I have a friend that is a friend of a friend that works for HP. Sounds like a leak to someone they seem to trust too much and this is what I heard. HP is all about SALES and MAKING MONEY, it’s like a mortgage company except they rent homes and these property managers are like mortgage loan officers that works on commissions. The more apps, clients, and home owners they bring in the higher their incentives and reputation. Because they only cares about NUMBERS AND DOLLARS!!
1.App Fee: The reason why they try to force everyone to put in an app for one particular property is so they can collect app fee; $30/person. If you are a qualifying person or not the home is only intended for one applicant, FIRST TIME renter is preferable so they can screw them later. This is why you don’t get a call back for 2 weeks to see if you qualify or not, 60 days if you know you are well qualified because after 60 days your app is expires. Normally all app are processed so don’t expect an app refund.
2.Customer Service: All representatives that answer phone inquiries are to be discreet about themselves and to redirect inquires as much as possible to delay. So you’ll hear a lot of “We can’t get a hold of the home owners” or “We need owners’ approval”. Directing calls to property managers that you can’t get a hold of but voice mails and directing to their web site. Other tactics includes, high speed talking changing one category to another and don’t give time for Q&A, very typical for a sales person. Rude and direct, haning up and walking away to finalize the conversation.
3.Late payments for Home Owners: Your tenant’s pays on time but HP pays you late? Because HP puts their funds in an interest gaining account. Funds need to be in that account for a full month to earn interest, kind of like a CD account. They can make a several more thousand by keeping your thousand dollar for 30 days. Then they blame it on a system issues or system GLITCH as their explanation.
4.Tenant repair request: You called in to request repairs, either no one comes out or they come to take pictures and is never heard from again. HP will delay as much as possible to make damage ware more than it already is. The purpose is the bigger the damage the more money it will cost to fix and its coming out of your pocket. For first time renters HP can overpower you and charge you higher. Secondly repairs are ignored so that whenever you decided to move out after you lease is up they can charge you extra on top of your deposit for damages. (Will state they never received repair request). If repair are fixed right away that means that the home owners knows about the damage.
5.Home Owners fee’s: HP will sometime’s keep ads up for clients to apply to collect app fee but will not lease it out, they can also collect advertisement fee and maintenance fee from the home owners. They will tell the home owners we can’t find a qualifying tenant to move in.
6.Raise of Rent: If you received a raise in rent, normally you would think it’s the home owners but majority of the time it is HP. They can raise the rent by $50 without letting the home owners know therefore HP will keep that extra. Usually these raise notice are mailed and with no explination why a raise.
7.Tenant and Home Owners: HP is the middle man between the tenant and the owners. HP will try their best not to have all three parties together at the property in fact will prefer not to have tenant and owners met at all or exchange info. If there are any escalations between tenant and owners HP will he held accountable.
I am currently renting from HP....My repairs hasn't been fix for a year, I can not reach anyone but maintenance dept, that tells me they have to get "Owners approval", been 13 months with HP, they have just raise the rent for the second time, and I dont' know who the home owner is to let them know their roof is about to claps.
