Dealt mostly with Jason Sullivan. Dealing with him was a comedy of errors and incompetence. Not to mention Moral Bankruptcy. He would go and put pre eviction notices up on our door, after we already paid him, because he was too stunned to look in his desk for the post dated check. Also, prepare to get ripped off and have your damage deposit unlawfully confiscated. It's bad enough he won't have things fixed before you move in, but accuses you of breaking the very SAME things after you leave so he can get his greasy, grubby little hands on your money. Such was the case with the Microwave he billed us $90 for that was already broken before we moved in and he had charged the previous tenants for. If that is not the definition of Sleaze, I don't know what is. If it's not that, it is charging outrageous rip off prices for the smallest of deficiencies. Under the law, none of this is allowed or would stand up in court. Contrary to what he will tell you, they are not allowed to charge for wear and tear, previously broken items, charge excessively for labor or parts and MUST show receipts. They are also not allowed to charge you NEW prices for old worn out items that have been legitimately broken. He is also not allowed to charge you for wear and tear marks on paint, which I know he charged the previous tenant for. How i know this is that when I told him not to bother painting as it didn't look that bad, and I wouldn't be there long, he gave me a secret wink and in a sly voice said "that's how we get his money from the damage deposit". The reality is, if anyone else but a property manager or landlord did this they would be criminally charged with embezzlement. If you have this problem with him or anyone else in that crooked little shack, send them a DEMAND LETTER returning what you feel you are owed and why he is over charging you. When he ignores this, get competitive estimates and Subpoena all records relating to maintenance fee's charged to previous tenants for court.
