Cayce & Gain are a nightmare. They have no respect for their tenants or for their neighborhoods. After nearly 20 years as a tenant at the same address, they waltzed in with an 18+ page lease that had nothing to do with the leases I had signed before and pursued immediate eviction when every unreasonable term was not agreed to. Their ""property manager"" was hostile and deceptive throughout the process. They made one blatantly false accusation after another and did things that were destructive to the property and decreased the value. more

I wish I could give negative ""stars"". Do not rent from these people. Do not use them to rent your house. Do not use these people to buy or sell a house. Do not use these people for anything. We used Cayce and Gain to rent our W. Seattle house while we were gone for a year. They assured us they were the W. Seattle ""experts"". It took them several months to fill the rental while we were gone. Once we did get a renter, it was very difficult to actually get monthly deposits from C&G for the rent. They took out fees from the rent that they could not explain. They told us that the renter was a single professional, and that he had a ""nice black lab"". When we returned, we found that he had 2 aggressive pit bulls chained in the back yard. He never once cleaned up after them. There was dog feces and garbage everywhere. They chewed the siding off one wall and chewed up the corners of the window sills. They chewed our rhodedendrons to a nub. They dug holes all over the yard. The house was trashed inside and out. Apparently Cayce and Gain never (not once) went to check up on the rental. This was AFTER the police had shown up to the house a dozen times in response to complaints from neighbors to late night parties thrown by him AND his live-in girlfriend. The C & G office is about 2 miles from the house. Apparently there were three people living in the house as well. To say the least, we were the scourge of the neighborhood for renting to such a bad apple. It was embarassing and expensive. When we returned from overseas, we immediately ended the lease and he skipped out on the last month's rent. Cayce and Gain documented the damage, gave us the file, and washed their hands of the situation. The problem being that they failed to collect an additional damage deposit for the pet (as instructed in their contract). They left us to try and collect the last month's rent and any damages. In their words, ""Since we don't manage the rental of your property anymore, you are no longer our client and we are not responsible for going after your claims against YOUR tenant. We have documented the damage for YOUR file. Good luck."" Needless to say, we have considered legal action against them. These people are shady, unscrupulous, unprofessional, irresponsible and rude. Save yourself a lot of time and money (and headaches) and do not use them for anything. I particularly would not want them representing me in the purchase or sale of a home. more

Okay, so they're supposed to care about the community in which they work/rent homes. Well, they don't! They are asking the city to rezone their personal property in such a way that ALL of their neighbors will suffer. Pros: I see none Cons: They are BAD neighbors! more

They absolutely care about the people they rent to. I had a very smooth transition and they adapted to my schedule even though they were not open. They went above and beyond to help me. I know currently they no longer have a maintenance division, much more went into responding to a maintenance call than most expect. It actually is the landlord that makes the decision most of the time as to what to fix at the property. So it can't always happen immediatley at the drop of a hat unless of course there is a true emergency. Regardless my experience is just fine and all my questions are answered and needs are met. To each their own, but my experience was more than professional and their services are recommended. more

Cayce & Gain is by far THE worst property management in West and all of Seattle. Luckily I had a heads up with their complete lack of responsiveness to any and all of my maintenance calls. Property on Ambaum in Burien is rodent infected yet they still rent it out. One unit hasn't rented for almost 2 years there because they are running slum units at that property. more
