I don’t recommend anyone buy a home with this company. The customer service from the beginning and not even a year into it has been terrible. We bought in June 2017. We almost didn’t due to the level of customer service but decided to go forward with the purchase because we really loved the house. Fast forward to this week. Our flooring on the second floor is bulging under the carpet. We submitted the request stating it may be a structural issue as we were supposed to in order for someone to take a look at it. Wendi Allen, who is a warranty coordinator, sent a flooring vendor to do the initial assessment. The flooring vendor stated he couldn’t tell what the problem is and He “just does flooring” but clearly noticed the issue. Wendi sent my wife an email stating she “sees” issues like this all the time and we should wait until May to have someone come back out to look. How could she know if the issue is structural or not? No qualified professional has been out here to see what’s going on. But we should wait for another 3 months anyway? Hilarious! Then when my wife went back to her to tell her we wanted someone out before then she tried to convince her again to wait. My wife had to get into an email argument with this lady for her to agree to send a qualified person to assess the issue. We’ll see how the repair process goes.How’s that for customer service? It appears once this company has your Money they could care less about you after the fact. My point is as a customer if we are the ones living with this issue daily and WE invested almost 300k into the purchase of this home why should we be made to feel like our concerns are not serious enough to warrant a PROPER AND PROFESSIONAL assessment now and not in 3 months? Something to consider. Buyer beware!! more

Worst builder ever. Cracked walls, cracked crown molding, no base primer paint on walls just one coat, painted horribly. No hot water the first two weeks we moved in, defective dishwasher releasing water all over the new hardwoods, crack hearth on fireplace. Terrible lot, it was not prepped properly, dead sod, drainage issues in the backyard, eroding berm in the back. Worst craftsmanship we have ever seen. Also their workers remove blue tape instead of addressing areas thinking no one would notice. Nothing is leveled, almost like the home was built by a blind 10 year old with no experience. Our project manager was useless they had to bring in another one to finish the job. Home not ready for the closing that THEY scheduled, we postponed until it was ready, it still wasn't ready for the second closing. We were forced to close out of necessity since we were suppose to be out of our other home with the promise that items would be addressed after closing for 1-2 days after....we had men in an out for 3 weeks straight ...ruined our thanksgiving and Christmas. We have built numerous homes from scratch with different builders through the years and this has been the worst experience of our lives. We have never felt this much buyers remorse. Too many situations to list. ??????DO NOT, I REPEAT, DO NOT BUY OR BUILD WITH THIS BUILDER. ?????? more

Very dissapointed with the subcontractors they use. Crown molding falling off as well the stair case. Wood floors was not installed properly. Not impress how they paint the inside of the house. Stainless Steel alliances all scratch and this is supposed to be brand new product. I won't buy from Royal Oaks. more

We built a home in Chandlers Ridge in Clayton North Carolina. At first the house looked very nice.The house had so many issues...what's worse is when we tried to coordinate with the warranty people they were very rude and unaccommodating. For starters, 1 month after we closed on our home the ceiling started warping, nail holes by the hundreds started popping out, the trim separated all over the home, and among many other things the AC unit kept going out because the ducting was improperly installed and had no dampers. We were told by the warranty people that we had to wait until our one-year warranty appointment to get most of the stuff corrected. For year we had to put up with a subpar home that constantly had things breaking separating or just flat out not working. At the one year mark, we hired a homeowner inspector to come look over the home prior to submission of all the defects to Royal Oak's warranty department. There was so many things wrong with it that he was surprised we moved in....eventually most of the stuff was fixed by sub par subcontractors. Bought our home in Apex almost a year ago and it is fantastic! Great quality and customer service. Our home came with so many more features included in the price than any of the other builders in the area! Highly recommend! more

After two years of living in our home - it was infested with termites. Of course, warranty did not cover it. We got a specialist out to take care of the termites. He said there was no way our home was properly treated when being built judging but the termite infestation. The next serious issue we had was a lot flooding. For four years now they have done nothing but give us the run around. The warranty coordinator needs a class or two on customer service. She is very rude. Do not waste your time with these builders because it will be nothing but problem after problem. more

I regret ever making the decision to build with royal oaks. We closed on our house in Sept of 2011, and already our house is turning into a money pit. Don't make the same mistake we did. Build with someone who takes pride in producing a good product. They don't care at all. I thought I built my dream home, Turns out I bought my nightmare. more

I bought a home a year ago from Royal Oaks, so far its been one issue after the other. The home are built in two months and they cut to many corners. I am still have issues fix from my year warranty, and issue are still occurring. For example the rafter are coming throught the sheet rock, the yard floods evertime it rains, they have worked on it four time and still cannot get it right, the tile is coming throughout the home. So I am wraning all military to stay away from Royal Oaks, yes the price sound great, but the quality is not!!!! more
