Butler sent me an email asking me to leave a review on City Search talking about my experiences with them as my landlord. I have to say, that they have been great. The leasing agent that helped me find the apartment was wonderful, and I've had a few small repair issues and they always take care of it right away. I've never had a problem and would recommend them to anyone looking for an apartment. more

Professional and Willing To Go Above and Beyond 3/3/2010

I have been living in my building for the past 7 years and J. Butler Property Management took over management about 4 years ago. Prior to their arrival I was searching for other apartments because the management was slow to respond (if they ever did!) to maintenence issues and the staff was extremely rude. When Butler came in, they met with me immediately regarding my concerns (and I understand they tried to meet with as many tenants as possible to create a turnaround plan) and the problems were fixed right away. Also, one month I was verging on being late with my rent and when I contacted the office they made arrangements to meet me well after business hours, when I was available, so I could get it to them. Their flexibility and kindness has been much appreciated. The building feels like a home again and I can promise you that I will not be apartment searching anytime soon! My View... 3/2/2010

When I first moved in, the cleaning people left several bags of trash with things that were thrown out from the fridge. It smelled quite disgusting. It took 5 calls to get them to take it out. That would have to be my worst experience with them. After that everything went very well. Any time I needed the maintenance guy to come out, he was here within 24 hours and got the job done fabulously. The staff now follows up on issues or questions in a timely manor and they are very friendly. I don't think it was a mistake renting from them. Just wish the beginning wouldn't have been so smelly. Maybe they were just really swamped and didn't have time but they seem to have gotten their stuff together. I've been renting from them for over a year now and I'm a pretty happy camper. more

Great Management Company 3/2/2010

I am renting an apartment with J Butler Property Management and they are great. When I first contacted the company they helped me find a beautiful apartment in my price range. I found Jim, James and all the employees very helpful and I have since renewed my lease with them. I can always call them and they fix/repair any maintenance issues immediately. They are always friendly, professional and so obliging. I would recommend this company to any future tenants. Pros: Family run business Cons: None more

Happiest Tenants 3/1/2010

I am an out of work engineer and a separated family who was having trouble making rent payments for my place and living comforatbly. Then J Butler came into the picture. Jim and James and Jon and Amy helped me examine my budget and adjust and find a place that was spectacular and met all my needs. My new place fits me better and has all the amenities I could ever need. They helped me get into my new place and even found a way to negotiate the landlord to lower rents so that I could make ends meet and help my family. they are life savers and the best company I have ever dealt with!!! Thanks Amy and Jim you are the greatest. And to the guy who keeps emailing the same bad review for 2 years!! Get over it, you were probably a jerk who didn't pay rent because these guys are a dream come true. Pros: Family Business, Great Service Cons: none more

Best company ever 3/1/2010

J butler is one of the best property management companies I have ever rented from PERIOD! Quick story: I was moving from Texas and looking to settle outside Boston after school. After looking unsucessfully for a year a friend told me I should try J Butler for a change. AND CHANGE IT DID!!! I had a place within my budget within 1 month and J butler even helped me move my stuff and arrange everythign for me. Any bad review of this company is a joke because the are far better than anyone out there nad I would recommend anyone to try renting from one of their properties. When I move to a new house I will only use J Butler!!! Pros: best company ever Cons: none more

Best Management Company Fine Here 2/28/2010

I lived in a bad neighborhood/building for years and was at my wits end until Jim and the gang at J Butler came in and it was like everything changed almost overnight. No more people hanging out in my hallways. Safer buildings. Better hot water. It was so unbeleivable that no one in the building could believe it. Most of us have been here years and I don't know one person who wouldn't say that this is the best property management company out there and we are lucky to have our building managed by them. Anyone should be happy to hire them!! I read that bad reviews and thats probably the bad elements or drug dealers that have to leave when J butler took over. Thank God for J Butler and all its employees Pros: Fine and Reliable, Friendly Dependable Cons: Can't imagine any more

I received the Butler email too and it said I should write me feelings online "good or bad", their words. I can't even believe these bad reviews are real as when I first had looked for apartments I had trouble because I need a 1st floor because I don't like stairs.. Jim and Amy showed me around town and made me feel like family. We once had a faucet explode and when we called, the maintenance man was unavailable so Jim came down to fix the faucet himself the next morning. In fact whenever anything breaks in my apartment they have it fixed immediately and i never even have to think about it. Clearly the bad references are 1 disgruntled person because Jim and the folks at J. Butler are fantastic people who have made my life easier and better as a tenant. I can't imagine having a better landlord Pros: Family Business, Always Ready to Help, Nice Guys Cons: There aren't more businesses like this!!! more

I also received an email from Butler Property Management just asking to go on Citysearch and write a review, negative or positive. I'm surprised after logging on to see some negative reviews. I'm a single girl and live in one of their apartment buildings and have had a very nice experience. When things have broken in my apartment in the past i just made a quick phone call to the office, gave them permission to enter and by the time i returned home from work the problem was resolved. Everyone has always been helpful and courteous and have enjoyed my stay in this apartment. more

Very Pleased with Butler 2/27/2010

I recently moved to the Boston area from out of state and Butler Management were nothing short of wonderful! I had a very short time frame to find an apt and after spending a wasted day getting shuttled from apt to apt in Quincy with ever changing rent quotes, James and Katie were accommodating, responsive and made my move much easier especially since it was the dead of winter. They found me a nice apt quickly, fairly quoted the rent, made special arrangements for my moving van and provided me with nearby business suggestions and addresses to accomplish everything from grocery shopping to hooking up utilities to getting my car washed. I have used the garage, laundry rooms, storage room, package delivery service, elevators and fitness facility at my complex and all are as represented: clean and properly working. They could not have made my transition to Boston any more pleasant and I thank them for their kindness. more

Happy with the Butler Property management 2/26/2010

We currently rent a three bedroom apartment in a two family house managed by Butler. we have already renewed our lease twice with this company, and would recommend them to anyone looking for a long term rental. After reading all the other reviews it seems to me that the same guy keeps posting the bad ones. Don't be fooled by this. Butler promptly responded to the few problems we had, and anytime we have phoned them they were curtious and professional. Good Company, Great Experience 2/26/2010

I lived at a property managed by Butler for a year and I had no complaints. My roommate and I were always able to speak with someone in the office when we had an issue - like when our faucet started leaking - and they sent someone to fix it quickly. I would definitely recommend this company. I've lived in other apartments with horrible landlords, and it was a refreshing change from that! These Guys Should Wear Capes!!! 2/24/2010

As 1 of the dozen or so tenants who generally don't care for the way this company goes about its business I 'll say this. What I get from all this is there are 11 or so crap reviews going back 2 years that sound like frustrated tenants who seem to be telling different versions of the same story. No communication, poor service, rude and unprofessional behavior. Then eight 5 star reviews in a weeks time where every tenant knows the family by name and they're changing boilers out in 3 hours and lowering rent payments to accomodate tough times, or showing new tenants about town and recommending shops and restaraunts. Those also speculate on how someone could possibly give these superheroes a bad review. Relax fellas, why so defensive? If your review is genuine it will sound believable on its own. The former sounds like legitimate complaints from the tenants point of view and the latter sounds like the type of thing a morally questionable company with no scruples would do instead of addressing the concerns, which is the exact attitude that prompted the poor review in the first place. It's the difference between bad service which can be from incompetance, lazyness and too big a workload, or bad intentions. Instead of returning a tenants call or fixing someones water heater, these guys would rather spend the day banging out fake reviews for themselves like that's a major component of their job description. Tell you what guys, be a good company and you won't have to spend so much time pretending to be a good company. My opinion is these guys reek to high heavens of a narcissistic company with all around bad intentions who don't seem to think any rules apply to them. Outstanding Management Co 2/22/2010

Ive been a tenant of a building managed by Butler Properties going on 4 yrs now. I am extremely pleased with services that they provide our building. The common areas are professionally cleaned every 2 weeks, also the garbage is removed weekly right on schedule. You wont find a better group of people either !! It is a family run business and they make you feel like family. I am in the construction business and work has been very slow. Jim Butler and Amy Broadbent have been extremely helpfull in these tough economic times on creating a feasable way for me to keep up with my rent. You wont find that in many companies. Ive read the negative reviews and it appears to me that the people who have taken the time to bash the company may just have been upset or frustrated that what they wanted couldnt be met by the management company. A common misunderstanding is that they are renting an apartment and NOT buying a home. I would highly recommend a Butler managed property . The building I live in, most of the tenants have been here for more than 3 yrs that itself says that Butler property does a fantastic job. Good luck in your search and I assure you that you will be VERY happy with a Butler property. Pros: Family run business more

New management, new lifestyle 2/22/2010

After being laid off in Fall of 2009, I spent a few months researching jobs, rentals and location. After landing a job at State Street Bank, I focused on location. I heard some good and bad reviews about Water's Edge in Revere, but, a few co-workers stated it was under new management and changes were underway. Once I saw the location right on Revere Beach, I can't wait till the warmer weather. I met the property manager, James, and he was very helpful getting me settled in. He suggested transportation to work, restaraunts and his favorite mountains for skiing. Not sure why people are giving this company a bad rap, but, their 5stars in my book! Good luck. Well, I received the email from Butler as well, and it's funny, I've always been happy with them, but I've never thought to go on and leave a review. I've read some of the "bad" reviews, and I am shocked. This company, and the owner in particular has always been very helpful to me, and in fact, anytime that I've spoken to him, I've been surprised that an owner of a company took such a role in tenant communication. I have lived in my apartment for over 3 years and I have never experienced any rude attitudes or unkind behavior, always the opposite. I would recommend to anyone they rent from Butler. Worst Landlord I Ever Had 2/20/2010

I rented from these guys once, and never wanted to rent from a management company ever again - because they were just that bad! The owner, Jim, is rude, tries to intimidate you, doesn't get work done efficiently, and yells at his tenants. His son doesn't know how to do anything, and never got anything done, either. (Nor, do either of them seem to know or understand basic building management responsibilities, i.e, ensuring the heat, plumbing are working, and the building meets housing authority standards.) The apartment living conditions were horrible - the heater broke approximately every 3 days throughout winter, the pipes were so old and built up with grime that the plumbing was horrible, and mice obviously lived in the building (mouse droppings, steel wool in the wall). Yet, this company did nothing to fix any problems. In addition to they're poor management and ability to get things done, they were extremely hard to reach, and when we did speak, they were only rude. They don't take accountability for their poor work and blame issues on either the tenant, the plumber, the electrician, or whomever else there is to blame - but it's never themselves! If I was looking to rent, I'd ignore other falsified claims and steer far away from this company! Pros: N/A Cons: Rude. Incompetent. Disrespectful. more

I have lived in a property managed by J Butler for about a year and a half. They have been an absolute pleasure to deal with since I first looked at the apartment. They are helpful, knowledgeable, friendly and quick to respond. As a busy professional in my 30's I can't tell you how much I enjoy and appreciate their service. I have and will continue to recommend them to friends. Pros: Everything! Cons: I haven't encountered any more

My family and I recently moved to Massachusetts and needed an apartment to rent. The leasing agent handling the showings for us was so informative and extremely helpful with all of the questions we had. Shortly after we moved into the apartment, I had to contact their office because our refrigerator wasn't keeping the food cold enough. I received a call from their maintenance guy the same day to ask when it would be a convenient time to come out. It needed a new part which was installed. My husband and I were very happy to have this problem fixed so quickly. Pros: Quick response time, pleasant staff Cons: Haven't experienced any more

Bad, Bad Company 2/19/2010

Where do I begin. First off I am a 32 yo self-employed male who's work has brought me up and down the East Coast. I have had many landlords and can use any one of them for a reference. Some have been worse than others but J Butler, by far, takes the cake for the worst. Now, I don't usually read or write reviews but after my experience with them, I thought it would be wise to see what people where saying about my future landlord when I decided to leave J. Butler. It was a great decision on my part for my new landlord has done more for me in the last two months than J. Butler had done in the year I was with them. And my new landlord doesn't even specialize in property management! J. Butler does not return phone calls, they do not handle any of the repair work, in the middle of an economic downturn they will still raise your rent. If by chance you do get a hold of someone, they will tell you the person you need to speak with is not in and they will relay the message.(I wonder who they relay it to because it always goes nowhere.) I really wish I could say something positive about them because it really was a lovely home. But that praise is held for the actual owner, who was a wonderful person and did more for us than J. Butler ever did including all the lawn care. Now I'm not vindictive and never post my opinions on matters but the last words I heard from Jim(the owner) was, after talking about my security deposit and why I hadn't received it after two months and, when I finally did, had 1/3 of it taken out with no explanation, "If you have a problem and want to do something about it, I'll make sure you get none of it back" and then he hung up on me. After giving this man close to $2,000 every month this is the way he decided to end it. The most unprofessional business I have ever dealt with. Good luck to all those who dont heed to the advice on this post. Pros: Nice House Cons: Everything else more
