Poor management, lack of parking, little customer service 9/8/2009

I have lived here for several years and will give you an honest critique of Avery Point Apartments (formerly known as Hickory Place Apartments). Here is a quick background of this apartment community – There have been at least 3 different owners over the last 5 years. The first two owners were not willing to fix up the property and spend any money to improve it. They were only worried about filling tenant quotas and flipping the property at its next “fire sale.” Recently (within the last year or less), Barrett & Stokely purchased the property, which is quite unusual – B&S portfolio consists of higher-end apartment communities in the Indianapolis area. B&S has spent some money to try to update the very outdated apartments and facilities. Some of the improvements have included new roofs, updated fitness center, some new appliances for a select few of apartments, etc. There has also been some effort in trying to “clean up” the average tenant profile. Although strides are being done to try to improve the facility, I would probably consider other apartment communities because of the current management staff and problematic tenants. Lack of parking is a consistent issue, because certain tenants have over occupancy issues and typically park in front of your door and lack of management’s ability to 1) care about your problem, 2) their ability to come up with resolutions to your problem(s) and 3) lack of real/genuine customer service from the apartment manager - he would rather argue with you and make sure he is right (and protect his massive ego), rather than help you with any problems or issues. Also, there is a current backlog of service repairs/requests. This is due to all new maintenance staff on the premises…. So getting things fixed in a timely manner can be an issue. So, to recap here is what you need to know… The Good: efforts are underway to improve the physical facilities, location is good The Bad: consistent lack of parking, still have some troublesome tenants, average tenant “profile” needs to be improved, backlog of service requests The Ugly: lack of customer service from apartment manager, lack or willingness to actually hear your point of view when problems arise, ego-driven and defensive management style The Recommendation: I would suggest you look elsewhere. Do your research, talk to managers, talk to residents and do your home work…. You will be glad you did. Happy apartment hunting!
