Great Managment Company 5/17/2010

I have rented from Emerald for the past year. When I first came into the office to find a property I was met with a greeting and a smile. Eventhough my questions seemed to never end the receptionist never made me feel like I was taking too much of her time. Gosh I must have been there for an hour! When she didn't have the answer to the question she was willing to ask somone or even look it up. I will admit that it did take a day for the people who show the places to get back to me on seeing the properties, but neither of the properties I wanted to see were ready to be looked at. They scheduled me as soon as the property was ready to go into. When I call for any reason my call is given to the right person the first time ( didn't happen when I was with other companies in the area). I have never had a problem getting a return phone call from anyone. I have had to call maintenance a few times and someone is out at my house either same day or the following day. I am very happy with their service and love my home. I would reccommend their company over anyother. I love coming in the lady is very nice at the front desk and very helpful and all of the staff are very professional. GREAT COMPANY! Pros: Professional, curtious, helpful and efficent more

WORST MANAGEMENT COMPANY EVER! 5/9/2010

I would give NO stars if that were an option. We were moving from out of state and upon the assurance from Heather at EPM that the house we were renting in the Thurston area was a, "really nice house" I sent her a $550 hold deposit. Well we drove 2000 miles and when we got to the house we were horrified! The backyard was full of trash, the inside of the house hadn't even been emptied and cleaned. We went to their office and were told it wasn't done because we were a day early! WTH! I can't believe they were trying to rent this house like this! Heather showed us 2 more houses that were just as bad, I wouldn't let my dog live in any of their houses. We requested our hold deposit back, but they refused to give it to us because we were early and they could get the cleaning and trash gone by the next day. So we told them to do so and if it wasn't done we expected our money back. They did manage to get it done, only because they wanted to steal our money. I wouldn't rent from these people if you paid me. They are extremely unprofessional and RUDE! David is right, if you are a prospect they are really friendly, but if you actually have a problem they are Dr. Jeckyl and Mr Hyde and be aware of Hyde. Pros: NONE Cons: RUDE AND UNPROFESSIONAL more

I'm worn out about having to explain EPM's power tripping. I can't stand the receptionists, however the actual property managers are much worse. Like many other property management companies, as long as we are new tenants or prospects, we will be treated nicely. Once they have us as leased tenants, they will "get to us" as quickly as possible, meaning they will never EVER return a phone call. NOT ONE TIME. Talk about frustrating. I have no more energy to deal with them, I thank God I'm out of the house I was renting from them. Now I'll continue to wait another 3 weeks for my refund of my deposit refund. Yes, I said it correctly: I was missing $82 from my deposit refund (they sent it to me the maximum 30 days after move-out). Now I'm waiting for the rest (which will probably take another 30 days). This $82 was for a garage opener that was NEVER there and they told me I could buy one if I wanted one. I never needed one, so I didn't...then I got CHARGED for a missing one upon move-out. In addition, I was charged for mini blinds that were broken when I moved in, we had a maintenance worker come out to fix them, he could not, so we left them as is. Yep, got charged for that too. Keep NOTES, Emerald! Things like this wouldn't happen if responsible, thoughtful property managers were employed there. Here's a thought: use promptness and quality customer service and perhaps more people will rent from you~ I wonder why property managers don't think of that Pros: Cheap. Awesome enjoyable staff 3/9/2010

I have worked with both leasing agents in this office and they seem to know what they are doing. They are super good at knowing what is going on with almost everyaddress that they deal with, which is a wole lot of properties. They are super busy on the fifth when everybody and their moms pay their rent. I have never had a problem with the drop slot and them having my rent in the computer on time. Never once have I had a 72 hour notice because my rent wasnt recieved when dropped off in the night slot. I very much enjoyed working with Heather the leasing agent for Eugene properties she was super sweet and always on time to the appointments i made with her. She returned my phone calls promptly as well. I had a problem understanding my rent and why i had a balance once and Dona Helped me understand why and what I needed to do to amend the problem. I highly reccomend the company as a renter and as someone who currently rents from them. They do what is needed when a maintenance issue comes up and it seems they have a very professional outlook on things in the business. Rent from them and you'll have no problems. Great!! 3/9/2010

I enjoyed Working with the Leasing agent Heather. She was always nice and happy. She showed me my apartment and explained everything in detail! I was not left wondering what to do next. I have talked to the maintanence lady Emily?? and she was also nice and fixed my repair fast! I have not ever had any issues with the other staff the morning receptionist is always smiling and nice! They are always fast and answer any questions I have. I may have to wait for someone to call back but I have never had a problem with dropping my rent off in the drop slot. Not sure what the previous people were talking about they are great and had a lot of good apartments that take pets!!! I didn't have to pay to see my unit but Heather did say they rent first come first served on applicants so if I liked it not to wait or it could get rented which is reasonable! more

A Gem! 2/19/2010

I have lived at my current duplex for about 6 months now, and love it. Although there were some things that needed to be completed when I moved in, the maintenance lady was very helpful and quick to get them taken care of. In a previous review someone mentioned how they would have to pay an application fee before seeing a place, in my experience there is no application fee. Only a $25 credit check fee and you only pay that if you move in, not before. All in all, a good experience for me so far! Nothing. This place is only as unique as it's employees project and they act downtrodden and customer relations does not seem to be a word that's known around that office. Clueless 11/4/2008

I called Emerald Property Management about an *advertised* rental, which I found through Craigslist. I asked if I could set up a time to view the property. Receptionist told me that the tenants had not moved out and the property should be ready in two weeks. I asked if I should call back at that time. She told me I should submit an application for the property first, *without ever having viewed the inside of the house!* I would have to pay a fee for this. There was no attempt to help me understand the process for viewing the house, and this receptionist acted like I was bothering her. I've never worked with a PM company before where the houses were advertised without allowing walk-throughs to potential tenants. Customer service sucked. They just lost a professional, 30 something couple with excellent income as potential tenants. I will never rent from them. Pros: Lots of houses Cons: Crappy customer service more

...then these are the folks to see. We've lived in our apartment for about four years now. They manage a lot of properties in this area, and we really like the actual apartment complex we reside in. However, the service with this company, at least from the tenant end, is poor. It seems they understaff their office, as I've never been in there without having to wait because the lone receptionist was trying to answer all the incoming calls and handle all the people in the lobby at the same time, and in general it seems they never have enough people to do what they need to do. They also tend to treat their tenants with disdain. One month, after paying our rent as usual, we received an Unpaid Rent Notice. After having to repeatedly call and visit their office to prove that I'd paid the rent (dropped it in the slot in their door), it turned out that they had "mislaid" several rent payments, and when they'd contacted the tenants, all had reported paying their rent via the slot in the door around the same time on the same day. Every time I've had to call for maintenance issues, etc., I've had to wait, and call again, and sometimes again and again before the issue is resolved. Which, I should point out, most of the time did happen...eventually. However, nearly every interaction I've experienced with this company has been quite frustrating. They could improve by hiring ample staff to handle the business load they have, and respond more quickly and efficiently with their tenants. Pros: They have lots of different properties to choose from, and some of them allow pets. Cons: They treat tenants with disdain. more
