We rented from Rudulph Real Estate and had a bad experience. The biggest problem we had was with the condition of the place when we moved in and the fact that when we moved out, we had $700 of our deposit not refunded back to us for minor issues. When we moved in, the house was not cleaned properly (trash can full of trash, 2 toilets with urine sitting there for weeks, and had a c-roach problem. ) The front yard hadn't been mowed. We didn't complain about this, but instead just cleaned the place, got a lawn guy, and had Orkin come out several times that first mo. There were several damaged things in the home: cracked window, carpet stains, hole in a bathroom wall. We carefully documented the damaged things on our move in inventory but didn't think to comment on the lack of cleanliness. When we left, we thoroughly cleaned the place and had the lawn well maintained because of our lawn co. -- they ended up charging several hundred dollars unnecessarily: housecleaning fees, lawncare fees, leaves in the gutter fees, etc. There was no charge for damages (we didn't have any and our careful move in inventory probably prevented that) but only for ""cleaning fees"" for $700. I have no idea what they do with the deposit money they charge their renters, because it is obvious that they don't use it to repair items or clean the place (based on the condition of the house when we moved in.) I brought up my concerns with a staff member but she was rude and unhelpful. Also, beware of them taking a long time to fix things -- their maintenance guy is very nice but overworked. It took them a couple of mos. to have him come out to fix something. It was a minor thing but had it been something more important, we would have had some trouble.
