I rented from Acacia for several years, and dealt primarily with the owner Allen Houchins. I've had about 6 different landlords, and Allen is by far the least professional I've ever had. It was like pulling teeth to get anything done. For example I called his office every few days for a month before our broken oven was finally fixed. When we confronted him about it, he had about 5 different (and mutually inconsistent) stories for why it took so long.
A number of 'mistakes' suggest that Allen and his office may have been intentionally dishonest. For example, after my auto-payment accidentally ran out at the end of our lease period (when they didn't contact us about renewal as they said they would), they demanded a late fee which was significantly higher than we agreed to in our lease. They also seem to have a practice of low-balling the rent, and then raising it the maximum amount on renewal. When we said we'd move out if they raised the rent again, Allen said it would be easy to re-rent because we were getting a deal, but when he did finally re-rent he rented it for $100/month less than we were already paying.
I'm now having to fight to get any despot back (despite confirmation that the property was in fine shape). I'm getting no response to e-mails and have been unable to reach anyone in his office on the phone (they've got a convenient automated phone screening system). Knowing what great tenants we were (we rarely asked for anything since it was such a hassle - doing most of the repairs ourself), I will not be letting them get away with keeping our deposit as other reviewers have. I'm expecting a legal battle, but on principle I just can't do the rational thing and let them keep it.
Do yourself a favor and find a professional property management firm to deal with. For example, I had a good experience with Cyberland Realty in Seattle.
