Our biggest complain is that she didn't work very hard, e.g., she hardly ever found a house for us to look at and all the houses that we considered, including the one we bought, were found by us. In addition, she had a tendency to be late at showings and had a habit of making exercuses. One time, we had to wait for a half an hour for her, after she showed up, she said that she got stucked behind an ambulence which was behind someone who was driving too slowly. Instead of saying sorry I am late, she put the blame on that driver and said, "what if that was your mother?".
We also had a feeling that she was not looking out for the best of our interests and pushed hard for a quick sale. For example, she would use tactics to encourage us to bid on a house by suggesting high interest/traffic on a house when in fact that not only there weren't any, the sellers were desperate for a sale. The previous owners to our house left tons of trash before they left, and Margaret "assured" us that the trash would be picked up. Unfortunately, the closing date was the day before the trash pick up day and she absolutely did not suggest to wait and have that issue resolve before signing. After we signed the paper, the garbage company wouldn't pick up unsorted/unorganized trash and we ended up spending hours and hours sorting through garbage. She certainly was not helpful anymore by that time.
During the negotiation, she was not on our side either. I don't think that she negotiated at all besides passing along our bottom line highest, but supposedly hidden, price to the buyer's agent. I remember that when the difference was $1000 and we didn't want to go up that much, she became irritated and said something like a lot of people have worked hard on it and we should not hold the deal back by this trival amount. It was a good thing that we insisted on our price.
Overall, I will recommand her to anyone as a buyer's agent, especially first time buyers like us.
