Cynthia was the selling agent for my home in Yelm. I gave Cynthia two stars only because of her helpful staff, who were great to work with. Specifically, Valeska and Cindra were professional, friendly, knowledgeable and provided excellent service. Cynthia, on the other hand, while knowledgeable about the Yelm market, did not have my best interest at heart. She is rated as the top performer in Yelm for selling houses because that is all she cares about – selling houses. But she does this at the expense of maximizing value and proceeds for her clients.
All she cares about is making the sale at any cost, and she accomplishes this by trying to convince you that your property is not worth as much as you think it is, pushing you to list your home at a below market price. Had I followed her pricing suggestions (which she says was based upon market analysis), I would have lost $37,000 from what my property sold for. Also, once an offer comes in, Cynthia strongly pushes you to accept the offer as is, rather than negotiate, even when she has knowledge that the buyers have fallen in love with your home and would most certainly negotiate. I lost approximately $8,000 by following her advice on this aspect of the transaction. It is important to note that what could have been $8,000 additional dollars in my pocket by negotiating the offer more aggressively would have only resulted in an addition $240 in commission for Cynthia, so she has very little financial incentive to negotiate once an offer comes in. It is in her best interest to close the deal, rather than to maximize your proceeds.
In addition to not having your best interests at heart, Cynthia is also extremely condescending in all of her interactions, and is not someone that I would ever work with again. Save yourself a lot of money and use someone else who actually cares about your best interests.
