Good job 4/19/2011

Acacia Property Management continues to do a good job for me. They found my first renters before I even moved and they moved in only a few days after we moved out. They were great renters who paid promptly. Our property manager ensured that the home was kept in good condition and provided us with regular inspection photos and updates. When these renters bought a home and gave notice to move, out property manager did it again! The new renters were able to move in the day after the old tenants left. Thanks for the good work Acacia! more

In a tough economy Acacia Property Management really pulled through for me and provided a great tenant with very fast response. They rented my home the first week I had it listed with them for management and quickly managed needed repairs so that the renter could move in quickly. I am so relieved that my home did not sit vacant and that the renters not only pay on time but also take nice care of the house. I also appreciate the monthly updates from my Property Manager. more

Very unprofessional and a hassle to deal with 1/11/2011

I rented from Acacia for several years, and dealt primarily with the owner Allen Houchins. I've had about 6 different landlords, and Allen is by far the least professional I've ever had. It was like pulling teeth to get anything done. For example I called his office every few days for a month before our broken oven was finally fixed. When we confronted him about it, he had about 5 different (and mutually inconsistent) stories for why it took so long. A number of 'mistakes' suggest that Allen and his office may have been intentionally dishonest. For example, after my auto-payment accidentally ran out at the end of our lease period (when they didn't contact us about renewal as they said they would), they demanded a late fee which was significantly higher than we agreed to in our lease. They also seem to have a practice of low-balling the rent, and then raising it the maximum amount on renewal. When we said we'd move out if they raised the rent again, Allen said it would be easy to re-rent because we were getting a deal, but when he did finally re-rent he rented it for $100/month less than we were already paying. I'm now having to fight to get any despot back (despite confirmation that the property was in fine shape). I'm getting no response to e-mails and have been unable to reach anyone in his office on the phone (they've got a convenient automated phone screening system). Knowing what great tenants we were (we rarely asked for anything since it was such a hassle - doing most of the repairs ourself), I will not be letting them get away with keeping our deposit as other reviewers have. I'm expecting a legal battle, but on principle I just can't do the rational thing and let them keep it. Do yourself a favor and find a professional property management firm to deal with. For example, I had a good experience with Cyberland Realty in Seattle. more

What a Headache! 5/16/2009

Started off strong, but service (for property owner) diminished to a trickle. Wouldn't recommend - seems that they just collect money. Didn't keep online records up-to-date and when asked, told this owner that records had been posted online, but statements were a few months behind. Didn't notify owner about repairs, even when asked to do this 2-3 times. Would find out that repairs had been done after the rent check was short and mortgage was due in a few days! The worst was that they didn't return calls or emails when there was a conflict at the end of the contract. Friend also used this service and while his house was vacant, the water heater leaked and wasn't noticed by manager. Mold had began to grow on the walls and there was a costly clean-up.
