This place is horrible , kids and animals run amuck , things will get stolen out of your yard , get ready to hear loud music late at night , the water is off at least 4 times a month because all the pipes are old is what I heard , the rent is incredibly high for a trailor , the ladies in management are rude and think they know everything , my deposit was same as last months rent , so after reading all the bad reviews I stopped payment on my check , and made sure the place was spotless because I was not going to be out both , they charge you to use the swimming pool , that's ridiculous , also the streets flood , drug dealers , and you have to mow your own grass , from know on I'm going to review things before I move or purchase anything and people reading this should do the same more

Avoid this property. I have lived here for 11 years. Under previous owner and management I loved living here, however since new management, I have not. This past summer, the swimming pools were not open for the residents. They increase your lot note every year. The water is off or the pressure is so low you can't shower, wash clothes and do your dishes. The management will pick out certain homeowners and look for anything to complain about. Leave threatening letters on your door, but let other houses around you run down, leave the grass growing knee high to a giraffe. The houses can have tons of holes in their skirting but they will not take care of it. The manager will allow some residents to park where and when they want, but will have your vehicles towed at your expense if one tire sits 1 inch on the grass. I've taken numerous pictures and forwarded to the Regional Property Manager, and yet those certain friends of the manger are still allowed to park their vehicles in another part of the park and back their 5th wheel trailer up on the grass. \r When I moved into this community I was told, there were no renters, only owners allowed. They ran a background check on me, and I was told anyone living in my house had to have the same. I asked the Manager to help me sell my house, and was told no. I don't like that the management now rents out the houses. I will move out as soon as I can afford to. Everyone knows its not cheap to move a mobile home. So they have the upperhand, but I will not ever suggest anyone move into this park. more

We lived here for about 1 year in the old section. Everything was pretty good at first. I soon found out that my neighboors were known felons and drug dealers, I complained to the office several time and I was told over and over that it was a know issue and had been a problem for some time. Finally after they stopped paying their rent, they were eventually evicted. Things were better after that, but the water was off at least twice a month. Due to all the pipes beign old, there is a constant problem with line breaks. Expect water interuptions often and without any notice. more

These guys are great. All around. Adriana at the office did everything she could to get us into the rental. Our credit was shaky but she worked with us to get everything in order. And at first things weren't perfect. There was a small hole in the sink and in 1 week the sewer was plugged from when they moved the house on the lot. They ordered us a new sink the next day. And the sewer was dug up and cleared 1 day after we notified them. That and this neighborhood is great. It's close enough to all retail you'll need, but far enough back to be away from traffic noise and polution. We have had no issues with any noise or rude people. And even enjoyed people stopping by to say hi when we were moving our stuff in. If you want a nice pretty and quiet place to move to come here. If they had issues in the past i can say they have been dealt with. Also like no separate water and sewer bills. And knowing first hand, people with kids will love Pearland ISD. They helped diagnose my son's dyslexia. Wished I had come here in 2007 instead of the place on O'Day Road! more

parks not a bad place to live 11/14/2009

We have lived in raintree for 18 years. it's a good place to live, quiet when the office is open, week end sometimes get loud but only at a few known homes,we all wished they would move. New company has a battle on their hands to clean it up.It use to flood real bad but new management has fixed that problem.Have seen lots of clean up. Most complain because Managers to strict, We want the rules back it keeps the riffraff out.This is our home and we watched jack get to old to fight the crap, bring the rules back and get rid of the few homes that cause problems, We do not have water sewer or trash bills only lot rent. We like the improvements so far, we hope they keep coming...stay away if your going to cause trouble, we want to live here in peace. Pros: nice, community,location, water and trash are free Cons: well water, some residents dont follow rules more

BAD PLACE TO LIVE 10/4/2009

Have lived here for 3 yrs now, trying to get out of it...too many illgals with ons of loud music and neglect through out. the front office fixed up their office but left squat for th residents....they take your money and raise the rent every year and give nothing back and take no action to clean it up. they letanyone do anything and then blame you.....stay far from this place or youll regret coming here Cons: LOUD MUSIC, Money hungry management, TOO MANY ILLEGALS more

We lived in Raintree Acres for years. The management here cares nothing about the residents-only will take your hard earned money. Upon making a reasonable maintenace request I was asked to leave. The management is really lazy and all they care about is the money you pay them. Expect nothing in return. The water at the park has rust in it and is unfit to drink, but again management could care less. They kept our lot deposit after we moved, something which was also not right or legal, but what do you expect from a company whose only concern in themselves. This park at one time was owned by Clayton Homes, but has since been sold to some sorry company in Colorado called Yes Communites who are even more uncaring than ever. Take it from someone who lived there a long time and totally avoid this rip-off company. I have nothing good to say about these deceptive con artists. Cons: plenty more
