Currently a Slippery Slope 8/16/2009

Unfortunately it saddens me to write this review. At one point in time, Stationhouse Square was a fantastic place to live at, but unfortunately that is no longer the case. To give some background, I have been living here for three years. The first year was in the two floor style apartment, and the other two have been by myself in one of the single floor configurations. During this time, the management has changed, as well as the property, but none of it has been for the better. Now, this isn't to say this place is a cesspool, but it does stand a lot to be desired. What makes this matter frustrating is that it's on the verge of being an excellent property. It's close to campus, it was built in the mid 80's, and is a contained complex rather than a house split up into many smaller units (this is common through Old Louisville). However, there is a strong lack of oversight, and it shows within the property. Many of the units are in varying stages of disrepair, and the grounds are infrequently maintained. Personally speaking, in the two years that I have lived in my current unit two major problems occur: - I have had my ceiling leak three times, one of which required my bedroom to be re-drywalled. - My AC unit has failed a total of six times, often sitting in disrepair for days at a time. When the unit was eventually replaced, it was woefully underpowered, and has been experiencing varying stages of failure. Outside of my unit, several issues have occurred in the complex: - A gentlemen fell through the stairs on the western side of the complex due to welds that failed due to lack of maintenance - Surrounding trees becoming extremely overgrown and completely blocking the paths of sidewalks - Widespread leaking during rainstorms Further complicating this situation is an apartment manager who is largely unresponsive. While I am certain they mean well, the quality of their work leaves much to be desired. The majority of calls placed to the office are unanswered, and messages are rarely returned within the same day (if at all). These concerns have also been echoed by a number of tenants. When you take these factors into consideration of the fact that I am paying $710 per month, which is a reduced rate, it becomes apparent that things do not add up. When the company that manages the complex (Underhill Associates) was confronted about these issues, they were quick to place the blame on the maintenance workmen who had recently left, rather than taking full responsibility for their property. I suppose the opportunity for him to be a scapegoat was just too good to pass up. As I mentioned at the beginning of this review, I dislike writing negative reviews, but honestly I want the public to be aware. Until major changes are made, I can not recommend this establishment. There are simply too many other locations that offer better service at a much more reasonable price. Pros: Good proximity to Campus Cons: Ineffective Management, Poor Maintenance, High Price more
