Bitsy is the person managing our complex and what I'm about to write is shared by many tenants I've spoken with.\r Bitsy is unhelpful ,arrogant,condescending,argumentative,bossy,and generally a very \r unpleasant person to deal with.\r She acts like she is our boss and does not tolerate opposing views. If you have a problem or a request most likely you'll be turned away unsatisfied.\r If you dare to disagree with her she gets arrogant and speaks in a tone like she's your boss.\r We hate her and wish her gone\r .Hopefully soon. more

Even though, as a resident, I gave them all the information required. When my info was needed, they simply ignored it and caused me a lot of trouble. I don't even think they have a simple spreadsheet with the residents' basic information. And if they do keep the info we send them, they have no way of finding them, or they are just neglecting it. more

KRJ removed property from my balcony with out calling or notifying me that they were going to do so. They lied and said that they left messages for me but I have a computerized system voice mail system and I can for a fact know that they did not leave a message. more

We cannot image who would possibly give KRJ any type of positive rating. The employees are absolutely unscrupulous, rude, unprofessional, incapable, and uneducated property managers. If you like being hung up on, having repairs take over a month-if they are done at all, not having your calls or emails answered, and waiting in line in their offices behind irate tenants with legitimate complaints of fraud and neglect, these are the people for you. This is not based on just one experience, it is absolutely every time we are forced to try dealing with them. All we can say, is if you willfully enter into an agreement with KRJ or one of their ""managed"" properties, after so many warnings on just this one review board alone, you get what you deserve. more

KRJ Management is the best Management company i've worked with as a homeowner and board member. The are available 24-7, respond immediately to emergency and do detailed research prior to presenting bids/quote to board members for work to be performed. They do not fly by the seat of their pants, they are detailed and well informed. more

Whoever gave the good review regarding KRJ Management MUST own the place or have some other vested interest. These are rude people and not helpful to the people who employ them. They claim to have 'too many' complexes to know what goes on at any one of them. I am not the only one at this complex to have had a negative experience with them. MY ADVICE.... GO ELSEWHERE... My perspective is that of a homeowner and subsequently a board member. I grant there may be some effective employees at KRJ, but I've not met a single one. KRJ has been horrifically ineffective: ----The simplest requests take months to complete, and that only occurs when a board member or resident follows up again and again and again. In many cases, after months of delay and confusion, the problem is simply handed back to a resident to resolve. Only Comcast provides worse service. ----- The service providers KRJ sends to our property are bottom of the barrel -- low quality yet costly. We could do just as badly selecting vendors at random out of the Yellow Pages. One would expect KRJ to have a large cadre of qualified providers, but we see no evidence of that, and in many cases, hire our own provider to resolve problems created by KRJ's provider. ------ KRJ should be the keeper of ""tribal knowledge"", legal records, meeting minutes, etc. If that is occurring at all, it is associated with the individual property manager, and when that person leaves KRJ, so does the documentation. We discovered years of important records simply vanished. ------- KRJ appears to be a loose confederation of individuals, not a company. If there is any resource sharing, any process, any value add, its not visible to me. Its hard to imagine why this property has tolerated this comically poor performance from KRJ for so long. I am pressuring the current board to find another firm. Money spent with KRJ is wasted. Pros: Gee--cant think of any Cons: inept, ineffective, disorganized, no process, no leaders more

Very poor management group 4/18/2010

KRJ manages our townhouse association. Unfortunately, their response to repair issues is completely sub-par, which is a great issue when you live at a property that is approaching its fourth decade. They are completely non-responsive to communication attempts, failing to return messages and seemingly rarely available to actually answer phone calls directly. Any work requests appear to disappear into a completely opaque workflow that makes no provisions to inform those impacted by the delays. Basically, they appear to lack any sort of customer service approach to their business. Pros: hopefully cheap Cons: non-existent communication, poor attitudes more

KRJ Unfairly Ripped 1/27/2010

I have lived in a KRJ managed property for 8 years and have had nothing but nice experiences with them. I am now on the board of directors for my property and work closely with KRJ to maintain our property. I can attest first hand to some of the nasty people that live in any of these communities who like to feel important by blaming the management company for everything under the sun. To be honest, if my job was to respond to complainers who report the most miniscule of issues, I would be pretty bad in responding myself. In a limited amount of time in a given day, one has to tend to the most important issues and let the meaningless complaints fall by the wayside. I think many condo owners expect to be treated like a tenant at an apartment complex where all your maintenance is the responsibility of the landlord. We each own our own condo and that means that sometimes, you are responsible for yourself and your own property. Also remember that HOA dues are not set by the management company, but by the board of directors. KRJ and Veronica in particular have expertly managed our property during normal times and during major renovations and construction projects. I would recommend KRJ to anyone. more

How is KRJ still running?!?!?! I thought it was just my contact there, but now after reading several other reviews, it sounds like the vast majority of the employees there are inadequet. Pros: location to thier office Cons: Too many to list more

Inefficient Management Company 5/14/2009

Each manager, who most seem to have limited education at best, are over burdened with properties -- they manage 11 or 12 each, they have NO support staff, they have one burned out construction manager who is supposed to oversee the all 130 plus properties they manage, and they are operated by one of the most ineffective motivators of staff--Collins Oakley Pros: They seem to be accurate when it comes to accounting. I have not huge issues with KRJ... Yes they could be quick to respond to reuests, but what managment company is. My monthly fees are the lowest in the general area. Pros: Realtivley Cheap Cons: Could be more responsive more
