Basically another in a long line of developers intent on purging manhattan neighborhoods of the very people who helped build them into coveted places to live. And then take advantage of the very neighborhood for financial gain as opposed any real feeling for NYC. They will attract like minded solipsistic, self absorbed people (who have no business being in the city to begin with) who think parting with 60-75% of their income for housing is a good deal. Sadly, NYC is not the same place it was during it's golden age. Hopefully the financial crisis thats upon us will last long enough to put a hurting on this mindset. and get things back to normal. Sometimes you have to burn down part of the forest to save it.
