BEWARE! BEWARE! THIS COMPANY IS A SCAM!!! I HAVE 7 HOUSES THAT THEY MANAGED, ONE WAS ONLY RENTED OUT FOR 2 MONTHS OF THE WHOLE 1 YEAR THEY MANAGED IT. THEY LET MY HOUSES GROW MOLD, DID NO REPAIRS OR MAINTENCE WHAT SO EVER!!! HOUSES ARE FORECLOSED ON WITH TENANTS STILL LIVING THERE AND PAYING RENT TO THEM, BUT THE MORTGAGES NEVER GOT PAID!!!! PEOPLE SMARTEN UP!!! IF IT SOUNDS TOO GOOD TO BE TRUE, THEN IT IS. THERE IS NOTHING GOOD ABOUT THIS COMPANY OR THE INDIVIDUALS ASSOCIATED WITH IT. THIS GUY SHOULD BE IN PRISON FOR MORTGAGE AND INVESTOR FRAUD. HE WILL SCREW OVER THE WRONG PERSON ONE DAY AND LEARN A VERY PAINFULL LESSON. WHAT GOES AROUND COMES AROUND. As far as the two comments are about Sun Oak Properties, I have no issues with them what so ever! I walked into Sun Oak Properties about 2 years ago and have purchased about 6 properties in which they do manage and take care of. I know that they have had some issues on the tenants on the properties but that is normal in South Bend,IN. I referred my brother to Sun Oak who is not doing to bad either. I understand that the housing market is low and they are not able to sell my properties but they are doing what they can. I have been in constant contact with them, we may have had our disagreements but they have done everything to make sure that I am happy with my investments. I refer Sun Oak Properties. more

The person who wrote the previous review about Sun Oak properties is absolutely correct. I was employed by them not very long ago and was ""reeled"" into purchasing property with the understanding that they would handle the payments and or ""upkeep"" of all the properties. Well, that turned out to be a fiasco, because as soon as I questioned something the mortgage payments stopped along with my paycheck. I am now facing foreclosure on a property that is in Indiana with no assistance available. When I asked for keys to my property I too was given excuses. If you are approached by these unprofessional backstabbing con-artists run as fast as you can, keep a hold of your hard-working earnings as they will disappear if given to them (Sun Oak properties). This is not an opinion, it is a true fact since I was employed by them at one time. Pros: Not one iota. Cons: Every word that exits from thier mouths. more

I ENTERED INTO A BUSINESS RELATIONSHIP WITH ""SUN OAK PORPERTIES"" ON MIAMI STREET IN SOUTHBEND A COUPLE YEARS AGO. IT HAS DONE NOTHING BUT HURT MY CREDIT. AND THATS AT THIS POINT, WHO KNOWS IF I CAN SELL THESE PROPERTIES RIGHT NOW. I ASKED FOR THE KEYS TO MY PROPERTIES AND THEY STOPPED MANAGING THEM. PART OF THEIR ""PROGRAM"" IS THAT THEY WILL MAINTAIN YOUR RENTAL PROPERTIES AS LONG AS YOU BUY 4 PROPERTIES A YEAR. WITH THAT SAID THEY CLAIM THAT THEY WILL PROVIDE YOU WITH FUNDS TO COVER YOUR MORTGAGE IF THEY DO NOT HAVE A RENTER FOR THAT PROPERTY. AS SOON AS I ASKED FOR THE KEYS TO MY PROPERTIES. EVERYTHING STOPPED. NOW I HAVE OVER 400,00 DOLLARS IN REAL ESTATE THAT I HAVE TO MAKE MORTGAGE PAYMENTS ON.
