A picture does indeed say a thousand words. Whether listing your home yourself, or with an agent, one of the best marketing investments you can make is hiring a great photographer. While you or your agent may have keen eye and a great camera, its worth the couple hundred dollars to hire an expert who knows what potential buyers are looking for, how to light a home and how to photograph tough/small spaces. I have used Evan dozens of times (I'm a local Realtor and Associate Broker) and always with great results. His schedule is flexible, he's great with clients, produces fantastic pictures and can do a quick turnaround. In addition to providing shots in both web, print and hi-res formats (which will save you a ton of time) he always provides a CD of all the photos. Regardless of the price you list you home at, don't let anyone convince you professional photos are overkill. Does Lexus have Joe Amatuer Shutterbug shoot their print ads? If someone insists on doing it themselves ask them to provide examples of their work including flyers. Selling your home will be one of the biggest financial decisions you'll likely make so don't settle for anything less then the best marketing.
