Worst Management Company EVER!!! 2/8/2008

My wife and I rented from the Traditions Apts in Orlando which ended up being the worst place ever. Shootings, My apt was broken into and the gate never worked. So we gave a 60 day notice and wrote them a letter saying we are leaving the apt for fear some one will get hurt or worst! Due to the shootings, break ins, and our car being vandelized. I feared for my wife little Son's safety. Southern Management Then tried to take us to court for leaving. They put on my credit almost $4000 in collections. Which ruined my credit. Others there started a class action law suite. Southern Management LOST! and we were told it would be removed from our credit and it has not... Southern Management keeps renew it. They are striaght up CROOKS!!! Pros: NONE!!! Cons: THEY ONLY WANT TO HURT YOUR CREDIT more

Southern ""Screw You"" Systems 10/4/2007

I am currently trying to get out of a Lease from PEGASUS LANDING (DO NOT RENT FROM THEM.) There is NO way out of their lease. You cannot pay any fees or get out without Releasing or Subleasing. Good luck trying to do that, because NOONE wants to mve in there. It was recommended to me by a roommate, whos turned out to be a complete inconsiderate and selfish snob. \r \r Anyways, i was trying to weigh out my options and just let my 525 go to the collection agency which is Southen management Systems. I tried calling to inquire about rates and policies. I was friendly and explained my situation. All I got was ""I cant help you. ::click::"" From ""Shena"" the ""Answering Personel. I tried calling back and got Shena again and told her I'd rather pay her than Pegasus Landing and she just hung up on me again. I called a third time and immediately asked to speak with a manager who promply picked up and gave me a VERY RUDE attitude and i literally said "" I WILL PAY YOU"" and she shut up. Then i asked for the fees and she said there are none, and just hung up on me. What a bunch of idiots and liars. An answering service's only answer is hanging up. \r \r Trust me, weighing out the lesser evils, i would rather pay the apartment complex over this collection agency.\r \r Then again, i guess I would be completely and rude and probably miserable working there, which in turn reflects in the phone calls. NO MORALES!! WORST COMPANY EVER!! 8/24/2007

These people are scam artists!!! We rented an apartment at Palm Bay apartments (big mistake considering there was a guy on the day we signed out front yelling not to trust them) only to discover the very first night that the place was overrun with insects. We had a 2 week old infant and were forced to commute from Melbourne while they ""took care"" of the problem. BUT, the insects came back 2 days later. THEN..the roof burst and flooded all of our belongings, due to previous hurricane damage. (half of the complex was already condemened) We were only there for 3 weeks. The city came out and said that it was uninhabitable and we moved, of course, because there was standing water throughout the first floor and the insects were clinging to all of out stuff for dear life. We lost ALMOST ALL OF OUR FURNITURE!! NOW, Southern Management Systems (who coincidently have the same address as this apartment complex listed as their office) is trying to collect $2,160 from us for rent for months we didn?t even live there, even though their own policy states that they must provide a SAFE LIVABLE ENVIRONMENT and the city said that we had to move AND we gave the required notice. We have repeatedly contacted Southern Management Systems and provided all the necessary documentations, only to be told that it wasn't good enough (although lawyers said it was more than sufficient) and they reported it to the credit agencies. DONT TRUST THESE PEOPLE. THEY ARE SNAKES. Cons: You will regret working with this company more

I am also a victim of these so called ?debt management agency.? This guy (Robert Weaver) is a big LIAR. He says that I owe them money $105. He keeps saying that they sent me many notices to this effect which never reached me. I just moved to a new place for a new job and was checking my credit report when I found this item listed as a key derogatory. \r \r I called him from my new office cell phone and left him a message as he was away vulturing other people. He returned my call and gave me an itemized list of things that resulted in that $105, which I have no idea where they came from. When I asked him for a copy of the bill/invoice, he kept on saying that he called me 20 times on the same number before in the past 2 years. When I questioned him as to ?how he can call me on a 5-month old number for past 2 years?? he hung up the phone.\r \r Let me know how I can also be a part in supporting your legal action against them\r \r more

Company's days are numbered. Loan sharks 5/26/2007

They are fraudulent at least and crimminal at best. I moved into a student apartment complex. The complex switched me to another apartment and we did all the paper work. Now that I have moved on over a year ago I start getting calls from Mr. Terrance Mayes from Southern Management Systems in Orlando Florida. I explained that the bill was taken care of and proper documentation signed. He doesn't care. He wants a 120.00. Money I do not and never did owe anyone. The company is under investigation by the FTC. They are scam artists/crimminals. I have retained legal counsel and we are filling legal action against them. We have contacted over 400 persons with the same complaint and have information from one of their former employees on how they operate. Her information and intra-company documentation has been invaluable. I'll keep you posted. Cons: A horriblbe company. more

I sent an e-mail to the state attorney that included all these reviews including mine from previous. I made sure I copied robert Weaver and the silly relations staff..... \r \r Let me tell you how the harrassing phone calls stop and rediculous messages ceased...\r \r I can't stand Southern Management AND I can't stand that bee-yach behind regional manager Robert Weaver who for all I care can happen to walk out one day and lose his feaking legs or feet. I garantee the M F only then will learn to respect more

Southern System Management located in Orlando Florida is a company that claims to be a ""collections agency"" whose clients include the ORLANDO SENTINAL. Problem is, they also market themselves as a ""debt counseling"" service. Can you say conflict of interest? I bet the FTC can.\r \r In other words, they create customers for their bogus debt relief services from the debtors they are hired to collect from. Wonder if the Orlando Sentinal is aware of this. They are now. \r \r The conflict of interest is offensive enough, but this boiler room operation is so full of conivance, vanity, and manipulation....that it's only a matter of time before the Federal Trade Commission shuts them down permanently.\r \r Kim Baker is one of the participants in involved in this boiler room operation whose conduct is so patently offensive and illegal...she should hire an attorney....soon.\r \r She had harrassed and harrassed my company over a 80 dollar bill that ended up being a ""misbill"" from the Orlando Sentinal. YES! It was a mistake! We did not OWE A DIME. \r \r The paper apologized for their mistake. Kim Baker and the company Southern Management Systems.... she works under--- did not. They kept trying to collect a debt that even the client told them was a mistake. Can you spell FRAUD, Kim?\r \r But that didn't stop Kim Baker and Southern Management Systems, who continued their ""shake down.""\r \r Kim Baker and her cronies picked the wrong Italians to mess with. Cuz she might end up in prison for her actions and those of her superiors. And they might join her if we have anything to do with it. And rather then simply apologize for their lack of due dilligence, Kim Baker continued the harrassment. And that my friends, is illegal. And it's considered...criminal. more

Unethical 3/8/2007

As far as unprincipled goes, I would never recommend this company to the public. As for a reputable collection agency goes this is the most unethical agency I have ever conducted business with, they disregard the law, bypass any type of structure. A company which must hold standards to conduct they are ill-mannered and foul mouthed to the customer. more

Account information disputed by consumer 8/15/2006

This company is not playing by the rules when collecting debt for creditors. They ignore the law, facts and have no respect for the consumers. By Florida law you are given 30 days to dispute any claim made against you, the consumer. This company ignores your letter's and only sides with the creditor and files the bad judgement with the credit bureau regardless of the facts. the amount owed is not correct and they still submitt negative remarks. If this happens to you, please file a formal comlpaint with the FTC, Attorney General's office and the 3 major credit bureau's, TransUnion, Experian and Equifax. \r \r You can stop a debt collector from contacting you by writing a letter to the collector telling them to stop. Once the collector receives your letter, they may not contact you again except to say there will be no further contact or to notify you that the debt collector or the creditor intends to take some specific action. Please note, however, that sending such a letter to a collector does not make the debt go away if you actually owe it. You could still be sued by the debt collector or your original creditor. more
