Mr. Butler and his crew are lazy, intentionally deceitful and do little if anything to help their clients!They have allowed the home we are renting to literally rot off it's frame...

I received an email from J. Butler inviting me to write a review on my thoughts & experiences with them as the property manager where I live. I'm very happy to write this review because I truly believe they need to be recognized as a great company to rent from. I have lived at the historic Slade Spice Mill in Revere for the past 4 years...and I don't plan on moving any time soon! I love this building.... but, my first year here was a little rocky... until J. Butler took over the building a few years ago. In the beginning, the buidling had an onsite manager that the owner had in place and that was not a good experience... things were simply not getting done. When J. Butler took over... everything changed for the better!! Cleaner hallways, things being fixed right away, better trash pickup & plowing, etc.. It turned into a worry-free living environment. Quick story - the buidling's water heater completely broke down a few weeks ago... Yes, no hot water... not pleasant. But, J. Butler had a new one installed and the hot water was back in just a few hours!!! I was truly impressed by that. Not too many property management companies move that fast....everyone in the building was extremely happy with their response to that emergency. Obviously, by reading some of the other reviews, there are a few disgruntled past tenants that are not happy. It's hard to believe some of what I read... because ALL of my experiences with J. Butler have been great and very professional. I am VERY HAPPY AND APPRECIATIVE that they are our property management company!! If I ever move from here... I will definitely look into moving to one of their other buildings. Pros: There when you need them!!! Nice & Helpful office staff more

Happy Tenant 2/17/2010

Butler Property Managment recently sent out a mass email to all tenants asking them to go onto Citysearch and write "what they would like about their experiences with Butler" (their exact words). People that are happy do not often go on and leave reviews, angry people often do. So as a VERY HAPPY TENANT I am taking a moment to let you know that these guys have always been there for me, no matter what I've needed. I have actually lived in two different properties of theirs. When I was forced to move due to job relocation, they helped put me in a new apartment in the town that I needed. Don't listen to only the angry tenants, this is a really good company. These guys are like an abusive boyfriend 2/17/2010

I too rented a single family house in from this agency. We had a bad shower head and a non-functioning dryer vent and after calling 3 or 4 times and speaking to Diane or Mary Jane who told us we would hear back tomorrow, we simply got it handled ourselves. When we declined to renew our lease, we waited over 2 months to hear back about our security deposit, while being told day after day that someone would "call tomorrow". Eventually we had to send a demand letter just to get a call back. After 60 days we finally got the news that they wanted to charge about $700 to clean the house and carpets. For the record we cleaned, mopped floors and left no trash behind. Even if it did need Merry Maids, that is not $700. When we asked for receipts to justify this extraordinary cost we were told "that's not office policy". We were also told we could not come to the office. We asked to speak to Jim(owner) and were told he was not available to discuss the receipts. When we informed the secretary that we would have to dispute it in court Jim immediately became available and in fact picked up the phone and informed us that if we took them to court, they would add so many more charges that "our heads would spin". like an abusive boyfriend, they were so nice until we wanted to leave and then.......the abuse begins. Do yourself the favor and stay away. P.S. Isn't it suspicious when multiple 5 star reviews roll in on the same day? I'm sure it just so happened that on Feb 16th 2 separate tenants, one who has been there 2 years and the other a year were just reading the newspaper and thought, you know what I need to do; write a glowing review of the people I have been paying my rent to for the past 2 years. This company does not have 1 positive review that is not a clear case of stuffing the ballot box. Consider yourself warned. Pros: none Cons: rude, dishonest, combative, intimidating more

Very helpful to me!!!!!!! 2/16/2010

After reading the other reviews left by some tenants, I was almost wondering if we are talking about the same company! I live in a single family home that I rent from J. Butler Property Management in Danvers, MA. I've lived there for 2 years now with my son and since the day I moved in, they have been so nice!!!! Anything that I have ever needed, they take care of. I actually didn't realize that I had 24 hour maintenance available to me in an emergency until one Saturday when my hot water stopped working. They called me back within 10 minutes, and were at my house, replacing the water tank within 2 hours!!! I'm sorry, but I have not experienced any kind of rudeness or lack of maintenance. more

Happy with Service 2/16/2010

Last year my boyfriend and I moved into an apartment that is managed by J. Butler Property Management. We have only previously lived in small properties that were self-managed by the owners. Because we were not familiar with contacting a property mgmt company for maintenance items, we initially questioned the service level we would receive when calling them. Our reservations were proven to be wrong over the last year. The secretary has been very polite and responsive to our needs whenever we call, and maintenance (Mike?) was extremely helpful and friendly. Overall, my boyfriend and I have been very satisfied by the level of service provided by this company. Pros: Helpful staff Cons: Nothing yet more

I would not rent from this company if you paid me!!! 1/25/2010

This company is a joke, I called several times for them to come fix the crappy paint job they did in my bathroom ( they used the wrong kind of paint, when I would take a shower the paint would just come right off , I even explained this to the head of there maintenance department ) and it was never fixed. I moved because of lack of communication. I gave a 35 day notice (thank god I was a tenant at will) and was told the last month I was living there potential tenants can and will be showed my apartment with me home or not even though I did not approve because I was sick as a dog, no exceptions were made for me just complete rudeness. I had to have a gentleman friend call and straighten out there snappy female manager, then a week before I am moving I get a call asking can we show 5 couples the apartment right when you get home from work all in one night. I moved out a week early just to avoid this. I was one of the cleanest tenants in my building and my rent was paid in full each and every month. I am so happy I moved!!!!! more

Incompetence at its finest 1/10/2010

I should've read more about this company before I started renting from them. So if you're a potential renter, I'm serious, I implore you to find another company. There are thousands of better management companies out there. I moved into my place a couple months ago, and they care nothing about the fact that I have no hot water, it's the middle of winter and I've had to shower at my friend's house for 3 months. I also have large rats that live with me. J. Butler has not sent out a maintanence man to check the huge holes in my floors, let alone an exterminator. I've tried to plug the holes but the rats eat right through everything, even steel wool. And they ignore the traps I've set. When I called J. Butler and told them I have rats, they put me on hold, (you'll get this a lot) and came back to the phone to tell me I should buy my own traps and that they would make a NOTE of it to maintanence. Now, every time I call, they put me on hold and tell me either my hot water issue or my rat issue has been given to another company, and they hang up. And before people tell me I should call the board of health, I've done that, and they don't seem to care. And before people tell me I should withhold rent, I'm in law school, and one of my professors has agreed to represent me if they take me to court. This is independent of the broken blinds, the moldy walls, the broken hinges on cabinets, and the exposed wires. I don't think writing this will change my situation, but hopefully reading this will make you re-think yours. You will find another place at around the same price, AND if the price is too good to be true, there is a reason for that. Pros: None Cons: Read on more

They seemed nice enough ....at first 12/16/2009

I always love when the 2 good references on any site start by disparaging the 8 bad ones. Maybe you really had a good experience, maybe you are fictional. Either way I don't know someone elses experience good or bad so I'll stick to my own. I am a renter of a single family house. The place was expensive, but very well maintained. They had landscapers in once a month etc. No complaints there at all. They wanted to raise our rent in year 2 of the lease by $200 a month. When we declined to renew, these guys got nasty. They did not return any of the security deposit nor provide a list of any repairs or reasons they were keeping it. They would not answer questions about it on the phone simply saying they will call back though they never did. When we requested to pick up the deposit or any reciepts for deductions to it, they told us they only do business through their P.O. Box. (those reciepts are required by law to be available during office hours) We were using them as a reference, then come to find out they are telling any potential landlords that we were always late and destroyed the house. (keep in mind up until we declined, they were looking to renew our lease) That is just childish and retalitory and totally unethical. Really terrible Condo managers 12/14/2009

Ok, I've read the reviews here and truely agree. This group used to manage my condo but we fired them because they are TOTALLY IMCOMPETENT! No one in the office, no maintenance staff and no committment to us THE CLIENT. DO NOT HIRE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Pros: None come to mind Cons: bad financial reports, rude customer service and high prices more

WOW!! The above negative reviews were obviously written by a tenant who was not paying rent of was abusive in some way! As a landlord for a multi family home, I was at my wits end when the tenants were not paying and abusing my kindness. We put so much money into our property to have "professioanl tenants" ie. system workers, ruin it month in and month out. One phone call to J Butler Property Management and my problems were solved. As a landlord in MA we have NO rights. The judicial system is all for the tenants and this company has the means to defend and support any landlord with any law abiding situation. I can not even begin to tell you how comforting it is to know that they always have me covered. I spoke to them daily for the first 2 months until they turned my property around and started it paying for itself. You would be sorry not to contract with them. For the health of your building and tenants 8/13/2009

This is my chance to save you the misery. This management company is all around bad. I feel sorry for the home and apartment owners that hire them. I am a former tenant who had to deal with "J Butler' yada yada yada,,,. I will start by saying they are down right mean. The building is a dump, they wont fix anything or return a phone call. They don't care about their tenants or even the quality of tenants (aka: illegal substance dealers) "if you catch my drift", that they bring in. Let alone if your apartment happens to be broken into, don't call them for help... Neither security, sanitation or cleanliness is a concern of their's. To sign a lease with them is to sign with the devil. Stay away!!!!! Pros: lots of nothing Cons: lets make a list. more

Horrible 5/14/2009

Don't ever rent from these guys, because they will leave you with a broken apt and will never help you. Things break in their apts all the time, it takes MONTHS to fix, they try and intimidate their tenants, and are generally impossible to get ahold of. The worsts landlords I've ever dealt with. Horrible company! 5/1/2009

I dealt with nothing but lies, my tenants dealt with nothing but lies, and they never gave me my keys back at the end of my contract with them. And, they won't even give me an answer as to why! I can go on and on about what I had to deal with! UGH! Pros: None! Cons: Everything! more

A really great experience! 7/22/2006

My wife suddenly got job transferred to California for a two year assignment. We did not want to sell our house so we decided to have it professionally managed and I'm so glad we did. We Used J. Butler Property Management and we just can't say enough good things regarding them. From the very beginning they took the time to understand our needs and we felt very comfortable leaving our home in their hands. Within two weeks they had found wonderfull tenants and since then have kept great communication with us and have made the process so easy. It's refreshing to know there are still companies out there that do what they say they are going to and take such pride in the service that they offer. I would definetly recommend J. Butler Property Management to anyone looking for a property management company. Thanks. more
