on the surface, this place looks great! exposed brick apartments with modern touches, everything included in the rent, parking, and close enough to walk to campus. However, there are SO many underlying issues. the staff, first of all is inattentive and downright rude. when you try to talk to them about an issue they either ignore it completely, pretend to be busy with something else and say they will contact you later (they almost never do), or make you feel like a child.\r \r Second, the whole place seems to be falling apart and nobody cares. some blinds were broken when i moved in a year ago, and, about to move out now, nothing has been done. when maintenance actually does respond to an issue, it takes them much longer than necessary. just a few minor problems i have dealt with: broken washer, broken dryer, oven face fell off (twice!), mice, and broken thermostat.\r \r WATER LEAKS have been a huge issue since i moved in, and has gotten progressively worse from the mortar wearing away.\r \r also, there are a lot of loud people both in the apartments and on the street at all hours, so this is not the place for anyone looking for a quiet environment.\r \r i cannot wait to get out and i discourage anyone else from living in a clachan property. more

Literally the WORST experience I have ever had renting an apartment. This will be a long review because I have never been more passionate about sharing such an awful experience. My boyfriend and I moved to Richmond from Baltimore and were sold by the appearance of the apartment complex and the initial treatment by the management.\r \r To begin, when we toured the apartment we asked the property manager several questions. \r 1. We experienced a lot of noise in our last apartment, so we were really looking for a quiet professional building. Is there a lot of noise in the neighborhood and within the building?\r \r 2. Do you charge a monthly pet fee?\r \r The property manager answered no to both and reassured us that there was no problem with noise or pests. We were also looking to move at a specific time which they told us matched perfectly with their timeline. The first problem started with this. Two days before our move date the property manager called me to confirm our move-in date which she claimed was 3 days after our initial confirmed date. She explained that they wanted to paint and clean the apartment and that would take time. I explained that I was upset because she had told us an earlier date, and it would cost us more money to keep our rental truck out the extended time and get a hotel room. We compromised and agreed that we would not have the apartment re-painted just cleaned. So when we finally arrived in Richmond to sign the lease and move in we got two big surprises. The rent was almost $100 more expensive then they told us and they decided to tack on a $20/month pet fee on top of the $200 pet deposit we had to pay. Of course I was upset about this as well, but stuck with a truck full of our stuff in an unfamiliar city. So we sucked it up and signed the lease anyways.\r \r We quickly found out that the property manager also lied about the noise issue. Not only can we hear our next door neighbors, but we can hear the neighbors from the floor below us! If the person who lives below and diagonal from us has a conversation it is as if we are in the room with them. Further more, there is a huge lack of security in the building! The apartment complex is across the street from two bars (which we expected to hear noise from) but did not expect to have drunk visitors finding their way into the building to investigate. I have called the police several times because of uninvited visitors showing up at 4 in the morning. We have had packages stolen and no help from the management to review the camera footage to see who walked off with them.\r \r Maintenance has walked into our apartment with no notice and no knocking before. Any and all complaints get ignored by management. They never sent out a notice of renewal, but claimed that they did and so we had to fight to get out of a renewed lease. I cannot wait to move out of here and will absolutely never rent from Clachan again. more

Great experience with Clachan! 4/18/2012

Great experience with Clachan! So, here's the deal. I was transfered to VCU and needed a place asap. I ended up sub-leasing one of Clachan's apartments - a studio. I love my apartment, loved the experience with the ladies in the office. I even had a repair that had to be made the day I moved in and maintenance fixed it the same day. I read some negative reviews about Clachan before I chose to move-in and I have found totally the opposite with my experience. I have lived with several landlords in Richmond over the years who didn't have good reviews either - but I heard good recommendations from friends in the area about Clachan. I will recommend Clachan to other people I know are looking for good housing downtown. As for me, I am not moving anytime soon. more

Run. Run Far Away and Don't Look Back 1/8/2011

I highly recommend looking elsewhere for a landlord. Don't be fooled by their initial kindness and seeming ability to do the best they can for you once you are their tenant. Their staff is kind but kindness doesn't get things done. We were told our apartment would be ready by the time we returned and the lease began. Those hopes were shot down pretty quickly. There were about 15 maintenance issues, some of which were never fixed and one of which I had to fix on my own. Ever had a sliding bathroom door that doesn't lock? Yeah, had someone walk in on me as I was toweling off after a shower. The reason for their inability to fix things is that the office holds back maintenance requests for about 2 weeks and then throws them all on their maintenance staff which backs them up about another 2 weeks because the maintenance staff has to deal with them. The only way to get anything done is to go into the office multiple times and get a little pissy. On top of that I'm having issues with them months after we've left, which I'm not going to get into. The only good thing I have to say is their maintenance staff is nice and helpful. It's too bad the office makes them look bad. So keep that in consideration when making your apartment renting choices. more

False Promises and Bad management 11/11/2009

Okay, so lets start from the beginning. I rented my first place with clachan properties my sophomore year at VCU. Keep in mind this is the case for the majority of the tenants they deal with. With that being said, they treat you as a child not a client and often weren't responsive when i called in reference to the number things that were comedically done, which led to them falling apart. At one point i was locked inside my apartment and when i called ""Emergency Maintenance"" they asked if i could climb out one of my windows on the second floor, so that he didn't have to drive all the way out there. This was all during the time i was waiting for them to come put a lock/ latch on my window to keep it closed. However, things seemed to be changing pace when it came time for releasing. The office people we're nicer and that may have been because i hadn't had any work orders in a month or so. Moving forward, the time came to decide whether we were staying or leaving, which the letter notifying us that the rent increase was nearly $200.00 /mo made our mind up. Being extremely naive and having little to no experience dealing with rental companies, i decided to move into a bigger apartment at another property of theirs, thinking it was better. Unfortunately, i was sadly mistaken when i found out there was a gentleman trafficking drugs from the apartment above me. When this occurred, and after several things were stolen by the plethora of cliental he had coming in and out of the building at all hours of the night, i brought this to their attention and they assured me something would be done about it. Also, keep in mind that the ""security doors"" they claim to have didn't work for 6 months and when it did the guy upstairs gave the code to every person he knew. So, to no surprise to me, nothing was done about. In fact i was told by another tenant that one of their employees actually smoked in from of them while on a walk through. Needless to say they still have that tenant there, i am assuming they just did not want to loose the consistent rent payments via who knows where and did not want to have to find another tenant for that property. Nonetheless, save yourself time, a headache, safety, and money and do not rent from them. Your better off finding another rental place such as 8-1/2 canal apartments or the monroe park tower apartments both have great views !!! Good luck and beware - Pros: All untilites included thats about it Cons: Everything else ... management, maintenence ect. more

Finally! A great place to rent in Richmond! 7/23/2009

OK - so I have read a few reviews about Clachan and here's my take....The office staff at Clachan has been nothing but helpful! The girls in the office were very patient with me, walked me thru 3 different properties and helped me narrow it down to T&E Apartments. I moved in last week and this place is perfect! It was spotless when i moved in! Best part is - ALL of my utilties are included! I would recommend this place to everyone! I heard they are under new management - the staff is great - give them a chance! so far so good! more

BE CAREFUL!! 7/13/2009

We just moved in on Friday and are already having issues. The apartment itself is beautiful minus the fact that it was DISGUSTING when we moved in. We were told that we couldn't move in when we wanted because they do a thorough walkthrough,paint, and do general maintenance in between tenants. That DID NOT happen. I call to speak to management about are issues and they are RUDE and basically make a lot of false promises. Definitely think twice about how much you can handle before moving in. Pros: Very Nice Apartment Cons: EVERYTHING ELSE ESPECIALLY MANAGEMENT more

Avoid for apartments PERIOD 3/25/2008

Horrible management, horrible reponse to pests (They gave us 1 rodent trap for upwards of a dozen rodents). They stalled as long as possible when our AC went out over the summer. They were as lazy as possible when it came to notifying roommates of anything. Their receptionists were very standoffish and rude, even over a simple question. Stay away!
