The request was for a new deed, not a deed modification. The quote for a new deed was estimated to be between $100.00 and $150.00. Because the deed was going to a Trust, an additional document, a Trustee Certificate, was required under MA law. \r
The total invoice was $177.00.\r
This included: obtaining a copy of the deed from the Registry, communications regarding the trust, drafting the deed and the Trustee Certificate, sending both out for signatures, receipt of executed instruments back and recording those with the Registry and forwarding recorded instruments to Nick t.\r
The total invoice over the quote was $27.00 (which included overnight postage fee.) This amount is 18% over the high end of the quote of $150.00.\r
