Morris Property do not even deserve 1 star. Unfortunately, I can not post NO STAR>>>>
I've dealt with several property management companies over the years in California and in Tennessee. Morris Property Management is by far the worst property management company I dealt with for my rental property they oversaw. I have since sold the property but the main reason for selling this property was because this company was miss managing my property to the extent I was losing money on the rental and the fact that I could not get timely email or phone responses from the company.
1. Very hard to get in touch with them. Email or by phone.
2. If the tenant is late on monthly rent, the late charge fee when collected from the tenant is not paid out to the landlord. They keep 100% of the late charge. Every other management company keeps only their percentage and forwards the rest to the landlord. The landlord is at risk so why should the property management keep the late charge? When I asked them why they are keeping 100% of the late charge, their response was because they have to spend time calling and sending mails out to the tenant to collect the rent. Excuse me, but isn't this their job in the first place in which they are already being paid?
3. When the tenant was behind 2 months? rent, I had to call and send emails out almost daily to bug them to send an eviction notice out. Most property management companies would send out eviction notice without the landlord bugging their property manager. In Tennessee eviction notices can be sent out after being late the first month.
4. If your property needs repair, you have to go through Morris Property repair department. They also charge (get this)?.20% supervisory fee for all repair jobs! Again, no other property management companies charge repair supervisory fee.
So beware. If you are looking for property management service, stay away from Morris Property management. You will not have a pleasant business relationship with this company. They are very good at taking your money, though.
