I rented from this property management at one of their apartment complexes in west Eugene - it was about four years ago. Three good friends of mine rented from them until recently. So read this with that in mind. I have quite a bit of experience and first-hand knowledge about Umbrella. Issue #1: In 2016 Umbrella sent out a sixty day notice to all tenants saying they were going to raise the rent substantially - it varied slightly with some tenants but the average raise was $110. Virtually everyone received a notice that rent was going up over $100. In past years, such as the one year I lived at one of their apartments, the raises had averaged $15 per year. As a result of the $110 rent increase, the vast majority of tenants were forced to move out. This included three of my personal friends who each had their own rented one bedroom at an Umbrella property. Umbrella apparently instructed the front desk people to give excuses, the most used one being, "This new amount is the fair market rate for this area now." Frankly, all you have to do is look around to see if $1000 a month is the "fair" market rate for Eugene for a one bedroom. It isn't as of 2017. Issue #2: Umbrella uses deception to hold onto deposits after people move out. This happened to these three renters who are friends of mine. The most noteable is "D.S." - he lived there for fifteen years and left the unit spotless. He was charged for installation of new carpeting and said he would lose his entire deposit and owe an additional 550 for the new carpet. . What does Umbrella expect from a tenant who kept the same carpet for fifteen years? He never caused trouble and was an easygoing man. They knew it and took him to the cleaners. more
