was a kinda nice place years ago when alot of seniors lived her but recently lotta addicts & mentally unstable people living here, homes are broken into now and it is just not so...

I only live here for a few months and so far all the people have been very friendly.management and the park workers as well... i have lived in apartments and have owned several homes and in every case the way things are around you is what you make it .if everyone took care of their own trailer and the property around them and watched out for each other it would be a great place to live .. believe me it could be alot worse.. if you see something wrong going on do something about it.. we make the difference..lets all work together to make our park an awsome place to live... more

Trailer Park of Horrors 10/10/2008

horrible place to live, property manager angers easily, no water pressure, rent increases each year with no capital improvements being made..pot holes galore,, noisy tenants...management tries to bully the tenants..maintenance staff walks around with beer while working...outdated septic system..septic backups into trailers....good luck if you move here Pros: None to mention Cons: Parking more

Stay away from Vanguard, some nice ppl but lots of druggies 2* 9/22/2008

Vanguard is a dump, (about 12 nice homes otta 100ish..... new mananger is nice but they give you NOTHING here as far as amenties go, NOTHING but keep raising the rent way to much every single year. Lotta druggies here 2. Stay away unless you like having your place broken in to. Manager is nice guy but only so much the poor guy can do wit the palce~ Pros: nice manager trying to fix the place up* Cons: druggies & no amenities at all* more

Not very nice at all. Not sure what that other person is talking about. Maybe she manages the place. Pros: there is another place down the road Cons: water pressure more
