Not a kid place or pet friendly place. 6/26/2008

These homes were not designed for families. Its more for professionals and retired adults. The manager needs better customer service attitude. The management in the office is extremely rude! I would caution you before you buy a home here. Make sure you read the by-laws word for word, or you might get in some trouble. Other than that its a pretty decent place to live. more

Recently Moved from Forrest Lake 6/12/2008

I recently moved to a new home on Pinemont. I lived at Forrest lake from 2002-2008. I can say that the landscaping is very serene, but I moved because their are many restrictions at Forrest Lake. The maintenance crew was very professional. The office manager needed some customer service. I didn't like the fact that there were so many rules. They make everyone aware through the newsletter they provide. The pool is an asset, however I never used it because the cameras made me uneasy. I also moved, because the signs they have posted on the sidewalks, with more rules. Like the comment below, you should visit the community first to witness the No Signs posted around. All I can say is that I regretted living at Forrest Lake, I just needed some thing newer and about the same cost. I love my new and I love the fact that I can have some privacy now. Pros: Landscaping, Maintenace Crew Cons: Manager's customer service. Too many rules! Not Kid and Friendly Place! more

Children and Pets 6/12/2008

I have been a resident of Forrest Lake since 1981. I got my first pet in 1982 when my car burglared. Since then I have had 5 different dogs and 4 different cats. I had only had one problem with one neighbor and it was my fault (new puppy and he barked when I left for work). We worked through the problem and since then the neighbor has commented that she likes the dogs because she always know when someone is around day or night. I can only speak for pet ownership because I do not have any children. But I do remember when the children were asked not to skateboard or ride bikes on the sidewalks. The request came after toys, skateboards and bikes were left on the sidewalks and caused hazards for our elderly citizens. As for the playground equipment, it is currently being replaced because of age and condition (this was noted in the community newsletter several times). Forrest Lake is a pet and child friendly community. more

Come see for youself! 6/4/2008

My name is Ollie and I?m a resident of Forrest Lake and not a member of the board. We have lived in Forrest Lake long enough to know that most residents are happy and enjoy living here. There are over 240 individually owned homes in Forrest Lake and as with any neighborhood there will always be the one or two residents that you just can?t make happy. The one question that I would ask anyone that is unhappy? What are you doing to make things better? Along with myself there are many non-board member residents that volunteer to not only make Forrest Lake a better place to live but also the surrounding community. Like my neighbor that has been a very active member of the Greater Inwood Partnership. Another neighbor walks the property daily to pick up trash. And another personally removes trash and mows a large city lot directly next to Forrest Lake on the edge of Cole Creek. Another one of our residents is constantly after city officials ensuring that attention is paid to our area of town like enforcing the new city ordinance that requires a barrier be placed around dumpsters. It was her persistence that led to this ordinance being quickly enforced. One of our residents faithfully produces a newsletter to keep everyone informed. We also have many other neighbors that work very hard to plan and coordinate the annual Christmas party, Holiday Crafts & Bake sale and other events. Our board members are also all volunteers and are elected by homeowners every two years. I could keep going on as there are many other individuals but I just don?t have the space here to include them all. All of the residents of Forrest Lake make this a great place to live and most take great pride in their home. I think you would agree that these are the type of neighbors that make a great neighborhood. I invite you to come take a look for your self. Come by on a Saturday afternoon as I know you would be amazed by all the children having a great time in the large swimming pool. more

Don't believe all the bad, SEE FOR YOURSELF..... 5/26/2008

I live here in Forrest Lake and try to keep to myself, but I want others to know Forrest Lake is NOT this Bad place some of these other people talk about. Forrest Lake is a nice quiet place , we can not help what is down the street. Do these people who are complaining have a magical way to relocate the community. If so please let someone know. People here do not hate kids, they DON'T care for people who cause trouble or destroy property. As for the staff, I have been here for a number of years and have never had a problem with any of them. Actually, they are always more than willing to help if they can. Finally, some of the people who have left comments in the past really should learn to use their spell / grammar check on the computer. So, I welcome everyone to come out and look for yourself. more

A beautiful island in the middle of a big city 5/25/2008

Forrest Lake has been my home since 1991, however I have lived in the area since 1975. While the area that immediately surrounds our little paradise had declined, it is now improving, Forrest Lake has always remained constant with its beauty, serenity, convenience and safety. Our grounds are manicured, and our infrastructure is constantly maintained to high standards. Our maintenance fee is very much inline with other properties of this quality. The maintenance fee (currently $275/mo) includes all exterior maintenance of the buildings, landscaping, cable television and water. In addition we are a low density community with our own onsite manager, and our own maintenance staff. Most of these employees are long term, and all of them are wonderful folks. In addition, we now have full time security officers on site, and our crime rate is lower than that of the smallest towns. Our Board of Directors is comprised of citizen volunteers who work very hard to ensure the continuity of the community. We remain fiscally healthy; we maintain special reserve funds for both roof replacement and non-routine repairs. In my tenure we have never had a special assesment levied simply because we always plan ahead. Home prices in Forrest Lake are still extremely reasonable, In this price range you just can't do any better. Bottom line---------If I couldn't live in Forrest Lake then I just wouldn't live in Houston! more

If you have kids or pets, it is not a good place. Play equipment has been removed. No kids activities. Kids have to skate in the street because of signs posted which does not allow them on the sidewalks. Lots of very narrow-minded elderly people . more

Lovely serene green space place to live 3/24/2008

I have loved living in Forrest Lake for approx 10 yrs, for the following reasons. 1. The incredible beautiful landscaping and expansive areas of green space and a beautiful small lake. To find this kind of enviroment within approx 8 mile to the Galleria area and approx 13 miles to downtown Houston, at the price of these townhomes is unheard of in the Houston area. 2. The maintance fees are very low for what all that is included and in comparison of other town home communities. 3. Most of the neighbors who in this community all share a common love and respect for Forest Lake and want to keep it in the excellant condition that has existed all these years. Many of the owners here are original owners. People feel pride for their home and are proud when friends come to visit to see this lovely area. 4. The pool is one of the largest pools areas of any complex. 5. We have a lovely beautiful Comminity club house in a scenic setting around the lake and park area. 6. The community has a quite and calming atmosphere, that makes daily walks such a pleasure. 7. The maintenace of the exterior of the townhomes and the common areas are superb due to the full time talented maintance crew that has loyaly worked here for many years. It is second home to them also. They are appreciated ,respected and trusted. . 8. Very adequate choice of restaurants, shopping, movie theaters, grocery stories,and misc businesses needed for everyday life. 9. On site security keeps watchful eye over us, day and night. 10.. The very best reason for living in Forest Lake is for the hard working voluteers who give so much of their time and energy to keep our community a quality place to live. They are action people, and they enforce the rules to keep the management of FLTH superior. Final note: I would not recommend this place for large families or teenager lifestyle. Working couples and retired people best fit this quite community. Pros: Beautiful landscaping. nice neighbors., great voluteer staff to manage property. Cons: only covered parking, security staff but not gated.. more

Lovely property 3/18/2008

Beautiful little lake and landscaped common areas. Close in location, convenient to downtown and the Galleria. Great value! I like the fact that it has good security and I feel safe. Pros: Large beautiful pool Cons: no garage more

A Great Place to Live!!! 3/17/2008

We bought our home in Forrest Lake In March 2006 after discovering the community by accident. We were searching for a home to purchase and were driving in the area with our mapquest directions in hand looking for a different address. We got lost and pulled into Forrest Lake completely by mistake. Once we drove in we knew we were some place unique... like a little oasis! We never did find the address we were looking for. We drove straight back to our apartment in Greenway and pulled up the address on har the realestate site and were amazed that the homes were so affordable. We just knew something had to be wrong with this place! The following Monday I called the office manager at Forrest Lake and found out that the property was 92% owner occupied. I knew from looking at other condo/townhome communities that this was unheard of especially considering the property was build in 1974. I immediately called my Real Estate Agent and we soon purchased our home. After moving in, I quickly learned that many of the residents of Forrest Lake have lived here for a long time. In fact, many of them are the original owners. I also found out that there was a period of time when it was almost impossible to purchase a home in Forrest Lake because they never came on the market and when they did they sold quickly. It finally made sense. Forrest Lake is so great that no one ever left and it became sort of a secret... no one knew about it. Well I'm letting the secret out. Forrest Lake is one of those rare undiscovered little gems. Don't just take my work, come discover it for yourself! Pros: Affordable homes, Great Location, beautiful property, worry free maintenance, great security and 92% owner occupied more
