Worst Rental Experience EVER! 5/1/2012

If it were possible to rate zero stars, I would. If you find yourself in the market for a rental property and see that a particular property is managed by Crosstown Properties, think twice. Then think a third time, turn around, and run away. At first, everything seems great. You'll deal with Debbie, who is friendly and helpful and more than willing to do whatever is necessary to get your money. Once you've signed on the dotted line, though, you'll start to wonder if Debbie was just a figment of your imagination, as chances are you won't ever see or talk to her again. After you've signed your lease, Jim will be the point of contact, if you can really call him that. On the rare occasions that he does respond in a timely fashion (and only ever by email; don't bother trying to call, and heaven forbid you should ever try to go by their office--in two years I only ever saw someone in the office once...and I was there to drop off rent in the middle of the day during the week, so it's not as if I was there outside office hours) he's rude, condescending, and seems to regard renters with the same esteem one might regard a cockroach. Their overall business practices are what one might consider ""shady."" If you rent from them, you can expect behavior that borders on harassment and stalking. Drive-bys, in which they'll take pictures of the house to show you your shortcomings as a tenant were regular, and unwarranted. Once a year, you'll be subjected to an ""annual maintenance check"" during and after which few to no maintenance issues actually get resolved. More than anything it seems to be a ploy to come in and snoop around the house to make sure you aren't destroying it. You know, because that's what all renters do. You'll be held responsible for things beyond your control, like the weather. Last year during a scorching summer and record-breaking drought, we were forced by Jim to re-sod the front yard, knowing full well that with temperatures over 100 almost daily and drought restrictions in effect that new sod couldn't possibly survive. Needless to say, it died in short order and not long after the emails from Jim demanding that we replace the sod yet again started. Once the weather cooled and we started getting rain again (though we were still under drought restrictions), I seeded the lawn and by the time we moved out in March, the entire lawn was covered and green again. That didn't stop Crosstown from charging us $250 to unnecessarily re-sod the front yard after move-out. Which brings me to my next point: move-out charges. As someone else mentioned, you can expect a large portion of your security deposit to be nickel-and-dimed away by move-out charges. In addition to the aforementioned charge for the yard, we were subjected to a plethora of other charges. Some were legitimate, but others, like a charge to replace a garbage disposal that we never once had trouble with in our two years there, were most definitely not. Then, to add insult to injury, we left behind (at the owners' request) a refrigerator for which we were to be credited on our final statement. There was no such credit. All in all, my experience with Crosstown was the single worst I've had with any management company in my life as a renter. But don't just take my word for it. Let the plethora of other negative reviews here and elsewhere help you make the decision to leave Crosstown Properties far behind you. more

Great Experience 2/9/2012

I'm a current tenant of a Crosstown rental home and, so far, I'm baffled over these other reviews. From the get go, Debbie was absolutely amazing. She was really responsive when I first contacted her as I was preparing for a last-minute move from California to Austin. And she turned out to be the sweetest person in the world. She went out of her way and above and beyond all expectations. I arrived really late on a Saturday night and she came to let me in at MIDNIGHT! so I didn't have to get a hotel. Not only that, she had ensured that everything was clean and taken care of when I got there, and she even brought over snacks, tea, cups, and some cat food for me! Oh, and I can't forget that she was on the phone with me during my drive, making sure I found my way. Actually, as I'm writing this now, I feel so bad for not writing it sooner! As for Jim, he's mostly just hands-off. I wouldn't call him super friendly, but he's pleasant enough, responsive, and takes care of things immediately when I contact him. And actually, I much prefer him leaving me be rather than having a landlord that's always poking around. Both Debbie and Jim do kind of come across as no-nonsense people when it comes to the money, application, etc. But I can appreciate that they're trying to do their jobs and probably have to deal with a lot of irresponsible and non-serious applicants and renters. I actually prefer this kind of approach. The only thing kind of disappointing about the house when I moved in was the yard. By the looks of it, it hadn't been taken care of in months and months. It was mostly dirt with heaps and heaps of leaves. I took the time to rake up all the leaves, and since I've moved in, some people have been by one in a while (not regularly by any means, though) to care for it. However, the workers say they've been sent by the homeowner, not the landlord. I hope the rest of my experience while renting from Jim and Debbie goes just as well, including the whole move-out process, which can be a pain anyhow. So far, I have no reason to believe I'll have any problems. more

Beware 8/7/2011

I was a tenant of Crosstown Properties for several years. ***I HIghly discourage anyone from doing business with these people!!!!! *** I've never written a review on anything until now. My experience with this company was soooo bad that I would consider it irresponsible not to post this. We rented in an upscale community in Austin. Our rent was paid on time every single month without 1 late occurrence. Over the course of several years we had routine repairs that needed to be addressed. It was nearly impossible to have anything repaired in a reasonable amount of time. Jim was rude, condescending, and difficult to work with!!! It took weeks for him to answer our repair requests and then months to actually repair them. We were without a working dishwasher for several months and it extended through the Thanksgiving holidays. He certainly did not make our repair requests a priority. I've heard stories about slumlords and our experience was similar to the stories I've heard. He repeatedly ignored our attempts to communicate with him. I would never do business with this company again, and recommend that you give serious consideration before entering in a lease with this company as you will surely be disappointed!!!!!!!!!! more

Will never work with 12/29/2008

I was trying to lease a property from this ""Crosstown Properties"". I attempted to contact them as did my realtor over a week. They refused to answer my calls and obviously do not want my buisness. they screen thier phone calls, and if you try to call them you will not get an answer. I would not reccomend working with these people. When I did speak to Debbie Jackson she listened to me to an extent, but Mr. Jim Wilson would not return my calls. Very rude. Maybe that is why on the street that the property I was interested in was located there were three other vacancies that Crosstown Properties managed, they had been vacant for months. Homeowners and renters beware. more
