I've lived at the Breakers Resort for two years at the Winter Beach Village. I stayed in a two bedroom apartment and the heat did not travel equally among the rooms. My room was always so cold, while my roommate's room was always too hot. We could never really sleep comfortably. The walls are thin, so you can hear doors slamming next door, people walking upstairs and conversations from afar. Management is very unresponsive and rude when they do respond. The front gate security isn't reliable. Sometimes they let guests in without anyone calling them in, which can be very dangerous within the neighborhood. Quite often, they don't answer their phones. Same goes for management. When you try to contact your village office, you have to leave them a message and they definitely don't get back to you in a timely manner. Parking is very inconvenient. I got my car towed, without any warning, and had to pay $250.00. I've learned that they have a private towing company that goes around the neighborhood looking for cars to impound, so BEWARE. They are horrible at plowing the snow, melting ice with salt or raking the leaves. Sidewalks and streets will stay covered or slippery for weeks. I lived on the first floor, and the way the front porch is designed, makes it very prone to floods. Even some parts of the sidewalk will get flooded and it can be very difficult to walk your dog. My carpet near the front door and sliding door got drenched and all management did, THE NEXT DAY, was bring in a large and very loud fan that had to stay on for three days straight until the carpet dried. Which, by the way, is using up the energy on the bill that I paid. I've also rented out a clubhouse before, and the prices are very unreasonable ($100 for just 5 hours) and got charged extra because there were a few crumbs on the floor that we missed vacuuming. Honestly, I would not waste any part of my lifetime living at the Breakers ""Resort."" I was so ecstatic when the lease was up. more

I have never had a worse experience, absolutely hell. I complained to management quietly and listed my concerns about the safety, the drugs, the people peeing on my patio, the maintenance people that steal from patios and common areas, the bad people coming in that are not residents, the dogs loose where there not supposed to be like barking all night on rooftops! It's insane. The security off duty guy is nice but management does nothing no matter how crazy it gets here. If you want to live here do not complain. They will make it hard for you to live here. \r Instead of being concerned they wrote a bad report up and sent me eviction letter,... yay! they said I yelled and complained,I do not yell I am a very intelligent professional. They did this so it would be hard for me to get a good reference from them. This is malicious and will be dealt with in a lawful manner. They have no concern for the people that live here unless you are a drunk and a louse and keep quiet about the riff raff and poor quality management. They are mean uncaring, horrible management group and their rent policies are terrible. They love their penalties and late fees, they don't have a rent drop box so if you work late hours or long hours you better pay early, they don't do anything to fix safety concerns as well as even decent side walk cleaning of snow. The lights on the walk ways are always broke so its unsafe o walk at night arround the so called lake. its more like a goose poop soup hole. They have rats yes, they are soo widespread they scatter back and fourth all night long between buildings. Rats on the grounds and in management. They have seedy dangerous people that come into the facility that are not residents making enjoyment of their amenities Impossible. They will lie and cheat and lure you with a nice story so you will sign up, once your in they raise your rates and give poor rude service. This is the worst experience I have ever had in my life. Do not rent here. more

The Breakers Resort in Denver; do not move there!! The grounds are not kept up, and the maintenance problems are not addressed. The lady at Boundary bay eats all day and looks like a hooker so her desire to help residents is very little. The rats are everywhere and never picked up. Forbid if it snows they take days to clear walks and getting to trash bins are near to impossible due to ice. Many vacancies but they are filled quickly in most cases as many still believe that since they have amenities that its a great place to live. My wife and kids have hated this nightmare and just moved. Wow what a dive and they also have lower rated apartments and the trash they allow in is crazy. Run and don't look back, don't start your 2012 wrong. more

Smoke & Mirrors 7/3/2011

On the surface the Breakers Resort looks like Xanadu, it's what they're selling. The website paints a picture of an upscale, gated community with tons of amenities. Unfortunately the best of all the amenities is the Cafe & main pool. The Cafe allows non-Breakers residents in and at 8pm on the weekends the hard-core gangsta rap music clicks on and the element there is not reflective of the community as a whole. The main pool is like a cross between McDonald's play-land & Caddyshack...on steroids! When you have 7 pools, the main pool with alcohol being served should be 21 and over, instead it's a place for many adults to bring their kids, have drinks and let the little ones run crazy with super-soaker guns. This is my 2nd summer and I can't utilize the Cafe on weekend nights or the main pool ever. What am I paying for again??? more

Happiness at home 11/3/2010

I have lived at the Breakers for about 3 years now. They are so beautiful, I have loved every minute of it. I recently got engaged and my fiance and I decided to move in together so I needed a larger apartment (he has a lot of stuff). I told him I didn't want to leave the Breakers so we talked to my manager and she was so excited for us. She was so sweet to help us find the perfect 2 bedroom to start our lives together. We will be moving into it in a few weeks and I can't wait! more

The Truth Will Set You Free! 6/13/2009

We've had nothing but difficulties with the accounting systems and management of this property. We've been here only 7 months and have received 3 notices regarding financial issues (which have all been proven errors on their part) and 2 notices regarding our dog (which was completely erroneous). These notices are always posted on your door as if you are a degenerate tenant that doesn't pay bills. And even after requesting communication via email, they still put it on the door. In addition to the issues above, we had extreme difficulties with the staff when we moved in. They refused to give our friends their referral credit. It took 7 calls and 4 months to get that mess straightened out--all because our sales person blatantly lied on our inquiry form. Not a very good first impression! Furthermore, since we've been residents our friends have had their storage unit broken into, their motorcycle was set on fire, a neighbor down the street had all four of their wheels stolen off their vehicle, another neighbor had his BBQ stolen by BREAKERS staff and then was lied to as to the whereabouts (it was only returned when they realized he was an FBI agent). I no longer feel welcome in this community and no efforts have been made by any Breakers staff to make us think this will ever change. This is extremely unfortunate as we are great tenants and always pay our bills on time. I now understand why there are so many vacancies.
