I am writing this to prevent other people from experiencing the horror and injustice that is Xenon Investment Corp., if you are not already disconcerted by the menacing, bizarre name, with twisted, dead bark forming the ""X,"" and robot minions uttering their name at the portal of hell that is the entrance to their central headquarters.
My roommates and I moved into a 1 bedroom apartment in Westwood for $1700/mo. An apartment with doors that didn't work or close all the way, no air conditioning or heat, a shower that would run out of hot water really quickly, and a cracked window. The following year they jacked up the rent to $1800. This was an astounding price for a crammed apartment with said amenities, in an area dominated by student tenants.
When we moved out, as the other people on this page mentioned, they charged us for unnecessary maintenance fees, PLUS the broken window that was there when we moved in.
Try calling the office to voice concerns and injustices, the office lady will treat you like utter scum.
Also, you are not allowed to sublet without a $500 ""subletting fee."" What is the point of subletting then? Who charges subletting fees? An evil corporation that will try to bilk you for as much money as they possibly can.
And that is exactly what Xenon Investment Corp. is. Landlords are universally sleazy, but never have I experienced landlords with this caliber of sleaze. So please, avoid Xenon at all costs, if you're looking for an over-priced shithole in Westwood, make sure it's not Xenon calling the shots.
Pros: they were punctual with maintenance requests.
