At signing of lease. I was told I had to sign this statement prior to inspecting the apartment , ""The above mentioned apartment was inspected by the tenant and found to be in decent, safe, sanitary and satisfactory condition as indicated by the inspection record below, with the following expections, which are too many and too numerouse to mention. I would have 72 hours to make a list of issues. It has taken me 72 hours to list them all; but not all. I ran out of paper. \r

I was told about drug and criminal violations of rules and policies repeatedly during the reading of these apartment community rules. The City of Phoenix owns this property and is managed by Dunlap & Magee.\r

I have been verbally attacked, run into, nearly knocked over by kids on skateboards, threatened by negligent parents, who sit outside their units smoking cigarettes and pot, drinking alcohol, cussing, screaming, and being abusive to children present. They block the sidewalks so you can't get past them to go to the mailboxes; rifled by the kids and tenants. Mail is not safe. My key to the mailbox does not work. \r

The drug addicts call other tenants crazy and make derogatory and discriminatory remarks. These same people threaten bodily harm and rush to attack you if you if you state you will call the police on them. They state the police will not do anything. Obviously they have experience with that. They openly state they are opportunistic waiting for some excuse to call foul on others and threaten lawsuit/legal action because their kid ran into you on their skateboard. They block open the pool gate with a big rock so they do not have to use their key and leave their children unsupervised in the pool and the scantily glad little girls are out on the sidewalk for any pervert to snatch/pickup.\r

There is no property management supervision by day and no security by night. Anyone who complains about anything is the target of reprisals. Management is part of the problem. Many residents are elderly and/or disabled. The criminals call disabled and elderly residents crazy to justify and make excuses for their behavior and coverup their criminal activities by threatening the witnesses. Management needs to address and resolve violations of these criminal residents who make life difficult for others who reside here. Children are being subjected to criminal activity and neglected. When will one be taken as they go out on the sidewalk by traffic dressed in no more than bikinis and unsupervised by their parents or perhaps end up drowned in the pool. We need supervision, management, and security. God help us all.
