As an experienced maintenance and facilities manager plus owning multiple rental properties, i can honestly say my service call was a total scam.
The cleaning consisted of spraying the outside unit with a garden hose with no cleaning agents. The tech tried to sell me on two components, a contactor that the actual contacts showed less then 10% wear and a capacitor that was within 2% of spec.
The prices he quoted were four to five times what I normally pay.

The majority of the time, a simple rinse with water will remove all dust and debris that has accumulated on the coil, but if the technician finds a pitted contactor or a capacitor outside of the allowable tolerance, it must be replaced. That is the manufacturer's recommendation.
