If you need quality apartments duplexes or houses you should def check them out. they know what they are doing and make sure to keep their properties nice all the units i looked at were in good condition and clean when i saw them. I looked at alot of units believe me. On the expensive end and lower end price ranges. Never did I find a unit that was not clean. more

WORST PROPERTY MANAGEMENT! STAY AWAY! 3/10/2012

It appears I HAVE to give this place a star, I would like to give it none. I'm not sure how this place has a 5 star rating, my only guess is that the employees and owners rate themselves. This place will try and cheat you out of money by any means possible. They will make up notices to charge tenants so they can collect extra money (ex. charging for unauthorized tenants who don't exist). Also, don't ever under any circumstances use their rental drop box, they will say they didn't receive payment and issue a late fee. ALWAYS GET A RECEIPT (but sometimes that isn't even enough, they had the gall to accuse us of faking a receipt for rent that THEIR RECEPTIONIST WROTE WHEN WE TURNED OUR RENT IN TO HER). Absolutely unprofessional and just plain ridiculous! more

Rude and disrespectful staff! I applied for an apartment and they told me I would hear back 3-4 business days later if I got it or not. 4 weeks later I STILL hadn't heard from them after leaving several messages about whether I got the place or not and needed to move out of the place I was in by that time. The next day they finally called and said I got the place but unfortunately they were saving it for someone else so I couldn't live there, but they had a place I could rent that was $100 more expensive than the place I applied to. Why couldn't they tell me it was saved when I turned in my application? When I finally moved in the electricity and everything couldn't get turned on for 3 days so I couldn't stay there and had to get a hotel room and they told me they wouldn't charge me rent for the 3 days I couldn't stay there but they still did anyways and said they never told me that. They never return any phone calls or answer any questions you ask them. Whether you call or go in and see them in person they act like they are disgusted by you. Rudest people I have EVER had to deal with in my life. I have been in my apartment for 3 months now and I am SO glad I am moving out this weekend, they are terrible! DO NOT RENT FROM THEM!! more

I'am currently going through the renting process with emerald pm and they seem to be very professional and understanding to some of my reasons for past decisions that weren't very smart on my part. I don't have the best credit and desperately need a place to live as soon as possible. this company has been more then professional with me and my situation. The staff has been very friendly. Emerald Property Management is the absolute worst property management business I have ever dealt with. Sarah their assistant manager has got to be the worst of them all! She never acknowledges phone calls ever and never returns messages left for her!! And on several occasions when going in to pay my rent her and a few of the other girls have been in the other room playing with ringtones on their personal phones laughing and giggling. How professional is that? Emerald is supposed to be managing but I honestly don't see it. All I see that they do is show apartments, take the rent checks and ignore all their tenants. They charge people for bogus damages done by previous tenants. Be sure to take pictures of everything!!!!! They charge former tenants for damages but never fix them when they move out. Then complain when you call about damages or things that should have been done before the apartments are rented when you move in. I have watched as they turn apartments over where I am and Emerald does nothing. The owners only halfway clean and make repairs that should be done before anyone even looks at the apartment.The apartments are full of black mold and they do not want to do anything about it and keep it hush hush. I have had nothing but sinus infections the whole time I have lived here so that alone should tell you something is wrong. If you have the extra money and can wait I would strongly suggest you do so and look elsewhere. Emerald Property should be put out of business if they don't clean up their act and do it soon. Honestly they couldn't care any less about you. All they are concerned with is the money. more

Emerald treats students honestly 3/10/2011

I'm writing to those other parents out there like me who have to cosign for your children to be able to rent. I was so surprised at how well Emerald treated my son and his roommates! They had rented a large older home that tended to have lots of leaks and problems. Emerald always sent wonderful repair people immediately for every issue. Emerald treated the students very nicely, always answering their questions, and always responding in a timely manner. Emerald even refunded 100% of their large deposit which was incredible as the previous property mgment firm in Eugene kept money for problems that existed when the kids moved in. (They refunded it when given photo proof with dated newspaper - make sure to take tons of photographs before moving in and after the clean up at move out time). Do everything that is on their list to clean. Emerald's maintenance people are the best! They try hard to solve every problem and are so courteous. The front desk people aren't the friendliest but they do their job ok. What really matters is management and Sara in management is great! Before renting, ask for the past year's EWEB statements (which Emerald bills you for) on any house - otherwise you might be unpleasantly surprised by super high electricity bills (not Emerald's fault, it's just that electricity in Eugene is high especially for an older home). All in all, I was extremely pleased with Emerald. Very efficient, and honest. more

I have rented from this company three different times and NEVER ONCE had a problem getting return phone calls or my deposits back. I personally never had to deal with the president of the company but have met him and seen him deal with other people that I can only assume are tenants or owners of the properties they manage. I have rented from Emerald once before, and the experience was terrible. They didn't fix anything we asked them to, if we could even get ahold of them. They were just terrible in general to try communicate and deal with. That said, while looking for a place this time around, I decided to give them another chance. I thought maybe that was an isolated situation, despite all the bad word-of-mouth reviews I've heard since then. It wasn't. Now, I don't have the best of credit, and so they denied us. And even though I'm not head of household, I get it. But they didn't even try to come up with a solution with us, despite an indisputably excellent rental history from all 3 of us. We were even willing to pay an extra deposit, had they taken the time to ask. This time I personally dealt with the receptionist/administrator, and she was nice for the most part. That's where the second star comes in. At first I, too, thought she felt inconvenienced by my calls and questions. But, I figured out quickly that she is very busy and was not so much irritated with me, but more overwhelmed. And she still took the time out of her day to come and show me the place. However, that was the only person I dealt with. Not once did I hear back from either agent, despite calling and leaving messages several times. It was the admin that showed me the property, answered all my questions (to the best of her ability), and took our applications and IDs. If you had a good experience, more power to you. I haven't, and I haven't personally met anyone who has. I am definitely done with Emerald. more

ok while a tenant...horrible move out!!! 1/27/2011

I resided in one of Emerald's apartments for 3.5 years. I would have given them positive reviews while living there. They were attentive for the most part if I needed a repair...most of the time anyway. And the property manager was helpful, when she was home, which honestly was somewhat rare. But the move out process has been a nightmare so far. I paid $350 non-refundable deposit for cleaning and $400 refundable. When I finally received my refund check after moving out (which they sent to my apartment address btw, not my new address as listed on the move out form so it took about 45 days to receive it) they had deducted $137 from the $400 for additional maintenance and cleaning on top of the $350 nonrefundable deposit!! And the deductions they are charging me for are items that were either broken when I moved in or things that were not broken at all when I moved out! The place had enough damages when I moved in that I wrote a two page letter on top of my standard move in damages form to note all of the issues.... I had the property manager walk through with me to let me know if there was anything I missed that needed fixed/replaced/cleaned when I moved out. and she stated I actually left the place in better condition than when I got it because we resealed the sinks and windows, patched all the nail holes in the walls and fixed the moulding. I have faxed and mailed two dispute letters to Emerald and have yet to receive a response. Communication is a HUGE issue with Emerald. They have NEVER returned a single phone call, even while I was a tenant. On top of all of this, while I was a tenant the satellite tv service, that was part of my rent, stopped working for almost a month. Emerald couldn't figure it out, Direct TV said service was still connected to the complex so they had no answers. Emerald said tenants would get a credit for the time the service was out once it was fixed....I should also add that they were planning on cutting the service at the end of the year anyway and making everyone switch to paying themselves for Comcast.... Conveniently my boyfriend is a satellite technician! He looked at the boxes on all of the buildings and someone had disconnected most of them which made the satellite not work...He fixed it and was told that he would be compensated for saving Emerald money and hassle from more complaints...yet that has yet to happen also...So here I am, waiting for a response from Emerald on my refund, satellite credit, and compensation for fixing the satellite… If I don't hear something soon then it may be on to small claims court! On a side note I concur with all of the other negative reviews of the receptionist! She has been TERRIBLE to work with! Very rude, fake, and almost seems annoyed at having to actually do her job! I will say she is good at offering to take a message....but the messages never get a response… more

Don't Believe The 5 Star Ratings! 11/12/2010

I'd give no stars if that were an option. This company is the worst company I have ever dealt with. The receptionist is so rude I couldn't believe it! She acts as though you are wasting her time! The house they were going to rent to us was filthy and NOT ready to rent. When we asked for our hold deposit back they refused to give it to us saying they could clean the house by the next day. I called 4 hours before showing up and the rental agent never said a thing about the house not being ready. The rental agent has the same bad attitude as the receptionist. I have personaly spoken to people who have rented from these people in the past and people whe currently rent from them and they ALL say not to rent from them! PLEASE FIND ANOTHER REPUTABLE COMANY TO RENT FROM. There are plenty here in the Eugene/Springfield area. more
