I am renting from a condo owner in this building and can confirm that there are several staff members that bring the rating way down. There is one doorman and one maintenance tech that go out of their way to be rude to me. The assistant manager is rude, condescending and not very bright. (I suspect she is 75Sasha and wrote ""false review below""-scroll down, you'll see) The manager is a nice guy, but I suspect he relies on his incompetent assistant for too much. The people that I rent from are cool and that is why I will renew my lease should I choose to stay in Chicago, but I would never buy in this building as long as Wolin-Levin is the management company. more

I have lived here from 2005 - 2008 and let me just say that this was the worst living exeprience ever. I was renting this apartment from the owner and paying a very high rent ($1050) for a 1 bedroom apartment. However I was told that there is heat, air and working out facility included in that. However, for as long as I stayed here the gym was barely functional. There were broken equipment always and even though I asked for maintenance to get it fixed a million times, nothing was done. About heat..well lets just say that if you decide to live here pray for your survival. My apartment had a single pane window and there were leaks and drafts everywhere. When I requested maintenance to increase the heat they siad that it was simply not possible. About air conditioning, well .... management desnt start the air well into end of june or beginning of july. So even if the temperature is above 90 for 2 weeks they do not budge on their decision. And if you decide to open the windows in summer to get air, then you will have a spider infestation in you space. You cannot bring your own heater or ac in the aprtment and if you ever do there will be a fuse soon enough. In fact my bedroom was so unlivable all round the year due to low heat in winter and excess heat in summer that I had to sleep in my living room. The maintenance is lazy and does real shoddy work. And if it rains, then there is always a leak in the building or water seepage from some floor and it shows up on your ceiling or carpet. The maintenance is very expensive too. Though I was renting I had to call mainatenance because of a leaking faucet and they charged the owner a hefty $150 for just looking at it. So buyers beware!!! and that too after the owners already pay a high monthly assesment. The parking is another joke. They advertize it as valet parking; its in the basement where you pay another hefty fee compared to surrounding buildings. My new car was scratched couple of times by someone. When I inquired about it with the management they were extremely rude and belittling. To add to that they sent a madeup late fee charge and when I provided them with all proof of payments made they started threatening me that my car will be towed. The neighbours are extremely loud and noisy, I had to call the front desk so many times because there was so many times that people were partying late in the night and that too during weekdays. I am not old and I do not mind the noise sometimes but if I have to go to work the next day and its difficult if someone is making noise next doors then it becomes verry annoying. This building has many students renting but there are many retired people living here too. The laundry room has sufficient machines but most of them are not functional and the ones which are , are always occupied by people who use more than 5 or 6 machine at one time and then leave their clothes in there while they are at home doing something else. Pets are allowed in this building but pet owners don't clean up after their pets. In fact while I was there, there would be circulars out every month saying that pet owners cleans their dogs after they do their thing but....I have a friend who recently moved in that building and she told me about a new scam the management is playing there. They have upped the monthly assesment and now including DirectTV and internet. But her DirectTV and internet hardly ever works and she has to deal with calling the non existent customer service at MDU communications the service provider for DirectTV almost every week. Oh!! and she also told me something about bedbug infestation....yuk!.If I had to recommend this building to anyone, I would give them my honest experience. The positive about this location is the lake and transportation. But you can get another building for lower rent here then go for that option. It will be better peace of mind than living here. more

Worst place to have a long term home 4/25/2011

I would never recommend this place for a long term stay to anyone and please DO NOT buy house here. It is ideal if you are student at Loyola and renting but that is were the comfort stops. Management and administrators are rude and harsh. There are huge leaks in windows, spider population is rampant, I have heard about bedbug infestation as well. Assessment is more than $850 for 2 bed ( as good as paying 2nd mortgage) and is expected to keep going up since windows are coming up of age. Management elections are bogus and increases in assessments are easily passed thru their close knit circuit. I do not see property price of condos here rising anytime soon due to these assessments etc. Plus recently, management has levied extra $$ for TV and internet which are unrealiable and painful to get any support on. Worst of all, I find the management and administrators very very rude as if they own you and not the other way round. Overall, good place for renter but bad place for owning home. more

You wouldn't be one of the people that was evicted for non-payment of rent and trashed the unit on the way out, would you? Not sure how they can post checks to your account that aren't your checks when they have an outside accounting firm doing that AND you pay online. But I'm sure your experience was special and unique. Like you. Perhaps if you had actually owned a unit here you'd know how the assessments work. Over 1000 current tenants/owners and 1 negative review. Speaks volumes about the reviewer. PS If an employee abused you as you state why didn't you call the police? Is that because you'd have to provide evidence? Same with the fraud claims. more

Fraudulent management and indecent employees 11/3/2009

pros: near to lake, transporation, loyola Cons: Management office is fraudulent, creative & manipulative with your statements like posting checks that you never paid,crediting and debiting huge dollar amounts and then creating late fees and charges that you cannot even challenge, abusive and unresponsive to the needs to the residents. Lack of maintenance in past 20-30 years is evident by huge leakages in the windows of each apartment but management members have selfishly poured the reserves in buying condos in the building at above market prices to protected their personal equity in their condos in the building. Insect infestation is prolific due to windows and with west nile virus looking for new victims, you never know what is next. Management intentionally devises ways to create charges and late fee and does not issues receipts even for receiving thousands of dollors worth of checks, real crooks. Garage personnel are highly unrealiable, d not be surprised to find a dent and management telling you that garage is not responsible for the safety of your automoble !! Overall, stay away from this place. Pros: close to lake and transportation Cons: Fraudulent place and late fees and abusive employee and mgmt more
