Worst

When we purchased our home from Smithbilt, they said they'd have a community pool. Well, that never happened. Pros: Nice Quilty Homes Cons: Lied About Pool

90 day warranty not honored! 8/29/2022

90 day items that Smithbilt does not consider an emergency will not (so they say) be fixed until the one year period is reached. A clicking sound from the AC that keeps the resident from sleeping is not an issue according to Smithbilt. Also, the rubber seal has detached from above the garage door, and hangs down giving a shabby overall appearance to the entire home...also not an issue according to Smithbilt. In addition, if the resident is not necessarily the owner...Smithbilt seems to have no interest in fixing anything! Smithbilt has chosen not to honor their contract in terms of any fixes as promised. I would recommend staying as far away from this builder as possible! more

Stay away from this builder if you care about "QUALITY" 4/29/2019

We bought a house at the Preserve in Oak Ridge and had some issues with warranty. Poor quality, no workmanship. Bad customer service and poor communication. The Preserve is a wonderful community. If you can get someone else to build your house there? more

Poor leadership, inappropriate employee actions 1/2/2019

Recently I moved into a development owned by Rialto Capital, where Smithbilt along with several other builders are selling homes and Southland Realtors (which the state indicates is associated with Smithbilt Homes and Rocky Smith is the Registered agent) has real estate agents with a facebook page promoting the development. This property has a wellness center owned by Rialto Capital in Miami, FL which was being used for wild drunken parties because the building was open 24/7 and had no security. I posted a youtube video review which according to messages I was sent by viewers, resulted in the loss of multiple sales of homes and the cancellation of one contract less than a day before closing. After this, a facebook page that indicated it was managed by Angela England of Southland Realtors, and Josh Sanderson of Smithbilt Homes began repeatedly violating my privacy and posting information online about my lease online. Totally inappropriate, unethical and unprofessional. I would avoid both companies. Incidentally, I also reported to codes enforcement that there are several handicapped people that live here, and there were no designated handicapped spaces which resulted in the parking lot being restriped. None of this has anything to do with Smithbilt, yet they saw fit to get involved online and tell fellow residents I have a "negative attitude" and will not be getting my lease renewed in October. Absolutely shameful, and if you read other reviews online, they are really good at making up excuses or shifting blame. In this case, none of this was even any of their concern, there was no reason for them to even know details about my lease, they are just a builder here at this point and don't even own the building that was having the wild parties. You will note they play dumb, in their response, however the employees above as well as the facebook page are associated with Smithbilt homes and I have phone recordings between myself & smithbilt employees as well as numerous email correspondences. more

Can I give zero stars? 6/24/2017

Had problems with them from the beginning. They didn't want to put in items on their own upgrade list! Very difficult to make changes and then told me to stay away during construction. Did fix a water leak promptly, but I am sure the leak was their mistake. Had to put foam sealant up myself to prevent drafts! Claim they will fix items after the year warranty but won't. Claimed they would fix some things on the 90 day, but made me wait for the year end. Never trust this builder! more

won't stand behind warranty after closing 4/2/2015

We moved into a new smithbilt home in January 2015. Many problems after closing. Very poor quality. Leaking water lines, landscape and drainage problems, cheap materials used because lots of items already broken and wearing out. All items suppose to be covered under warranty. No one ever answers the phone. If they do call back they say it is not their fault. Don't buy from this builder. They will lure you in with cheap price. You get what you pay for. Many other quality builders in the Knoxville, tn area to choose from. more

Best Affordable Homes in East Tennessee 11/25/2013

You can not find a better built home in the price range that Smithbilt has anywhere in Knoxville. The agents are helpful, the warranty department has always stepped up to help with any issue and we have never been lied to. I don't know about the other comments but we have had nothing but great experiences! more
