Helped save my business 5/28/2008

The bane of my existence and the scourge of modern society is the Home Owners Association Board. In a play on Winston Churchill's line, Never have so few done so little for so many. LB Property Management deserves a medal. I've been a business man in Los Angeles for twenty five years. My services cater to Multi-family housing developments. Apartment buildings and Condominium Complexes. Many Property Management Companies do not take on Home Owner's Associations as clients because they are so difficult. Somehow LB Property Management can expertly deal with these ""Boards"" with a smiling face and a great deal of panache. I have personally seen hundreds of examples of an LB HOA supervisor, who has been treated like the proverbial ""red headed step child"" by the HOA Board, turn what what normally might be a contentious maybe even litigious situation in to a win/win situation for everybody. The Homeowners, the vendors and the property management company. Furthermore, as a businessman it's always a good thing when you're paid what you are promised and on time. I have also seen LB take over buildings that private owners and other companies have run in to the ground. High vacancies and city non-compliance issues and turn that building in to a money maker for the owner, and a nice place to live for the tenants. You can not make everybody happy all the time, but in an extremely competitive market operating with small profit margins and difficult clients, as far as I'm concerned LB Property Management is a shining star. And I know whence I speak. I have many property management companies as clients, and I would enthusiastically recommend LB as one of the best, and as HOA's are concerned, one of the few. more

LB Brought us back on Track 5/28/2008

When LB took over our building, it was a complete mess. Everything was in chaos due to the abrupt changes in our previous status quo and the loss of our management company. In the midst of all that, I learned that we were not compliant with some serious issues including our 5-year sprinkler certification. Our LB supervisor stepped into the chaos and brought it all down to a dull roar, so to speak. I really appreciate all that our supervisor and the LB Sherman Oaks Office did to get us on track. more

Property Management apartment properties 5/27/2008

I was referred to LB by my attorney. He knew they had been in business for more than 15 years and knew that they had grown during that time. He had heard good things and I think they handled a homeowner's association that one of his family members lived in. In the year LB has managed my properties they have increased rental revenue by 30% for the units they rented which greatly improved the profitability of the properties. They are knowledgable and professional. They have been great and have brought additional value to my property. LB has been responsive and solved each of the problems that was been handed to them quickly, for the most part, and but always professionally. I made a point of sending the person a thank you note for referring me to LB because I was so pleased with the results. I guess you can't ask for much more than that when asking for a referral. My property is doing great and I do not have to spend the time managing the property myslef. While I may be able to squeeze a few more dollars out of theproperty if I managed it myself I certainly would have to give up a great amount of time to do so. Superb property management. 5/27/2008

This company has managed property for me for years. I have never been disappointed. occassionally the person handling the property would change but the core people remained inlace so I always felt I was in good hands. They keep my property full and have greatly improved the bottom line. I would recommend them to anyone. Pros: Always resolve problems. Property has always perfomed under their management more

I worked for this company for 5 years... 5/14/2008

We took 3 hour lunch breaks, left work early. Put on suits for meetings and nodded our heads at the Board of Directors. This was standard protocol, and most boards never catch on, if they do they ask us to change performance and we ride that until we are fired or quit.. We were told to pretend to take notes instead of assisting people. I left because the accounting department would continually change my pay rate. It was a pretty cushy job, but as everyone knows- LB Prop doesnt perform. I now work for a law firm who handles cases involving Property Management and I can't believe they havent been sued. more

Supportive, Trustworthy, Management 5/7/2008

LB is very trustworthy when it comes to management. Everything is explained in detail so i know nothing is hidden. They are willing to work with any homeowner or vendor with issues regarding their association. I am able to get help when i need it. more

Do not use this company. Horrible! 3/10/2008

They are the worst. They do not inform the Board of the homeowners association of anything, they have too many accounting errors and their accounting department has the worse attitude (claiming all the time they're right, and who wants to argue with people who are supposed to provide service). Do not use this company. If you want to lose money, waste time, get bad attitude from staff (completely inefficient and inept), then go ahead and hire them and watch your building, savings and everything else get completely drained. And by the way -- they don't do taxes. They don't remind you to do them either for your building. They keep your bank statements. They don't actually forward communication. WARNING: DO NOT USE THIS COMPANY. more

I don't even like giving them one star 7/16/2007

The WORST- they are they management company for our place in the pacific palisades. Our apartment and two others flooded when a hose broke (there fault)- It has been 17 days now and no one has returned one phone call. They have had a ""plumber""come out a few times to work on it- we have to take a days off of work, and it is still not fixed. This companies total lack of respect for the tentents is unbelieveable.
