SCAM! We looked at a place on Church St. in Taylor Mill. After paying $20 to process our application I noticed that the secretary had taken money from several other people that day for the same property! Her reciept book was laying on the counter. I was confused, if we are turning in an application and paying a fee, why were they continuing to take other peoples money?! They finally called us after several days saying they wanted to offer us the house on Church street. We would now have to pay $100 sanitiation fee, paid to JLM, and move in 2.5 weeks early! I said the application we turned in said our move in date was May 1, not early April. So in order to take this property we had to move 2.5 weeks early! Dont' deal with these jokers! more

We rented through JLM for 10 years, and I still remember how we needed to find a place fairly quickly. JLM was extremely responsive to our needs, and they quickly us found a decent place and arranged a walk-thru with us on the property in no time (after business hours, as I remember). The office staff were always pleasant and upbeat, and very professional in dealing with anything needing attention. It was great how they followed up by phone, to answer questions, update us, or to insure we were satisfied. Now, they have a great new location on West Pike Street in Covington, right off of the interstate. I have recommended JLM to several of my family and friends, should they need to find a new residence. Our 10 years with them was a really pleasant experience, so I do recommend that people check them out...an honest top-notch Landlord, for sure! What a concept! more

Dont rent from them they are liars and scammers 11/20/2011

We started renting from them in May and when we went to sign the lease we had one copy and they had the other well when we signed and got our copy it wasnt the same as we signed. Then a few months later we found out that the neighbor that was on top of us we were paying all the bills and she didnt pay any that was why they pressured us for the account numbers for the utilities. Another thing the neighbor on top of us was suppose to live alone and never was and her boyfriend threatened to kill us and they wouldnt do anything about it. When we moved in we had to pay 124 for trash for all year long. They wont fix anything and also they do own all their properties. They also are up for foreclosure and they are trying to get rid of them they also owe back taxes and they dont pay the morgages and they put bills in your name when you are not suppose to pay them and they owe bills and have them transfered on to your bill. We will never rent from them again and dont rent 323 altamont rd apt 1 covington ky 41016 its a crap hole and its falling apart and the neighbor will drive you crazy your not allowed to do anything in your home she will call the police on you if you watch a movie at 5pm with your surround sound. They are very nasty people and im sure they wont be in business much longer. more

Let's be fair 8/5/2009

In reading these reviews, I was compelled to write something. I have rented 2 different times with jlm and had very little issues. In fairness, none that compare with other properties I've live in. The employees were always nice to me, called me back if I left a message, and saw that any concerns were taken care of as soon as possible. I've been in the office before. It is a bit odd to go to a hotel to see a landlord, but there are other businesses in there too. I was in the office to pay my rent once. It was a Friday afternoon and it was hectic! Everyone remained calm and nice and waited on people as quickly as they could. I suppose my views are to realize I am not their only tenant and if they have 50-100-500 tenants then I think people need to stop and think before being hateful and taking out their bad day on someone else. If you are a tenant or have been a tenant you know that they are a management company-not the owner. They don't choose where you pick to live-you do! So if it is a bad expereince, then maybe you didn't do so good at choosing where to live! I've never had a problem with them and think what is said is unfair. Best Landlords I've Ever Had 4/16/2009

Well, I've rented from JLM in the same apartment for 15 years. Every time I have a work order, they send someone right away. They've always worked with us for everything we've ever had to do. They are the best landlords I have ever had or could ever wish for...I think of them like family. I'm happy with the neighborhood I live in and I live in a multi unit building. Anytime there have ever been problems with any other tenants in the building, they have always taken care of it. I always recommend to everyone to rent from JLM Properties. I give their number out all the time. I always tell the new people in the building if they have a problem to call the office and they will take of it for them. If the coin washer & dryer or my shower needs to be fixed, they always take care of it. I think they're wonderful. \r Pros: Love the staff Cons: I don't have any. Code Violations, liars, water leaks, no heat 4/7/2009

This building has had code violations for over a year. Go to CPOP and see for yourself. The windows don't open, frames broken, glass broken. Never fixed, even when the city ordered the repairs as a code violation. They think they can do or not do whatever they want. No matter how unsafe, unlivable, whatever. There is no fire escape to the apartment, they said to jump to it from the window. Eight feet away. The roof leaked hundreds of gallons of water into the apartment. No one came for a day and a half, then only used a shop vac to clean up. The paint is still pealing from the ceiling 13 months later. The heat never gets to this apartment. We are told too bad, use portable heaters. We can see into the apartment next door, but, this is not repaired. The walls are falling down. Several places on the wall is not real wall, but, a board stuffed in. The ceiling leaks everywhere. Any time any liquid is spillled, it comes through. JLM is terrible, they never fix anything, and give excuses, well, I don't see a work order, though we have given several. Can't fix the heat, because the other side of the building gets too hot, if this side gets heat. All the nails are popping up through the floor.The contractors they do hire to do anything are not professional. They break things, and try to act like they didn't do anything. They are not real plumbers or electricians or anything. They even bring pit bulls on the property. JLM was told to make the building livable as a residential building, they acted like they didn't know it was a commercial building, for ten years. They are not honest. They are liars. They have evaded legal building and tax codes for years. They fixed up a couple of apartments to rent, but, mine is still an unsafe dump. And whoever wrote the ""nice"" comments about them is a liar and a too. He knows so much, he is probably one of the landlords. Though if you ask them if they own it, they lie. stay far far away. Great rental experience 2/10/2009

I've rented from JLM Properties for over 10 years. I have had a great rental experience. The two guys who wrote these reviews lived next to each other in my building and were ""party-ers"". Both caused problems in the building for other tenants. One had to go to court because he got into a physical altercation with another tenant in the building. They were the cause of most of the problems they described. The one who talked about ""flubbed paperwork"" didn't return his keys because I saw the notice posted on his door. In over a decade, I have never had one issue that JLM did not resolve very efficiently and quickly. The office is conveniently located and efficient. They are completely accessible with weekday office hours and a 24 hour answering service for emergencies. Many of the details in the other reviews are inaccurate and obviously those guys didn't read their lease or pay attention when JLM reviewed the entire thing for 45 minutes prior to signing it. (Because who calls their landlord 35 times for ""something potentially catching on fire""? Call 911 if it's that much of an emergency.) I found JLM to have very honest and up front people working with them. I would recommend to anyone to rent from JLM Properties. more

BAD STAY AWAY!!! 3/11/2008

Will just a per waring do not rent form JLM properties Is a very bad place to rent from. He what happen to me... \r \r They said you could not have any animals and that I had to let my animals go or I would be paying a fine for every day that they were there. I said okay then a new couple move in down stairs and the guy would do thing to keep me up all hours of the night. I told JLM and they said they would fix it and then never did went on until they moved out. Second thing is I had mold growing and still didn't have any one come to look at it. the floor was caving in and told them they still didn't do any thing.\r \r The raised the rent after each year the lease was done and also my front wall was falling down told them still did nothing. Well thank god I'm not there any more GO SOME WHERE ELSE...\r \r Housing inspector should be call on all properties they own!!!!!! Pros: own spot to park, Cons: small apts dirty out side apperence!!! more

Don't expect very much at all after you sign the lease. 7/12/2007

The sleazieness of the hotel basement leasing office carries over to management and landlordship. Cars broken into on a weekly basis, glass never cleaned up from parking lot. In fact, the cleaning crew never showed up to clean the areas that i was told would be cleaned i.e. elevator, lobby, hallways. I could deal with these things, but the situation i am currrently experiencing is unacceptable. Moved out May 31, is now July 13... still haven't recieved mysecurity deposit, Unreturned phone calls and the runaround have taken over. Extremely disappointed considering i paid first and last months rent plus the security deposit before i moved in and paid rent on time every month and left the apt in far better shape then i found it. The most horrible renting experience of my life. 7/9/2007

This is my single account, although my neighbors at the time would agree. First off, the fact that they operate out of an office out of the bottom of a nasty Ramada Inn should have been my first red flag. \r \r But, I originally was shown the property at 1403 Central Parkway, on the 5th floor, I was told that in addition to the spacious quarters, free utilities, and ""profession"" neighbors, that an a/c unit would be provided for an additional $1 a day and a pay washer and dryer would be placed on that floor prior/shortly-post move in. After moving in, I inquired about the A/C and was told that I was expected to PURCHASE a unit (to cool over 1000sq/ft with 13-15ft ceilings) and in addition pay $1 per day to RUN the unit, not RENT it. This was a line that 7 other tenants complained about having ""run"" on them. \r \r The next ""incident"" were the washer and dryer. I waited nearly six weeks and they never showed up!!!!! I spent $1k of my own money to purchase a stackable washer/dryer for my personal use. When topics like that were brought up in close proximity, the subject was closely changed. \r \r However, the greatest service oriented debacle revolved around my fridge. I came home to smell BURNING one night, and a noxioux odor that could only be that of an electrical fire/over-heating. Turns out the motor on the fridge was burning. I called JLM nearly 35x that night and the girl on-call said she'd send someone out in the MORNING regarding the smell of something potentially catching on fire! The next day once all of my food had spoiled and I lost an entire night of sleep, they informed me that they would provide me with a new fridge for an additional $15/month and that renters insurance would have to cover the cost of my food after their poor service. \r \r During that time I had to deal with neighbors who were drunks, addicts, and even an EX-CONVICT. They even billed me after I moved out because they flubbed their paperwork.\r \r Do not rent from them, you WILL REGRET it ... more
