Sorry for the lengthy review. I didn't realize I had so much to say about this HOA and although I knew I didn't like them, I also didn't realize how much I dislike them before I started discussing them. more

Best Management Company I?ve ever had with! more

They manage my HOA. The person who we are supposed to get in touch with about things is always busy - always a voice mail - slow to return calls - slow to fix problems. What's worse - their phone system is super super annoying. I have spent 30 minutes just trying to get a hold of the receptionist. It also sends me in circles or just hangs up depending on the options chosen. My first time their i had trouble finding the place and that particular receptionist was unfriendly to me and not very helpful. They could be truly great in all the important things they do, but being a member of an HOA, I feel like they treat me poorly and walk over me since I am unlikely to get them in trouble. One time they really messed something up for me and my family, and we didn't even get an apology. I don't want to get into it. Hoping that if they get bad customer service reviews they will take steps to fix it... and their phone system. more

I'm not a complainer, in fact this is the first review I have ever made. This company has just really stuck it to me one to many times ;(, I felt I had to share with the other consumers out there what really goes on. I understand the unit I have is not of all the high class value of say for example an Irvine company complex or demands that much rent in return either, but I still have RIGHTS, I still pay every month and on time $1150 and now starting this month since they gave themselves a raise $1215 per month. For an upstairs 2 bd 1 bath apartment. In which you are to pay for your own plumbing issues, according to their latest news letter. (in that regard and ONLY that one you can fell like a homeowner! but...I don't think that qualifies us for the same tax breaks) The CORE VALUES of this company I fell are misleading,mainly the ones stating: ""christian ethics"" ""perform our work with diligence and professionalism"" ""We are loyal to our customers, our vendors, our company and each other"". In 13 months of renting I have felt NONE OF THESE, in fact I don't even frustrate my self with calling them and if you do they send a bill after doing the WORST most time consuming job. In my case the rain came through due to THERE ROOF LEAK and ruined MY TABLE AND CHAIRS. No apology was given and no show of concern. Another time my pilot went out took them a week to fix in the winter! My apartment had the front door broken in to and I had replace the locks myself, the bath tube never holds water so I went and bought a fitting plug, the list can go on and on. My point is this SAVE YOURSELVES AND DO NOT DO BUSINESS with this misleading, hurtful, company. more

I have dealt with Huntington West for some time and have found them to be very accomodating within their capacity as managers. Sometimes we can become very self centered when needing help, and I have been guilty of being that way myself. I know how it is when I get frustrated, but Huntington West has always done their very best and has strived to handle some very difficult situations in a timely and fair manner. They are always honest and forthcoming, which I find refreshing. Not allowing themselves to be false to their beliefs, their clients or the homeowners. Huntington West will always try to please people that don't want to be pleased and never will be. So kudos to them for their patience and professionalism. more

I have found this company to be pro-active when I have called with a work order request'. I have lived in my apartment for over three years, and I have no complanints. They have submitted my inquiry's to the owner of the property, (such as new flat roof) and I recieved an acknowledgment that issues needed to be repaired and things are moving forward. I would rent from them again. more

People also sometimes misunderstand the limits of a management companies authority to resolve certain types of issues. Sometimes no is the answer even when we would really like to say yes. I am not an apartment renter, but a homeowner. I have lived in my home for over 10 years and have a great deal of experience with Huntington West. Unfortunately, they are not on the customer service business as they prefer to ignore resident contact and only respond after several threatening phone messages and/or emails. They are quick to demand money and usually default to ""that's not our responsibility"" when an issue needs repair. more

I live in a homeowners association managed by Huntington West and have nothing to say but good things about this company. They have managed us for about 8 years and are better than any management we have had. Our manager is great and so is their office staff. After hours our concerns are promptly addressed. I would happily recommend them to anyone looking for good management. more

This is the worst property management service I have ever encountered. They have below average customer service taking several months to respond to simple questions. Sometimes never answering email or voice messages. There bookkeeping is three years behind. more

I agree, this is by far the worst company to deal with. Listen to all the negative reviews ......I am not alone on this. I was a tenant and after vacating the apartment, they deducted all of my security deposit claiming, cleaning, carpet removal etc....when in fact I left the place better than when I initially rented it. The manager Mr. Uribe promised to replace the carpet when I initially rented the apartment. It was dirty and he never responded to my requests of cleaning the carpet. I had to buy rugs so it would cover all the dirty spots...and after I leave he has the audacity to change the carpet using my security deposit money. I was also promised a new ac when I rented the apartment and even after complaining numerous times, in the hot summer months, I did not get a new ac. When I try to contact these people I get passed on from one person to another and get sent to voicemail...they obviously have no regard for customer satisfaction and blatently take advantage of people.......STAY AWAY!!!!!! This is the most unprofessional team of managers I have ever dealt with. They don't honor requests, provide documentation or follow instructions. I allowed them to manage a condo that I had and it was months before they could find a tenant and rented it for less than I had requested. The repair costs were inflated, they did not forward the rent in a timely manner and mismanaged the account to the point that the expenses exceeded the income. Do not, I repeat, do not use this company. more

Huntington West is the worst property management company in Orange County. It takes them months to respond to simple requests. The property managers wont call you back and are never available. I've rented two apartments from Huntington West and I dont think that I would ever want to rent elsewhere. They have been responsive to my needs as a renter and made repairs in a very timely fashion. My wife and I think that our manager Judy is doing a great job. I have never felt discriminated aginst by Huntington West even when as a unmarried couple first rented from them. It seems that the negative reviews are just from disgruntled people. Hey no one is perfect all the time. But they are the closest I've found. more

This is the worst landscaping company I've ever dealt with. They refused to trim our trees for the last 5 months and now that they are, they do like 2 trees a week. It's going to take months. While they are trimming the trees, they are stamping down on all the existing flora below, killing it in the process. Our common areas look so pathetic, I can't imagine what they charge for upkeep - there's practically nothing to upkeep. ANY new plants, trees, bushes that have gone in in the last year were all done by homeowners because the landscapers never add - they just destroy everything. Just the worst-terrible-horrible-no good-very bad-company AND people I've ever dealt with. Pros: They are a business Cons: They shouldn't be in business any longer more

This company has been nothing but a hassle for me and my roommates. We have waited on getting 3 tiles on a shower wall fixed for 2 years; the drywall behind those tiles is completely destroyed and molded black now. Every sink in our house has been plugged up since the beginning of December; we have to wash dishes in the washer drainage sink in the garage (not to mention the horrible smell). Our rep told two of us something regarding a deposit (both in writing and over the phone), then changed it when two other roommates complained, then changed it back when we went into the office to speak with her. It takes days of going back and forth to get a straight answer about anything. The worst part is that the owner of the house we rent lives next door to us and knows nothing about what is going on with his investment. Certain repairs are going to be necessary with a rental, and Huntington West Properties doesn't seem to understand that procrastinating only makes these problems worse (like replacing 3 tiles instead of having to replace an entire wall and its tiles). Next time we rent, it's going to be directly from the owner and not a inept liaision. Another problem is their blantant discrimination of non-Christians or those they deem immoral (walk into their office door and read on the wall how they ""uphold Christian values""). I'm pretty sure that this violates housing laws (section 3604(c) of the Federal Fair Housing Act). If you are a owner, try paying a trusted family member or friend to deal with a rental property for you. If you are a renter, find another place to rent. Save yourself the money and trouble. It is clear that the negative reviews belong to people who are unhappy, most likely, with their limited views on what good customer service is supposed to be. I have had good response time and great communication from several managers and the owner of Huntington West Properties. If you are looking for a quality management company you can count on Huntington West. I have found them to be the most ethical and forthcoming group of individuals I have ever done busniess with. I am unfortunate to have one of the VP there managing my properties..The guy is a sweet talker, but work and responsibility are not his cup of tea. Put-you-down attitude, and slow-to-no responce on every imortant request for repair. The bigger the water leak, the more the guy avoids dealing with it, including calling back. And surely enough...the pleace is poorly kept, dirty, noisy, unfriendly. The fees go up every year... My evaluation... One and a half tumb down. more
