrible experience! more

I am the broker at HomePointe. We serve many clients and have many satifsfied clients, both residents and owners. There are some obvious and not so obvious reasons why some people do not have a great experience with our company. First, we work for the rental property owner and have a responsibility to try and make sure we rent to only qualifed residents. This means we have to turn down a large number of people that want a rental from us. We hate to do that, but it is our duty. We are proud of our record when it comes to locating great tenants and we aim to maintain it. We even have a program to pay for our owner clients evictions, so we know we pick good tenants. Second, we cannot approve all repair requests made by our residents without our clients approval. Some tenants would love to spend all of the rental income to make their home perfect. But, our clients depend on us to be reasonable. We will take care of all habitability issues, but maybe turn down a request to paint a room that does not really need it. Third, some of our owner clients may have high mortgage payments and think they are entitled to a certain rent to cover it. It is not a renters responsibility to pay for an owners mistake. Renters are smart and will find the best deal. Some owner clients are disappointed when we tell them what the market rent is. We do not control rent rates, we just try to know the market so we can rent a property within 30 days. We do address every single complaint and get them all resolved or at least answered. We always address complaints. We employ over 50 members of our community and make every effort to be a good neighbor. Horrible 3/28/2008

After owning homes for 11 years, I found myself renting and had no idea what a terrible experience it would be. Homepointe has by far the most rude and untruthful employees I have ever seen. I own my own business and would never allow any one of my employees to speak to clients the way these "professionals" do. They never follow up on faxes, phone calls or e-mails. They tried to cover up their mistakes by blaming someone else in their office, they claimed I checked off a box denying my income history when I did no such thing. I kept all my paperwork and faxes and documented all my conversations, faxes, e-mails, etc. and the credit manager openly lied and denied any wrongdoing. I cannot imagine renting with these people long term. I definitely will not be doing business with them and I do not recommend anyone else doing any kind of business with them until they have capable and fully knownledgable people who also have excellent customer service skills. HOMEPOINTE IS A RIP OFF 12/26/2007

HomePoint has the worst service I haver seen. The rental I was in had several city, state and federal code violations. There health violations also. I made several attempt to have the black mold attended to and there was no respnso from HomePointe. The blck mold was from the leaking roof that leaked for 4 months. I made several requests to have this fixed and HomePointe didnt do anything about until my washing machine blew out because the leak was over the washing machin alny at first it was coing down throught the walls and damged a door in the master bedroom. They didnt fix that also. I had to spend 50 dollars to fix the door not to mention the time and desposal of the old door. The HVAC was leaking air into the attac and since that is my background after making several calls and emails I had to fis it myself to get my utlities bills under control. There were no screns an the windows and it costed us about 1200.00 dollars in electricity for 3 months because we couldnt open the windows because of flys and other creatures that fly around. There was also junk left behind by the old tennants that we mad arraigments for the first few trips to the dump but needed several more wgich we made that costed about 250.00 bucks. We were never reimbursed. We also had to paint because a cheap contractor came out and did shotty repairs and did a crappy job. We had 5 or 6 neighbor complaints because this rental was in dire need of attention as a result of neglect. The first day we took possesion of the rental we noticed the living room smeeld like cat urine. We didnt notice this when we first looked at. We spent the next 24 months trying to this taken care of and informed HomePointe about 20 or thirty times and we spent a little over 1100.00 in steam cleaner rentals and carpet shampoo and ultiamtely bought a steam cleaner just to get the smell out. We spent over $4000.00 dollars fixing stuff around the rental mainly because we try to live in a run down house. BEWARE!!! Pros: NONE Cons: THE BIGGEST more
