Not only was our house COMPLETELY run down, but we were charged a ridiculous amount of rent. This was obviously our fault for choosing to rent this property, but after asking for some repairs sadler told us that every problem we had in the house was our problem and we had to pay for it. They wouldn't send us utilities for months at time yet they would still charge us late fees on them even if we hadn't received them. When trying to talk to them about anything they were fairly smug and just sort of rude. If you're going to rent to college students you need to be willing to deal with them in a kind manner seeing as they are paying your salary. I gave them one star because it was required, but honestly they don't even deserve that. more

Great Property Management Company 9/28/2009

I was very happy with Sadler Property Management company. They are very fair with their charges and are always quick to respond to any questions or concerns that you have. They are friendly and understanding, never gave us any cause to be upset with them. I also appreciated how quickly all of the needed repairs were made. I would definitely rent from this company again. As someone who has rented from a number of other companies in Boulder, I can safely say that they are a much better management company than many of the others. The only thing that I would agree with is that the cleaning charges upon move out are very steep. We were also charged $400.00 for cleaning an apartment that we left cleaner than we found it. However, in my experience, this is the nature of all property management companies that rent to students in Boulder. They will all charge you a ridiculous amount to clean a property that was dirty when you moved in. Overall, Sadler was the best company I have encountered about getting you back the money you deserve from your deposit. They don't argue with you over disputes that are justified unlike some other companies. Highly recommended! Pros: Good communication, quick repairs, friendly/understanding more

Don't get screwed by these A**HOLES 9/18/2009

So i moved out and had my apartment professionally cleaned. It cost me $100 dollars and the place was spotless. I just got my deposit back from Sadler and they charged me $400 for cleaning. My feeling is that they charge everybody and it doesn't even matter if they see your place or not. When I rented the place from them IT WASN'T CLEAN AT ALL. They obviously keep the $400 and do some small spot work. A friend of mine was charged $30 to remove a bottle cap from the garbage disposal. DO NOT RENT FROM THESE GUYS, THEY ARE OUT TO SCREW STUDENTS WHO HAVE BETTER THINGS TO DO THAN SIT AROUND COUNTING EVERY CHARGE THEY IMPOSE. READ THE FINE PRINT AND FIND SOMEBODY ELSE!!!! Find a different company than Sadler! 3/17/2009

I will have to be completely honest. I am so upset with Sadler that I have to feel it neccessary to write a review. I do have to say everytime that I had spoken with Sadler, they have been very nice. However, words don't justify their lazy actions. \r The WORST thing about them is that you must SPLIT UTILITIES w/all units in your building. Make sure to pay close attention to that when you sign your contract! Our recent bill was $280 for gas, water, and trash. That is absurb when living in a small unit that's is like 900 feet! Especially since we have had an extremely warm winter! It does not matter though if you are efficient, bc you will still be splitting your bills, even though this could be easily solved.\r We have had critters (this website won't let me say m$ce) and the first time we mentioned it to them, all they gave us was sticky pads. That did not work. Many mornings we would come out and find m$ce doo all over the counter. When we called the second time, we were told somebody would come over to handle. After a week of nobody coming over, I had left a message that we have not heard anything. 5 days later did finally somebody call. That just shows how prompt they are.\r We have told them about other issues and we have not had anybody come over and address these problems. \r We have cold water (they did attempt their first time, but I've called them to let them know water is still cold, and nothing has been done).\r Our room is 20 degrees colder at night during the cold season. Even w/baseboard heating, the windows are sealed so poorly that many nights we were shivering in bed even though the heat was on at 70 degrees.\r When we first moved there, one of our window screens was broken. Maintanence grabbed it to repair, but never came back. This was 8 months ago.\r They don't care about putting sod in the yard. It is nothing but dirt out there, and it looks really crappy. Which is not good when you have a dog that can drag in dirt and mud into the house, ruining the carpets and our furniture.\r There is a nasty tree outside that I had never seen in my life before until we moved here. The branches grows really spiky, sharp as needle, thorns which fall on the ground. Trust me, it is NOT GOOD. Many times we have been stabbed THROUGH our shoes when stepping there, and our dog often comes into the house limping. It is a saftey hazard and I cannot imagine what it would be like if we had kids. I've addressed this to Sadler and was adviced that they will handle, possibly cut down the tree. Nobody has yet to come out.\r Also, as for the trash. It is one of those large bins. However, if you have other people that dont live in the units, and they overfill the bin, YOU have to pay for it!! This happened with a futon.\r Also, in one of the units, this upcoming lease, they are charging an extra $200 a month.\r Also, the person that left a comment below had mentioned fire saftey and fire estingishers? Wow, I didn't even know there was a strict fire code because we DONT HAVE any fire saftey devises.\r Hope all what you read is enough to find a different rental company, there are so many in Boulder. Vindictive Land Lords 1/23/2009

There practices are inconsistent. I was told that graduate students, mostly, lived in my building and it was quiet. This could not possibly be less true. Although they strictly enforce the fire code when it comes to a tenant breaking their lease, they do not follow the law on fire safety for there rentals. I know at least 5 people who were never supplied a fire extinguisher, which is against fire code. They also get to a point were they act out against you childishly. A very unprofessional company. Truthfully, if they read this and figure out it is me, I am sure they will come into my apartment (like they have before when I was in the shower even though I said hold on) like they are allowed to under the lease and find something to charge me mass amounts of money for. more

Sadler didn't screw me 11/5/2007

I gotta say that Sadler was good to me. The only thing that came out of my deposit was my own fault so I can't hold that against them. Even at that they where fast to fix the ""body-sized"" hole in my wall and whenever I had a question or a problem there was someone at the office who would stick with me until it worked out. That's why when I needed a change of location I moved into another house Sadler managed. I have had landlords that simply do not care that I even existed. I felt despensible, like if I asked any more questions or had one more complaint they where going to find someone else to finish my lease. Sadler is in it for the long run from my experience so when I told them I needed a new place to live they walked me through everything until I was satisfied. For what its worth disputes with management companies are inevitable but its how you are treated that dictates the quality of service. Hands down the worst property management company in Boulder. Avoid them! There are some bad property management companies in Boulder, but none even come close to Sadler. If you want to get screwed, rent from them. more
