The Brodsky Organization

This is my first review ever and I am prompted to write because I have been so impressed by the level of professionalism delivered by the Brodsky organization from the doormen in my building to the high level staff at the Brodsky Organization. They had no reason to take care of me in the beginning as I was a a tenant inherited from a building they bought. They not only helped me find another apartment that suited me but were extremely kind, courteous and understanding of the difficult situation I found myself in -- moving my child during his school year. I moved into another Brodsky Building thanks to the honest and very practical advice of Michelle Frucht (Director of Leasing). She is truly an unexpected find in the Real Estate world ... a professional who is efficient, excellent at what she does and is genuinely people-oriented. I believe the Brodsky organization must be well run since the staff in my building 420 W. 42nd Street including Doug who runs the rental office and all the staff at the main Brodsky organization are just easy to deal with and great at what they do. I highly recommend them and their buildings. While I understand that others may have a different perspective I stand by my experience of the Brodsky organization having lived in two of their buildings. more

I lived at 200 W. 60th St, one of the Brodsky/Urban associates buildings. The first thing I want to say is that there is a housing project 1 block away. The leasing agents dont tell you that, and the area is much more dangerous than the rest of the UWS. Secondly, this management company has been unwilling and unable to help when I wanted to leave my roommate. They would not let me sublease my bedroom when I left. Also, they would not divide up the return our security deposits in the amount that we each paid for it. And, of course, my roommate would not give me what I was owed. They basically assisted in breach of contract and larceny. Thirdly, there is constant noise and construction going on in the building, and it is so insanely loud all day during some of it. I will never live in one of their buildings again, and I suggest you avoid them at all costs. more

I agree with the above reviewer. I recently moved out of Beaux Arts and don't regret it for a minute. I lived on one of the upper floors, which was somewhat updated, so I'm not going to complain about the ratty carpets (which the other floors have). My gripes with the building are simple. It's old, falling apart and management constantly ignores tenants and their needs. At least once a week, when I walked into the building, there was some sort of emergency/complaint being relayed to the doorman (smoke coming from the stove, plumbing issues, leaks, electrical problems, crumbling plaster, offensive odors, noise levels and so on and so forth). Yes, there are crawly creatures, but that comes with living in the city. Unfortunately, the situation is worsened by poor maintenance. As for office management, there are numerous problems voiced by many residents. The overwhelming one is the curt, sometimes nasty, and unresponsive nature. Management's main concern is do very little and spend very little (evident by poor building amenities and constant problems - such as elevators getting stuck). I left the building for two reasons. First, I was disgusted with the renewal lease. As the above reviewer stated, my renewal lease was more expensive than new tenants (for the same type of unit). In addition, the terms of the lease had drastically changed, where you are locked into the apartment no matter what. Secondly, there are much better apartments (updated, newer, more perks) at equal or better pricing. On a side note, the commenter of the first review should learn some manners. This is a forum to express one's concerns, compliments and commentary. All she (a non resident) contributed was a lot of hot air. To add, in this market, landlords (for the most part) are bending over backwards to keep tenants and make them happy. As a supposed broker she should know that... unless she's been living under a rock (or is simply dumb). As a former resident, I can tell you Brodsky org is not the best landlord. Rather, far from it. brodsky org owns a number of buildings in manhattan. i lived in its beaux arts property (307/310 east 44th st). let's start with the building/units - beyond the art deco lobby, there lies old and dirty carpeting, grimy and peeling paint on the walls, moldy corners and rooms, infestation galore and constant elevator problems. the poor maintenance exacerbates the situation... mostly b/c management refuses to spend an extra few dollars to fix up the building. as for the unit, they are prewar (but without the benefits) - poor water pressure, thin walls, and tiny kitchenettes. the last straw is that management is unwilling to keep their good tenants.
