I do agree with the last post. I just moved out because of job re location. I lived there for 7 years and never had a problem, I made sure i kept my home looking nice and the grass mowed and never heard from management. There is a new manager and he is doing a great job, the park has never looked better before. Yes, management is very strict, yes they send letters but only if you do not keep your home clean or your landscaping needs work. 3 Lakes is a great place to live and if I come back to Tampa I will for sure try to buy another home in the park. Something else, do you think someone who has been evicted for not paying the rent will have something good to say?? I bet most of the negative comments are from evicted tenants. more

I have lived in 3 Lakes Mobile Home Park for 14 years. Some things that you will read in these reviews are true and some are exaggerated. Bottom line is, this community is perfectly safe. I am raising my 3 children here. As long as you pay your rent, and abide by the rules, management will leave you alone. Remember, you're only 30min. from the Gulf of Mexico!!! Alot of these reviews were left a long time ago and things have gotten considerably better over the years. There is no such thing as a perfect mobile home community, you're going to have occasional issues in any community. If you're thinking of moving in to 3 Lakes come and drive through the community, talk to SEVERAL different residents. Just a tip, talk to the people that have well kept lawns and clean property. The ones that don't have clean property and yards are more than likely going to have bad things to say, as the management is probably on them about following the rules. 3 Lakes is a decent place to live for decent people! more

People driving on pipes? There must be people driving on pipes EVERY DAY...and around the same time of day each day. Reliable water service is overrated anyway... Aside from the many flaws previously stated by other reviewers, the place is a total joke right from the entrance. The OUTDOOR dial pad at the gate isn't even waterproof. They have to cover it with a garbage bag and leave the gate open when it rains. When it's not raining and the gate is closed and you have to have actually use it, you have to dodge the infestation of spiders and bugs to reach into it and push the buttons. At one point the screen was blanked out on it for at least a month, so anyone who didn't know the code for whoever they were visiting had no directory to be able to find it. I guess the rain got to it, lol. The security guards often just insert the key and let everyone in with no questions asked, so they can get back to doing absolutely nothing like usual. Anyone can get in the gate even if they have no code and there's no security guard there, by simply getting out of the car and walking up the gate and effortlessly pushing it open WITH THEIR HAND, lol. They won't let Brighthouse install service in the community, so for internet you're forced to get Verizon Fios or their dsl, and either Fios or satellite for tv service. Only recently did Fios become available, and all those years until that point the dsl was the only option for high speed internet and satellite was the only option for tv. Probably the only place in Tampa you can't get Brighthouse. They're real quick to tell you that you have to spend hundreds of dollars, even more often than once a year, to kool seal your roof, or else be evicted. They tell you that if you pay someone to pressure wash it AND primer it AND kool seal it that it can last three years, and then give you a letter in LESS THAN ONE year telling you it has to be done again. They'll make you paint the whole place when it doesn't even look bad, in the middle of the summer when it RAINS EVERY DAY, or else be evicted. Nevermind that water washes away wet paint, they don't care, since they don't have to pay for the extra paint or the extra labor to have to do the same work again. Awfully picky for people who can't even provide reliable water service. Add all that to what you've read from most of the previous reviewers, and the bottom line is there is absolutely nothing good about this community whatsoever. If it wasn't for the fact that my home was given to me as a gift which I own outright, I would be long gone from this slum. Do yourself a favor and avoid this place like the plague. more

I have read the reviews and have some coments,First this is not a 4 star community and management is difficult to deal with. I have lived here for more than 20 years ,never late on my rent,maintain the lot and home in perfict condition,and I have been called a F-----g low life by the management because I refuse to give up on my community. If I see a police problem I call the police if I see a code problem I call code and have on many many many many accasions due to the lack of responce to code issues by management. Large trucks,commercial equipment and illegal constuction in the community were wide spread and continuing. CODE has made a big diffrence in the community and will continue to be called when necessary. This is a mobile home community not a trailer park and I will continue to do waht I can to improve conditions. Have you forgotten that they turn the water off in the park when people drive on lawn s and break pipes,no matter if you are in the shower,washing clothes or getting cleaned up fo a doctor visit. All they have to do is fix the water gates on the streets. The ground had to cave in before action was taken on the sewage pipes on Redwood.There is much to do in the community and I and others will continue to deal with the problems with or without the managements or owners help. If you see an issue such as construction,large commercial vehicles or equipment call someone,the community needs all our help. Go on line and locate and report criminals living on the property,thats why we a charged $60 fo background checks,put the pressure where it does th most good. You will be called names but pay no mind,we can improve our community. more

IF YOU ARE LOOKING FOR A NICE COMMUNITY WITH A GOOD STAFF IF YOU ARE GOOD TO THEM AND WITH FRIENDLY NEIGHBORS PLEASE MOVE TO 3 LAKES. YOU WILL READ BAD THINGS, BUT MARK MY WORD THEY ARE MOST LIKLEY FROM SOMEONE WHO OWES MONEY, HAS HAD TROUBLE WITH THE LAW OR HAS FAMILY OR GUEST WHO HAVE TROUBLE WITH THE LAW. READ ON THIS IS A GOOD COMMUNITY. my husband and i have lived in 3 lakes for the past 10 years, we have seen many people come and go. we have seen a couple of managers and they were both great in what they do. i have seen our manager now raise his voice at residents, but only when they come in the office upset because he is getting ready to evict them. he allows the community to use the clubhouse and pool for events that only a handful help to make happen and others just complain so we no longer have community gatherings. yes we have bad people in the neighborhood all beighborhoods have bad people, and they are working to get them out of their. and the sherriff sub station that is up front is only their because the park made a deal with them to have it their and help keep people away, they did not give it to them because we have a bad neighborhood. maybe if you would care to get involved with the community it would be a better place. the homes are old they can only be remodled so much so for your comment about the homes, you know what you are buying before you move in. ask yourself why you are complaining - do you owe the park money? do you have kids or guests that cause trouble ? do you follow the rule. I ASK ANY OF THE 500 RESIDENTS TO PLEASE COMMENT AND LET THE WORLD KNOW WE DO LIVE IN A NICE PLACE WITH MANY NICE PEOPLE WHO SHARE, LAUGH AND HAVE A NICE TIME. I lived here for a few years. A week after I move in someone breaks into my shed and steals several items. All 3 of my kids ended up drug addicts because of the incredible amount of drug activity that goes on there. There's a sheriff sub station there and they act like they don't see anything that goes on there. I always paid my lot rent on time except one month I accidently overdrew my checking account and my rent check bounced. They wasted no time to tack on all these extra fees that I had to pay. One time we had a heavy rain and most of the park was flooded for a couple days. I don't think they investigate anybody who moves in there. The park is loaded with sexual preditors, drug dealers and trashy people. Management is hard to deal with and every time I turned around they were raising the lot rent and garbage fees. I was so glad to buy my own property and move the hell out of there! more

I agree, I have been here for many years and now Im being evicted from my home when my family and I were not told of any pit bull rule. In the perspectus is does not state anything about pitbull dogs. My dog has not bothered anyone . When I confronted the management Mac that I wanted to see my lease of 12 years ago, he got very angry and told me to get and I quote: ""GET THE F OUT OF MY OFFICE AND THERE'S THE DOOR"". The cops were called and I never got what I requested. He states that he sent me a form that I knew about the dog law and I signed. Well I never signed anything, so did he forge my signature! who knows. He now states that no pitbulls are allowed in this park well I found out there are many many registered to live here. So what in the .... is going on. I hope someone reads this and notifies home office of what he does and how he treats the tenants that live here. very very badly. I've paid my rent on time, paid my mortgage on time, abided by all bilaws, and never caused any problems and now I get treated with vulgarity. IT IS REALLY BAD. DON'T MOVE HERE. U WILL BE DISRESPECTED AND THE KICKER IS HE IS BEING ALLOWED TO SPEAK TO THE TENANTS IN SUCH A HIDIOUS WAY. I HOPE U OWNERS ARE F... HAPPY NOW THAT WE HAD TO GET RID OF OUR PIT BULL. HE WAS NOT JUST A DOG, HE WAS PART OF OUR FAMILY AND WE ARE SO SAD BEYOND YOUR PEE BRAIN COMPREHENSION. HAD 3 LAKES STATED IN THEIR BYLAWS THAT WE COULD NOT HAVE A PITBULL WE WOULD NOT HAVE DONE SO. TO FUTURE TENANTS: IF U HAVE A PIT BULL DONT BRING IT INTO THIS PARK TO LIVE WITH U BECAUSE U WILL BE THREATENED WITH EVICTION. I JUST WANT TO SAVE U THE GRIEF AND SADNESS BEFORE SOMETHING LIKE THIS HAPPENS. more

This place is half decent people and half utter trash. The office claims it does background check on new tenants and I find that VERY hard to believe considering there is a registered offender and numerous illegal activities and the like in the park. Drugdealers, violence, vandalism, gangs, unmonitored children, very hazardous common areas(park) and cruelty to animals is daily commonplace here. The mgmt is VERY verbally abusive to it's tenants. I lived there for years, paid my rent, was active in the community, and kept my yard clean and I still got treated like garbage. Don't bother. more
