My house in Churchill is great 6/3/2010

I bought a house in Churchill in Knightdale last fall. The neighborhood has a couple other builders, and we originally had planned to go with one of them. But when we saw the Royal Oaks home - wow! What a huge difference. My house is so pretty from the outside and doesn't look like all the others on the street. They sodded my front yard for me so I didn't have to worry about it looking unfinished from the road. The inside has great construction, and our project manager Kenny has gone above and beyond to make sure everything is taken care of, even though I've been in the house for a few months. My hardwood floors are so nice and so are my cabinets. I love my Royal Oaks house! Pros: Really pretty, good construction more

Bought our first home with Royal Oaks a couple of years ago and still love it just as much as when we moved in. Our neighbors are great and we still stop by the sales center to say hi to our sales agent every once in a while. We've had a great experience - I highly recommend Royal Oaks to anybody looking for a new home in the area. Pros: good craftsmanship, no major problems more

My wife (then girlfriend) and I moved into a Royal Oaks home a couple years ago outside Raleigh and we love it. Construction is obviously done very well. Warranty manager was prompt and considerate when we came to her with a problem and it was fixed quickly. When we need a bigger house, we'll look at Royal Oaks homes again. What a great experience 12/6/2009

My husband and I were a little nervous about buying a house and having to close by November 30 to take advantage of the tax credit. Fortunately it was extended since our lender needed a little more time, but Royal Oaks was ready for the closing. We were able to walk the home a week before our contract closing date and take care of any little things that we noticed. Once USDA got our approval out and the lender got the package to the attorneys office, all of the hard work had been done and our home was move in ready. Royal Oaks really made our first time buying experience a memorable one. We have even had a small issue come up since we moved in and they were very responsive and all has already been taken care of! Thanks for the great service, even after the sale! Pros: Delivers what they promise more

We LOVE our new house! 11/30/2009

We bought our first home and just moved into our Royal Oaks home this month so we could get the tax credit. My husband and I looked all over to find the perfect house and when we finally walked into the sales center in Fuquay, we knew we were home. The agents were really attentive in stepping us through the process, and our house is AWESOME. I love the hardwood floors and cabinets that were already included. Didn't have to pay extra like other places we looked. Everybody was really nice and answered our questions quickly and honestly. I never felt like they were using us to make a buck, it was like they actually cared about us and were glad we wanted to live in one of their houses. Thanks Royal Oaks Builders for a job well done. They send the best to convince you what great service and attention to detail they have, they are very accomodating through the process until the point where they have your money...........Then, no more call backs no warranty work is completed it's like they shut down the office and changed the phone number, no one returns your calls and no work gets done! Builder of the year my butt, ripe off of the year. I must applaud them on the up front scam, a couple of great sales men selling what turns out to be a polished piece of junk. The used car salesmen of the year maybe, builder of the year NO! Pros: pretend to care Cons: don't care once they have your money more

Our Wonderful New Home in Southern Oaks 6/3/2007

We are so happy in our new home and it has been such a pleasure working with everyone affiliated with Royal Oaks and Coldwell Banker/Howard Perry & Walston. We had a lot of questions moving here from Oklahoma and had a short time to search for a home. We were so fortunate to come across the perfect neighborhood and couldn't be happier. First, Royal Oaks puts so many extras into the homes. The arched doorways, char rails, trey ceilings and crown molding are such a nice touch. Their use of wood, wide baseboards, tall cabinets, and many other extras make the homes both elegant and comfortable. We looked at many homes and different builders this past winter and summer but have been most pleased with Royal Oaks for their designs and affordability. We were ecstatic when we found what we wanted in such a great neighborhood. Secondly, all of the realtors and builder representatives with Coldwell Banker/HPW have been fantastic. We enjoyed the house warming gift and all the extra assistance with getting settled in. We also appreciate the responsiveness of both the sales staff and builders at Southern Oaks. We need merely walk in the office or call anytime and we get immediate assistance. It's a real pleasure working with such a professional group. As we have said many times, we love it here and cannot say enough about how those affiliated with Royal Oaks and Coldwell Banker Builder Services, have made the entire process a breeze as we start our new life in a new state. It feels like we never left our comfortable surroundings in Oklahoma! more

We love our new home 6/3/2007

Although we have only lived in our Royal Oaks home for a few months, we absolutely love it! Its the attention to detail that makes this home so cozy and sets it apart from the rest. The quality workmanship and great floorplan means that we spend more time enjoying our home and less time working on it. The neighborhood is great, with families just like us: people who care about their community and family. Royal Oaks has been so easy to work with and we appreciate their willingness to make sure all of our needs were taken care of. We are enjoying Southern Oaks and are looking forward to having new neighbors! more

Avoid Royal Oaks Builders/Braxton Village 5/31/2007

From personal experience and having it occur 1st hand I can tell you this is a building group to stay clear from. We went to contract with them after being told it was the best lot to build on for not having to pay an additional premium price for it, by the on-site agent. All the specifics were handled, house style, colors, price, etc. Three weeks later to receive a call that the home could not even begin to be built until 2 months after we were to actually close. Problem was the developer had not submitted an updated plan to the city of HS which was 4 yrs over due. HS told them they would not give a permit to build. BUT...when we went to contract we were told permit was in hand to begin immediately so they moved the closing date up by 2 weeks since they eliminated that process. I only found this out because I went and met with the City of Holly Springs because Royal Oaks would just tell me it was HS fault! So back to square 1 and trying to pick another lot that this home could be placed on. They lead me to 2 others since the other phase was not yet opened. When I chose 1 of the 2 I was told it would be an extra $7500. The other one was an extra 10K. No one with authority would not respond to any phone calls I placed and only supplied me with a brand new on site agent that could not help us with this matter. They made the error and basically lied to me, then to not stand behind it, not communicate with me, and ask for more $$. Not 1 time was there an apology or would they consider giving us another lot which I might say was NO better then the 1 I originally picked out unless they got more $$. Sorry company to deal with!!! Pros: Location Cons: No communication, no client satisfaction, avoids contact, not organized more

Fantastic Customer Service 3/27/2007

Moving is stressful. There is no way getting around it, but that doesn't mean that your home buying experience with your builder should add to your stress. My wife and I have thoroughly enjoyed our relationship with Royal Oaks Builders and we love our new home in the Southern Oaks neighborhood in Fuquay-Varina. This is the second time that we have bought a newly built home and if the experience we had the first time was average, then our experience with Royal Oaks was superb. Everyone we know at Royal Oaks is courteous and professional, not to mention they are good at what they do. Most importantly I felt like they really understood our needs and wants, plus their follow through is impeccable. You can tell they take pride in their work and expect to have happy customers 100% of the time. Moving with three small kids was stressful for our family, but I'm glad that our home buying experience with Royal Oaks wasn't. We've been in our house for a month now and we have already recommended Royal Oaks to several of our friends and family. Pros: Listen/understand needs of customer, addressed all concerns in a timely manner Cons: Haven't found any more

Satisfied homeowner 3/25/2007

We bought our home in Ballentine from Royal Oaks Building Group and have been 100% satisfied with both the quality of the construction and the customer service. We recently had a maintenance issue with the home and contacted Royal Oaks warranty department to discuss it. Although our home warranty had already expired, Royal Oaks addressed the issue to our complete satisfaction. Building your own home can be an overwhelming experience. In our case, we were living out-of-state during this time. Royal Oaks, however, made this a smooth and manageable process for us. We love the finished product and truly feel that this home was customized for us. We highly recommend Royal Oaks Building Group to any potential buyers. more

A mid-sized builder that wants to build you a good house 2/5/2007

We closed in Braxton Village in Jan 2007 on a basement home. We chose this builder because they would do a full poured concrete basement, and because they would allow us to change a few things about the house. In the summer of 2006 the company was completely revamped and reorganized. So any negative comments you may see about homes built before that probably don't apply any more. I was told that the the reorg was done to raise their quality level and customer service. That said, we got caught in the middle of the reorg, and our home was significantly delayed because of it. Our original plans were lost, so we had to keep a close watch to make sure everything on the original plans was done. There were a number of things that they built to the default spec that they had to change to match the customizations we asked for. I believe that they have struggled and continue to struggle with this transition to being a mid-sized builder. However, I truly believe they are trying to get organized. They have added staff positions for customer service and implemented more customer walk-throughs. They have had growing pains, but they are getting there. This is not a national builder. Building a house won't be a cut and dry streamlined process. However, there are benefits to this. This house is *our* house. We were there every step of the way, talking to the project manager on his cell phone almost weekly. Nobody was ever rude to us or argued with us. There were several times when it cost the builder money to make things right, and every time they made them right. I never once got the impression that their profit was more important to them than our house was. Overall I recommend them. However, I recommend that you make your contract extremely detailed (always do this anyway) so there's nothing to argue over, and to take your closing date with a dose of skepticism. Oh, and ask for Dale or Al to be your project manager--they were both outstanding. more

Terrible Customer Service 1/14/2007

We have owned a Royal Oaks built home for 3 years. We had initial plumbing problems. The plumber did some of the work but didn't fix the hose bibs to code. The dedicated Braxton Village superintendent was extremely difficult to get in touch with and did not help us at all, he just said we had to deal with the plumber. With other minor issues, the superintendent took forever to get back to us or resolve the issues. We could usually get help through the sales agent who would facilitate the work getting done. The sales agent no longer works here and they've been through at least 3 or 4 supers. The latest one has been here 6 months and he has been the worst. Twice he set an appointment with us to look at a problem and has not shown or called and now he won't return our calls. We tried to get the sales agent to help, she gave us the main office phone number but was rude and offered no other assistance. The issue we have is cracks in our foundation. We had a home inspector and a structural engineer look at them before our one year warranty. They recommended repairs. With much work on our part, Royal Oaks made the repairs well into our 2nd year here. Now a second home inspector looked at them and said the repairs weren't done properly. Now we can not get anyone to come out or call us back. It's absolutely ridiculous! Pros: They custom built things for us and didn't nickle and dime Cons: The closing was late, they didn't finish some work and customer service is AWFUL! more

A GREAT HOME BUILDING COMPANY!! 8/31/2006

The review listed with this one is complete fabrication. I know this because I am the controller at Royal Oaks, and since I handle the finances, I know for a fact that nobody has ever put down a $5,000 deposit and walked away from the deal without getting their money back. Only once has someone not recieved their deposit, and it was because we'd already done their upgrades, and it was for significanly less than $5,000. Even though potential homebuyers sign a legal document stating that their deposit is non-refundable if they pull out, except for the one instance, everyone has gotten their money back. Royal Oaks is a great company, and it's run by a man who wants the best for everybody involved in the homebuying process. As in every business, there are issues, but nobody here is malicious or mean spirited. This is a quality company with employees who care about the families that purchase homes from us. We strive to provide quality housing to families in the Triangle, and provide support to them after the home closes. However, you can form your own opinion. If you're in the market for a new home, come by one of our subdivisions and take a look, meet with the realtors, and see what you think. As for the person who wrote the bad review, you are welcome to call at any time to address your concerns, whatever they may be. Have a great day. more

VERY bad customer service! 3/22/2006

We signed a contract to build a Royal Oaks home. We gave a large deposit of $5K. Do to personal reasons, we decided not to build. I called and asked for all or part of our deposit back. NO work had started on the house! They would not work with us at all. No one from ROBG would even call me back!! I offered to split the fee with them, or let them keep our money until the lot sold to someone else. I also offered to cover any costs that were incurred. They wouldn't even speak to me! Then the sales agent sent me a Release form that said we would get our money back! Only to be told that she made a mistake!! I could understand them keeping all of the deposit if the house had been started, but they didnt even have the permits back! Stay away!! Pros: NONE! Cons: Poor customer service more
