I've lived in three Gittleman managed properties and all have been buildings older than 15 yrs old. Cosmetically, and I believe mechanically, the buildings 'seem' well managed, bu...

Question their practices! 10/17/2011

Very disappointing how they feel the residents don't matter. They play by their own rules, don't listen to resident concerns, and worst of all they sway annual elections. The employees are way over worked and under appreciated. I don't think they even deserve the 1 star. more

So far... not so good 9/24/2011

Gittleman took over the management of our association in downtown St. Paul (The Lowry) earlier this year. I have had to contact them only a couple of times, but each time it took a long time for them to get back. The phone number they gives goes right into a voice mail. No one EVER picks up. The voice message says to contact them by e-mail but they don't return those either. It appears they get good reviews from board members, but pretty poor reviews from the people who actually live and own the units. That's not a good sign. I hope they get better. Terry #307 more

Solid Company Managing 197 Unit Property in Rosemount 6/20/2011

I have been active with my homeowner's association board since 2005 and we have worked with Gittleman since the property's inception of that year. Gittleman has effectively managed our 197 unit property since day 1. They have helped us collect dues, enforce rules & regulations, compile our budget, and plan for big expenditures through reserve studies. Overall, most homeowners are very satisfied with their service. Of course, the experience can completely depend on the property manager - who in our case is stellar. My experience is that when there is an issue, most of the time it is a homeowner in violation of the rules and regulations. Gittleman has years of experience and expertise at managing properties of all types. I would definitely recommend their services. more

Review of Gittleman 6/20/2011

I am a member of the Board of a condominium which Gittleman has managed since March 2011. I have been nothing but please with the way they have managed our building, especially considering the very poor service we have received from the past two management companies. Our particular manager and her assistant are extremely repsonsive, knowledgeable, logical, and reasonable. Their superior service is the reason I continue as a member of the board. more

Gittleman a very well run company` 6/17/2011

My wife and I have been a resident managers with Gittleman Management in a southwest metro suburb for the past 5 years. We started with this company not knowing a thing about Gittleman Management or property management. We put out trust in this company to provide us a positive work environment with a company that did what it said it would do. Our experiences with the leaders and all central office staff have been much much better than we ever expected. They have exceeded all of our expectations as employers. We have a top notch professional property manager who leads by always trying to exceed residents expectations and to get the job done right the first time to benefit our association. Our association's board praises Gittlemans leadership at every board meeting and realize the benefits of getting top notch, professional management. Our residents also understand and value Gittlemans hard work on their behalf to maintain and improve a well maintained, wisely financed association. We are very fortunate to work for a professionally operated, quality company like Gittleman. Gittleman Management is the the best from our experience. more

Very Pleased 6/10/2011

I am a current Board member (elected by owners/residents) sand have lived at The Carlyle -- a 265-unit downtown Minneapolis high-rise condo development -- for four years now. As both a resident and a Board member, I am very pleased with the job Gittleman Corp. has done for us. They are extremely knowledgeable and professional, provide numerous essential ""behind the scenes"" services to The Carlyle Association, and provide great help to the Board in dealing with a myriad of complicated issues -- operational as well as financial. They do a very good job staffing our building (we have quite a large staff) , and when a employee doesn't work out -- even after extensive coaching -- they will make a change. My bottom line is that I think Gittleman Corp. is a very good management company and I highly recommend them.. more

Incompetent, untrustworthy, hopeless 3/20/2011

Gittleman Management runs our association and its deplorable how they have been able to manipulate board members into shutting out the needs of the very homeowners they represent. In the beginning, most of the original owners were so outraged at the developer for delivering far short of the highest standards promised that many owners were willing to take legal action, but as soon as Gittleman got control of the board it wasn’t long before homeowners were in the dark and being ignored. It’s a serious conflict of interest when a property manager’s priority is protecting the needs of the developer over the needs of the board who represents the very homeowners that eventually pay their outrageous fee’s. How this company has not been targeted in a class action lawsuit is beyond me. more

Worst ever 3/13/2011

I have lived in two Gittleman buildings for more than 22 years. They are horrible.... horrible...horrible. Where do I even begin? The posts here are spot-on. \r \r I think corrupt is a good description of them. While they are suppose to get 3 bids according to most association rules, they get them from their three ""preferred"" contractors. I am sure they get kickbacks all over and for every item of work that happens in your building. That's how they keep their association fees ""reasonable."" They make all their money on the ""services"" provided to the buildings. Seitz Plumbing and Eufloria wouldn't even be in business if it weren't for Gittleman. The same could be true for Building Restoration Corp. \r \r They manage ""their"" buildings not by great customer service to the homeowner, but rather by controlling who sits on the board. They do a great job with board members; giving them everything they want and then ignore the homeowners. Their tactic is to make the individual home own who complains the ""problem"" rather than seriously addressing issues. They disparage people they do not like and the board usually agrees since they do not have to deal with people issues. \r \r While their live in staff are generally pretty good, their front desk people are often surly and angry. In the last Gittleman building I lived in, one live-in staff couple told me they’ve been cheated and abused by Andy Gittleman, one of the two brothers that own the business. If you have a choice between Andy or Mark as a building manager, go with Mark. He is the lesser of the two evils, but they’re both cut from the same bolt of fabric – old man Mel, who served time in the Federal penitentiary for tax evasion. \r \r With the number of buildings they manage, it’s pretty hard to live in a condo that doesn’t have a Gittleman nameplate on your front door. I now live in a condo managed by Gassen, and it is better. \r \r Best advice – if you live in a Gittleman managed building, get on the board and watch them like a hawk.\r more

argh 1/30/2011

This organization is VERY CORRUPT. Their economic aptitude is less than stellar. Their forceful tactics make people leave. Simple economic minds will think they are doing good. However, it drives down the property values. This only leads me to believe that Gittleman is in it for the short term gain, and they are not there for the long term homeowner. more

Restrictive policies 12/27/2010

As an owner, I find management and homeowner policies extremely rigid and unnecessarily restrictive. I've never owned a condo before but felt it was a good fit for us this time around. We are in constant conflict with the manager of this facility over simple issues like garage space, lack of additional storage spaces, switching from paper bill to autopay (still hasn't happened since we requested it 6 month ago), hidden fees, and most of all, a total lack of privacy. Security seems more to protect and enrich management from its tenants than in response to any outside threat. more
