Editorial review from Citysearch 5/15/2014

DO NOT EVER RENT THROUGH THIS HORRIBLE GROUP!\r \r I got a call form my realtor today that this company is stating that we owe $800 in charges for damages to a duplex from 2 years ago and that we can't qualify for rentals in the are till it's cleared up.\r \r I paid a deposit. A LARGE deposit for that piece of crap duplex. We moved in to drawers not working right, cabinets with broken baby locks, an oil stained garage floor. It was covered in dust when we moved in and had to be cleaned before I could even cook in the kitchen. It may not have been the cleanest when we moved out but it was damn sure cleaner than when we moved in.\r \r The bills I was sent after move-out were for painting charges (we painted before we moved), a power washing to the garage that we never parked in for the entire 3 years we lived there, and trash removal of nothing. We left NOTHING in that duplex. We hauled everything to the curb for trash pickup. There were markings all over the back two bedrooms where dogs had chewed up the window seals and door frames and it had just been painted over but not repaired before we moved in. There was some minor damage to the carpet in the back room we made but I was told the carpet had to be replaced anyways before another tenant moved in and it shouldn't be a problem. I had to argue time after time after time to get someone to come fix the tree that dying in the yard that fell on a car when it fell. We argued for years to have a chain link fence removed so we could clean up the back yard which wasn't done till shortly before we moved out.\r \r WE WERE VERBALLY ABUSED AND HARASSED TO THE POINT OF GETTING A RESTRAINING ORDER on the neighbors and Hill Country did nothing about the abusive tenants who were running a daycare out of the duplex. They threatened to kill me and my husband and our children . They threatened to slash my tires and they threatened to lie to the cops about it. The kids harassed my daughter at school and bullied her. She was afraid to go to school and she was afraid to play outside in our own yard because the kids would come over and hit her and threaten her.\r \r Twice we had water leaks in the house and the company wouldn't send anyone over to clean the carpets so we were left renting the equipment and doing it ourselves. They refused to fix the roof but wanted to complain to me about when we moved out.\r \r I called the company numerous times and left messages for someone to contact me regarding the bogus move-out charges. I sent emails. No one could tell me if my deposit had bee taken out of the charges because no one answers the phone or returns messages ever. I got one bill and then several months later (maybe 5) I got one more bill. No one bothered to call me or return my messages again. No one bothered to email or contact me at all. How can I be expected to pay charges I tried in good faith to dispute and work out with these people?\r \r They just hold on to bills to ruin your rental history so they can collect money from you long after move-out. I wouldn't suggest my worst enemy rent from these people. more

Lee is a good landlord 3/29/2012

I like that he is responsive towards repair requests and actually cares about the enjoyment of your home. I would recommend renting from them. Julie Potts was a nightmare, and I would not have renewed my lease if she was still the owner. So glad Lee took over Pros: null Cons: null more

Crisis and Abuse is neglected 3/16/2012

I am not too impressed with Hill Country. Lee seems nice utill there is a real issue. We had our families life in danger due to a mentally ill neighbor. It was laughed off and dismissed by the MGT , Realtor, and personal owner. House is prisitine and better than we recieved it and no thank you or sorry for your troubles, nothing. Just out to take your deposits and screw you over. I find their motives dishonest and messed up. No support, compassion, or decent communication Pros: null Cons: null more

Lee has been great 7/11/2011

I completely agree, after the change in management Lee has been easy to deal with and very responsive. I feel bad that they have to still live with the same reviews as the previous owners. more

Much improved! 5/10/2011

Out with the old (Julie Potts) and in with the new (Lee and Nancy). The new management is wonderful and very responsive. I have been leasing a home from HCM for several years. Leasing first with the old management which was not the least bit helpful. Since the new owners have taken over my experience has completely changed and is now a very professional and friendly company to do business with. Do not shy away from HCM..they do and excellent job and are easy to work with. more

Under New Ownership! 12/28/2010

My recent experience with Hill Country Property Mgmt. has been just the opoosite of what is reported below. I found them to be professional, honest and courteous. The company changed hands in March 2010. Potts is gone and the new owners, Lee and Nancy, are great! more

Beware Home owners too 2/20/2010

This company is not just bad for tenants, but for landlords too. Too bad there is a 0 star rating, I guess 1 will have to do. She is completely dishonest and lacks integrity. Avoid this company at all costs. Cons: dishonest snake more

Tenants -- DO NOT rent from Julie Potts!!!!! 12/12/2009

Tenants, DO NOT rent any property from Hill Country Property Management!!! Julie Potts runs a greedy and dishonest company. She will suck money out of you at every opportunity. She succeeding in making me pay an entire month of rent extra based on technicalities when I moved out. Basically, she wouldn't prorate 2 days even though she had sufficient notice, and claimed my emails and phone calls were useless because they were not signed letters. She also tried to charge me for a missing key to a lock that DOESN'T EXIST, $125 for dust on a ceiling fan (when the fence of the property is literally falling to pieces), and untold $ for scratches in the paint job that were on the property when I moved in. I was charged $75 for a person from her office to do a 2nd walkthrough when she had walked through the property 2 DAYS BEFORE and found the inside immaculate. She also brought a contractor with her (Lonestar Contracting) when I moved out so that he could give her reasons to charge me extra for the state of the property. Pros: Practice dealing with bad people Cons: Greed, dishonesty, having to watch your back more

Money hungry landlords! beware 12/12/2009

Beware of this company- they will do ANYTHING to charge tenants extra. They take over three months to respond to a repair order. and thats with calling them every other day.. otherwise they won't ever fix it. Julie Potter needs to get fired, I have heard her yelling at myself and other tenants when they were at her office. Extremely unprofessional. Pros: none Cons: rude, liars, and crooks more

Tenants Beware!!! 12/11/2009

Note how there are not positive reviews from tenants and there are sporadic positive reviews from landlords. Pros: Slum lords stay happy Cons: Everything is a fight for money - KNOW your Lease Agreement more

Perfect Renters Found - Thanks much! 8/7/2009

First time home leasers here. Found Julie and asked her to help find us quality renters. Less than a week later, have the perfect family ready to move in. 4 months on, and these people are just about flawless and want to sign another year lease when this one is up. Pros: Efficient, looking out for customers best interest Cons: None so far more

Horrible communications 8/3/2009

As a landlord, I was thoroughly disappointed with this company. Pros: Nothing Cons: Poor communication, always seems bitter on the phone more

Never again! 6/11/2009

One year after leaving the property in Wells Branch ( a neighborhood I loved) the nightmare that Julie Potts creates should be behind me. It is not. The new tenant, or victim, contacts me to find out information about the history of the condition of the property because she is being charged outrageous fees for not cleaning a ceiling fan when she moved out. ($150 to clean a fan is outrageous and not reasonable) Pros: none Cons: slumlord Julie Potts more

Great Property Mgmt Service 3/16/2009

Julie Potts, the owner of Hill Country Property Management has done an excellent job of managing my property for the past 4 years. She is a straight-shooting and no-nonsense property manager who manages the interests of property owners and tenants alike. While there are some property management companies who take up to 30 days to mail the rent checks, Hill Country sends out my check usually around the 10th of the month. My current tenant is currently on their 4th year, that speaks for itself on their dedication to keep tenants keep happy. I am glad to see that my property is being managed by a dedicated and capable staff of this property management company led by Julie Potts. If I have another property to lease, I would turn it over to her team to manage without any hesitation. Pros: Efficient, Capable, Straight Talking Cons: None more

Great Job by the HCPM Team! 5/22/2008

The staff and owner have done an excellent job at managing my property for over 7years. When notified of maintenance and repair work to my investment rental, HCPM is always one step ahead of me in providing competitive quotes for appliance replacement, fence repairs, tree trimming work etc. Sometimes I elect to do repairs myself which gives me the chance to chat with tenants. The tenants are more than satisfied with HCPM's timely responsiveness in addressing issues that come up with the house. I want to sincerely thank Julie and the HCPM team for a job well done in managing my rental investment and taking care of my tenants. Keep up the good work! Pros: Property management experience, efficient, responsive, caring Cons: Wish HCPM was in other cities where I have properties needing to be mananged more

Rude and unprofessional 9/28/2007

I am currently renting from Julie potts she is rude and very unprofesional when we first rented out property three years ago it was under different managment for some reason unknown to us the owner changed proeprty managment and it was changed to be run by Julie Potts when we went t renew our lease this past year it was very unpleasent and i would not suggest that any one rent from this woman does not know how to run a business. We resigned out lease in july and this month she comes to us saying that she put the wrong amount for the rent in the lease now if im right the lease is a legal binding agreement and she can not change the rent now at the end of the this years lease i will not be renewing my lease and they are going to loose very good tenents we pay our rent on time every time and the actually landlord relize on our rent money to pay her bills so by allowing such a rude person to run their property they are going to loose good tenats who pay their rent and do their best to take care of their property Pros: none Cons: very rude and unprofessional more
