I would NEVER rent from them again and I would NEVER recommend them to anyone. Almost all the good reviews on here are from ""guest""! It's gage, trying to keep the stars higher. They only care about money. I paid my rent on time every month and they refuse to fix things that were bad, like a leaking roof etc. They tried to keep my whole deposit plus add extra charges. Had I not had proof, I would not have gotten my deposit back. They lie at any cost necessary. They are nice until you sign a contract. I could go on and on but my point is...This is a horrible company to do business with. I moved to Lawrence in 2012. This was my first rental company. As long as I live in Lawrence I will tell everyone...SLUM LORDS. more

This is the worst management company to rent from. I took over a friends lease because she had to move out of state. She had a cat and paid the extra monthly fee and when I said we didn't have a pet anymore and needed to take the extra rent off they said that they said they couldn't. Numerous issues with the place and every time I called they said someone would be over to fix it then no one would show. I finally gave up after calling three times. more

Fortunately I never rented from gage management, they couldn't even properly show their rental properties. I went to see Emery Place, which is at a great location only a few blocks from KU. The women they sent to show me the various apartments in the complex had very poor social skills. Walking into the 2 bed 1 bath basement apartments looked like walking into a celar straight from a horor film. The basement hallway that led to the apartment had paint chipped from the walls and pluming lines everywhere and very uneven flooring. The apartment itself was worse. Walking in it smelt like pure cigarette smoke, the place was a mess with cigarette burn marks all over the carpet and the tenants stuff in piles everywhere. Obviously it wasn't their fault that the current tentant kept the place like that. However, the women showing us the place didn't even acknowledge how disgusting it was or comfort us with the fact that it would be cleaned after the tentant moved out. Not a word. We saw a one bedroom on the third floor of emery place which involved walking up a wooden staircase and platform in from of each floor. I tripped over one wooden board that was sticking out a good 3 inches and when we left that apartment looked at it closer to see that it was clearly not the only loose board 3 stories up from the ground. Once again no comforting words from the leasing agent. I was hoping emery place was the worst gage management had to offer so we ahead to the next place which was around the Oread. We followed her their, she parked behind the building which was down a pretty steep gravel road to the apartment. We walked up the hill with her and she warned us that she had told the current tentants we wouldn't be there for another 30 minutes which didn't make sense since the place we had just been at was 3 minutes away. She knocks anyway with no answer, she asks us to wait outside where it was 95 degrees and she poked her head in and nervously yelled with no response then she told us to wait a little longer and made a phone call. While she was doing these I noticed that the front porch of this place was deteriorating, the back had trash shoved under it. The mail was all over the front porch and magazines were falling out of mailboxes. It was really sad that it was in such poor condition because It had one of the best views of the oread I've ever seen. We told the leasing agent that we didn't need to see inside, after deciding that Gage Management is not a company I would ever want to rent from, and too be honest their properties aren't even worth the time to see. more

Horrible, horrible, horrible. I really wanted to like this management company despite the poor reviews. They are rude, cheap and tell you whatever they think you want to hear, and then they do the complete opposite. They do not maintain their properties, yet are rude when you ask if you can fix something yourself. I don't have a single positive thing to say about this company. \r Renter beware. more

Baddddd news 2/9/2012

I do not even know where to start.. This company is nothing bad news. If you are considering signing with them.. do NOT! Unless you want to pay fee after fee for things that are not your fault and should be considered regular maintenance when owning a house. I have only ever gone online and rated a company or product if I have wonderful things to say, but I have never been so disappointed with a company in my life and wanted to spread the word in hopes that I can help someone make the right decision when considering signing a lease with this company. more

5 stars? Really? 9/30/2011

How this company has 5 stars is a mystery. Upon telling our friends that we had decided to rent with Gage the reactions ranged from 'Why?!' to 'DON'T!!!'. Everyone seemed nice enough, although it was apparent that the front office had taken a vow of silence when at work, because nobody felt the need to relay important information to one another. Once we decided to move, things went downhill. Despite following their instructions, deep cleaning the house, and finding them new tenants, we were still treated like clueless squatters. We left with a pittance of our deposit, and a very bad taste in our mouths. Rent from Gage only if there is literally no other available shelter, and you have exhausted all of your local cave, park bench, and make-shift hut options. Actually... even then, still don't rent from these crooks. more

Ok, so we were attracted to Gage Management because they had such cheap prices. They were super friendly when we first contacted them. We did learn though that if you have any issues - like you need to get out of your lease early (we did). they are very fair, but you have to follow their policies to the letter! So read your lease agreement and use their website for all of your requests and forms and then their super nice and friendly. The staff seems a bit overworked but they're friendly and fair as long as you stick to their policies and use their website. more

new slumlord 5/30/2011

This company is the worst for communication and repair service on their property. The place my daughter is living in has black mold throughout the house, windows that are so old and decayed they open to the outside and will not shut, therefore all kinds of bugs enter the house. The carpet is disgusting and the painting a school kid could have done better. When the company has been called to do repairs, they minimally fixed the repairs and caused a bigger problem to the mold by leaving the crawl space open and it collected a huge amount of rain under the house, again causing the mold problem to excerbate. The have been reported so hopefully something will be done. DON:T EVER USE THEM!! more

We've been in one of their Redbud Lane properties (Sunflower Apartments) for several years now. The management company, Gage Management, has had its ups and downs, and I certainly have had my issues with the company from time to time. But all-in-all, they have not been that bad. Repairs were made (for the most part) in a timely fashion. Rent is low to accommodate lower-income residents. They have painted and repainted the inside stairwell and landing. There also was a man who came over every other week or so to sweep out the inside stairwell. more

I have no complaints: Gage Management has taken care of all my requests faster than any other company I have rented from. My last management company would not repair anything. With Gage, they come right out and fix whatever I request. I will be either renewing my lease or switching to another one of their properties. more

Good Rental Company: The only potential problem with these guys is they will mostly like request a co-signer. When I rented from them I was able to obtain a co-signer. I thought they were a nice combination of hands off ...Giving the renter plenty of space and privacy...And also very responsive if I had repair issues. I really liked the apartment I rented from them. I recommend these guys if you have a co-signer, a good job, or good credit. more

Gage management is a slumlord 11/3/2008

By far the worst slumlord in town. Save yourself and never rent from this company. They never fix repairs and always tell you they will be out tomorrow to fix problems and then never show up. They don't care about the condition of their rentals as long as they are getting paid every month. The office staff and the owner are by far the rudest people I have ever met. It has been over a year since we requested repairs and they have still not been fixed. Was informed by the owner if I wanted them fixed, then after I sent a written letter stating repairs to have done, that they must have forgot to get around doing them, and that I should have kept calling to remind them to fix the property, so it was my fault they haven't been corrected. No apology just blame toward me for them being a slumlord. Cons: everything more
