I have been pleasantly surprised with JJ's (aka J&J aka JJ) Sandwich Shop. Some of the eateries in the immediate neighborhood are a bit shady, but JJ's stays above the fray with pretty decent sandwiches, a wicked breakfast burrito, and a friendly staff that always offers a smile. Their hours are limited, but their menu proclaims that will change once they receive their beer/wine permit.
