I signed a lease with RMA to rent a house and paid 895.00 in deposits. The very next day I lost my job and was unable to commit to the lease. They were kind enough to give me all of my deposit back. Im sure they could have held me to the terms of the year lease but they did not, that is a big A+ in my book. I dealt with Richard, he mailed my deposit back within a week. more

We rented a place in North Portland for about 3 years. It all started well but ended very poorly. When we first moved in it smelled of cat pee and smoke. I cleaned the mold and made it into a more than comfortable dwelling. Maintenance would come out when we needed too and often showed up without a phone call. The people who work in the office are not polite but annoyed rather that you are bothering them. When we put in our 30 days they sent me an email back saying ""Sorry this property is currently vacated."" It took a while to actually get them to accept our notice. They took pictures of the paint that I had created on the walls. The place grew black mold. I told them multiple times but there was not a response. We cleaned the place, I mean scrubbed the walls, floors and made the oven pristine. We left that place in way better condition then when we had moved in. We were still charged with a $400 cleaning fee that was not in the lease agreement. There was no cleaning deposit. It cost us a $700 deposit to move in. We were given a check 30 days after we had vacated for less than $300. They charged us for replacement of things that were in poor condition when we moved in and had put on the rental agreement as damaged. $40 for a towel holder that was broken when we moved in. When trying to reach R****** H******** about this he did not reply. We called and called. Emailed. No reply. We got him once on the phone and he told us to write a letter which we already had weeks before. He was stretching the time out so we would just deposit the check. We even showed up at the office and they gave us the run around again. It is NOT worth it to rent form these people. I felt heavily taken advantage of and treated horribly. We did not have money for a lawyer. These people are breaking the law and abusing the rental system to make a profit. We always turned our rent in early. They charged us a late fee. They even charged us for an extra day even though we had vacated before 30 days. DO NOT get involved with these people. They are slimy and will do everything in their power to stiff you. I felt cheated. They stole my money. If you rent form them just know, no matter how much work you put into it you will not get your deposit back. Sad to say. Someone needs to find lawyer and sue these people. Horrible, horrible treatment. more

Terribly unprofessional management. Total lack of tenant respect. Your deposit will never be seen again. Don't bother cleaning anything if you rent from them, you'll never see a dime. With flooded basements that went neglected, cleaning company owned by the owner of the building (huge conflict of interest!), and shady bookkeeping, please don't waste your time and energy with this company. You've been warned. more

Good Company, I'd Rent from them Again 7/22/2009

I am not sure about some of the other reviews I read. I have been renting from RMA for over a year now and I have never experienced the front office staff being rude on the phone or in person. Then again, I am a good tenant (I pay my rent on time!). I was happy with this company because there was no strange costs and they did not raise my rent very much when my lease was up. I have rented from another company that raised rent by a couple hundred when the lease was up and it forced me to have to move! I would recommend renting from RMA. So far it has been fine for me. I have been living at my unit for four years, Mainentance problems have been handled in a timely fashion. The units was clean with new paint when I moved in. The staff have been very friendly to me on the phone and in person. I am glad that they are the managers because they really seem to care. more

Shady Shady operation 9/3/2008

I lived at an apt owned and managed by Larry Simpson. I had to hire an attorney to get simple necessary repairs made. I lived there for many years and thru 3 different owners and managers. The black mold was so horrible in my apt, I suffered with pnemonia for 8 weeks. After that I hired someone to come in and clean all the metal windows (where most of the black mold lives), just to continue to live there. After I moved they tried to destroy my credit by some trumped up charges. Like making my move out appt for after the 1st and then charged me for the extra day of rent. Typical predatory rental agency - renters prepare to be exploited and disappointed! 7/9/2008

I have been renting a house in SE portland for a year an a half now. The location is good and the landlord himself has been reasonable. However the management support from RMA, Inc. has been nightmarish. Our windows and window panes are crumbling and most of the windows are painted shut but we have been unable to get the rental agency to correct this. Also we have inadequate (practically pretend) locks on the front and back doors. We appealed to the rental agency to install deadbolts but again they refused, claiming the security of the house was adequate already. This of course makes it harder to get renter's insurance, since insurance companies prefer to insure secure houses. Every interaction with this agency has been frustrating. Their staff are rude and seemingly annoyed if you contact them for any reason. They will try to stick you with extra charges, and they basically seem bent on taking advantage of low-income renters who are not in a position to take the company to court. Rental companies like this are what give landlords and rental agencies a bad name. Pros: The rent is fairly cheap and so far they haven't raised it Cons: You get what you pay for more

shady property management tactics 2/17/2008

I am so fed up with RMA Oregon Inc. Like the other reviews below, my unit also had a mold problem as well as issues that went unrepaired throughout my tenancy. Their staff has been the rudest I've ever delt with. They seem really annoyed to have to interact with you be it on the phone or in person. And don't expect to get any of your deposits back. We spent 2 days cleaning our old apartment and making repairs (for damage that was there when we moved in) and we didn't get a dime. Pros: um, nothing? Cons: everything!! more

I have lived in an an apartment managed by RMA Inc. for a year and a half. I came home on the 30th of Nov. to find a letter notifying me that I have been an excellent tenent, and to show thier grattitude they would only raise my rent 100 dollars for the comming holiday season. I was told that the recent upgrades to the complexe justified the increase and that similar units in the area were priced accordingly. The previous tenant left a hole in the bedroom door and ripped the closet doors off, neither one have been repaired. The shower has a window with a wooden sill that allows water to seep into the dry wall of the unit and collect mold. When I moved into the apartment I was told I had to sign a waver acknowledging the existince of mold in wet climates such as Oregon, and that RMAO Inc. could not be held liable for any respiratory illness that might develop over the corse of my tenancy. Heat is supplied through pipes in the ceiling, and I'm told works very well for the unit above me. On average my heating bill in the winter is $120/month for a 550 s.q. unit. Don't expect RMA to respond to maintenance requests, or fix things either. 11/11/2007

I find it rather funny that RMA of Oregon's website states they respond to maintenance requests in a timely manner. I have lived in an apartment managed by RMA for a little over a year. The only reason I've stayed is because I was a student and could not afford to move out. There has been an enormous amount of problems with the dwelling. Some outlets/lights don't work, the building is poorly insulated which has led to a problem with condensation and mold, and there has been a leak in the bathroom which is causing the bathroom floor to sink in. On average it has taken RMA 2 weeks to 2 months to respond to maintenance requests and send either a vendor or handyman out. Many times the repair person has made the problem worse. After 4 calls in the span of 2 months to RMA, they finally sent someone out to ""fix"" the toilet. This person only made the problem worse, so now the floor around the toilet is sinking in. I have given up. I will be moving soon and it will not be to a residence managed by RMA. Pros: Newer appliances, location, rental prices, friendly leasing agents Cons: Unqualified repairmen, flakey and irresponsible when it comes to maintenance requests more
