I have been a renter for over 8 years and have never had such a horrible management company in my life! The house looked nice but when I moved in I realized it was in terrible shape. We had no hot water sereral weeks out of my lease (on and off), a gas leak, mold in the kitchen. The back door (which was actually an inside bedroom door) kept opening. I lost my dog 4 times before I finally got them to come out and ""fix"" the door. I can't tell you how many times I woke up to an open back door. I felt completely unsafe for a year as this fix was only temporary. \r As for the cutsomer service it completely did not exist. I would put in a request and it would take days to process. Lisa, in charge of legal, was completely rude every time I asked her any questions regarding the lease. She came to do a walk through which she completely belittled me the entire time and had a horrible attitude.\r When I finally got out of this horrible lease I called about my deposit. Now they are to busy to anwser any of my questions. I doubt they will ever send me my deposit back.\r -DO NOT RENT FROM THIS HORRIBLE COMPANY- more

I wish I could figure out how to contact any person looking to rent from them and tell them that under no circumstances is it worth it. They clearly do not pre-inspect the property and videotape, as they say they do to the property owners who they charge 8%. Then, when you move in and there are clearly broken items, they require that you take off the time from work to fix them; items which should have been fixed before move-in. We assumed there was air conditioning at the property we rented, then when we moved in, low and behold, it wasn't working, and they told us that ""they didn't advertise for it,"" and to contact our realtor....how would he know if the air conditioner works?\r \r I urge you not to use them for any property you consider renting. They should be ashamed of themselves and it will be God that judges each one of those women for behaving the way they do. more

The WORST experience ever!!! 12/31/2010

I had a Million problems renting a townhome in the HB Harbor from AM/PM. They don't even inspect the property, they just have someone paint and lay down new carpet and let the next person (me) move in. Half of the electrical outlets didn't work, garbage disposal didn't work when I moved in, the hood over the stove didn't work, I can go on and on. They place wasnt even properly clean when I moved in, mold in the shower track and baked on grease and food particles in the oven. \r \r The worst was in the dead of winter my furnace went out and they said I had to deal with it myself by calling the gas company. As soon as the gas co. determined it was nothing they could do on their end THEN AM/PM would finally submit a work order to have it fixed. The soonest appt the Gas Co. had was 2 weeks away. I ended up getting sick, living without any heat for over 2 wks. It was miserable! I should have sued them-it's the property managers responsibility to provide tenants in CA w/heat. It got to the point that I was calling and calling so much with maintence requests that I began to instantly recognize their voices over the phone (Connie, Lisa etc) \r Overall, I had to have so many maintence repair guys come out to the property (plumbers, electricians etc) over the course of my lease that it was becoming like a part time job, always having to be home to let someone in and explain the problem. I ended up using up personal vacation time because the previous tenants trashed the place and all AM/PM did was paint and lay new carpet-they didn't inspect the propery at all before I moved in. \r The worst was when my lease was up (12 months) they automatically raise your rates if you want to stay! (Who do they think they are? The Irvine Co?) \r BEWARE! If you rent from them and you sign a year lease they WILL raise your rental rates if you want to stay! They advertise a low price to get you in, and once your settled and you want to stay they jack up the rates.\r I hope they get their a$$ sued someday!!!!!! >:( It was a complete NIGHTMARE renting from them!!!! more

AM PM Property Leasing -GREAT!!! 9/16/2010

I have leased a property with AM PM since May of 2009 to present , September 2010. All of the team members have been extreamly professional and helpful. I recently had a leak in my unit that came from the unit above me. I called AM PM and spoke with Connie about the problem and she promptly had a plummber there ! Subsquent conversations with Lisa,Candi, Maureen and Susan Harris, about the leak, assured me that the ""TEAM"" was invloved to solve the problem and restore my home and peace of mind in a timely manner . They are always willing to answer any questions Or solve a problem I have or had . They are a great group of professional women to work with !\r \r more

Renters Also Beware!! 3/10/2010

As far as property management companies go, AM/PM Prop. Mgmt. is awful. They are rude, their business practices are questionable, and in the end, I am thankful I did not rent from them.\r \r I found a great apartment they had listed, which had been vacant for over 200 days. My real estate agent was working out the specifics with them, and while they had already lowered the lease by $200, they indicated to him upon completion of my application they would be willing to negotiate down again. \r \r I went to the office to drop of my application and ended up speaking with Lisa Chavez. From word ONE, she was incredibly rude, short, and extremely unhelpful. She indicated they hold apartments for only 7 days, PERIOD. I was asking they hold it for 20 days, as I needed to give my current landlord notice, etc. My realtor then spoke with Lisa the following day, and in her recurring rude tone, said we should get my application processed (which includes my $30 fee), and she would see what she could do about holding longer. I could picture them taking my $30 then coming back and saying sorry, we won't hold it for you past 7 days.\r \r I decided to speak with the president, Susan Harris, in hopes that she would not only want my business, but be willing to work with me on this. While Susan was not as outwardly nasty, she was condescending and passive aggressive. She repeated their policy and spoke down to me, asking, ""well, would you want to work for free for a month?"" I told her I was aware of her policy, and was only asking for an additional 13 days (I would pay the deposit ASAP if they would agree to hold it), and felt that since it had been vacant for over 200 days, another 13 wouldn't break the bank.\r \r She was rude, short, and quite frankly, I wouldn't want them as my landlords as their business practices and customer service are HORRENDOUS. Could you imagine if you needed maintenance to come out or something of the like?\r \r BEWARE if you are looking for an apartment and come across them! more

Susan Harris is a slum lord she has no business managing property. I can't wait get as far away as I possibly can from this person. She is ignorant to the laws of leasing. Do not get involved with this business or any of her staff....poor poor poor ... more

don't fall for the slick sales pitch 12/2/2008

I've hired several property management services to manage my SFR property in Orange County. None were very good; mostly only interested in collecting their monthly cut. \r \r AMPM was BY FAR the worst. Susan and her daughter are dishonest and they are pathological liars. AMPM requires a 1 year contract, because you'll find as I did that shortly after hiring them, you will want to fire them, but can't. They claim to do video records of pre-move-in, but when you ask to see your video, they don't have it. They disregarded my instructions and rented to people I told them not to rent to. They failed to inspect the property prior to the tenant's move-in. They botched every aspect of managing the property. Hiring them turned out to be an absolute nightmare.\r \r Before hiring them, they will give you a great presentation about their services. It sounds very good; don't fall for it, as I did. It's all false promises.\r \r The day my contract with them ended, I fired them. If you let these people manage your property, you will be very sorry, and you'll be stuck with that regret for a full year. more
