Editorial review from Citysearch 7/10/2013

We live at 33-51 73rd Street. I thought that the building was fine--even if they were a little bit negligent in fixing water damage in our apartment caused by the storm.\r \r However, then we found out that we had bedbugs. The people above us had them, too, and we were never notified. We had our apartment sprayed 5 times, and now, after 2 months, they're back. They are all over our side of the building, and we are paying a lot of rent for the privilege of living out of plastic bags. Although they state that they do notify adjacent apartments in writing of bedbugs, it is not the practice of the management company or the pest control agency they use to do so. They do not notify, inspect, or treat adjacent apartments for bedbugs, which means that we have done more work bagging, cleaning, and vacating our apartment than anyone else in the building.\r \r We have spent a tremendous amount of money bagging and cleaning our belongings, and have been living out of plastic bags now for almost five months. Every time they've come to spray we have to rent a hotel room because we live with my grandmother, and she had trouble breathing after we returned the evening of the first spray. So now we need to go to a hotel so that the room has time to ventilate the next day before she sleeps in it. We would move if we could afford to do so, but the expense of living like this has wiped us dry. They admit no responsibility and are not accountable in any way, shape, or form. Every time their terrible pest control agency comes to spray, they find another reason why it is our fault, even though we have spent a considerable about of vacation time and money doing everything they have asked of us. The PCO admits no responsibility for ineffective treatment (they blame the management company for not inspecting adjacent apartments) and the management company accepts no responsibility for the problem not being solved (they tell us that it's the PCO's fault). The bottom line is that other apartments around us have bedbugs and have not been inspected or treated.\r \r DO NOT RENT FROM THESE PEOPLE. I can't stress it enough. They are terrible. Whatever deal they have going with their PCO means that there is no disincentive for them to just keep spraying, and spraying, and spraying--even if there are no results. They even had the nerve to raise our rent this year after all that we've been through and wouldn't negotiate it down. If we had any choice we'd be out of there in a heartbeat. 2013 has been the worst year of our lives thanks to Bronstein Properties. more

Bed Bug Infestation at 32-06 47th st. Stay away. They were crawling in through the walls repeatedly even after they sent their ""exterminator"" more than 5 times. Neighbors had the same experience. Clearly a building issue that they refuse to properly address. We got out of our lease and ran far away, so should you. more

Moving in with bedbugs 1/25/2012

I moved into one of the apartments managed by this company less than two weeks ago. I am now dealing with bedbugs in my apartment due to the gross negligence of this company in their inability to get rid of the bugs and make the apartment habitable before we moved in. My husband had bites the first night we slept here. They disclosed that there had been apartments that had had bedbug problems, but said that ours had not had any after we explicitly asked. It now turns out from various sources in this building that that was not true. Not disclosing that information is not legal in NYC, as well as renting out an infested apartment. After my international move from a country where, incidentally, there are no bedbugs, this is just a giant pain to deal with. Anyone who has dealt with this will know. On top of that the company has failed to send us our signed copy of our lease and the bedbug-report. If anyone here has had a similar problem perhaps we could share our experiences, maybe take legal action. I am worried that this will turn into something that will be very time consuming, costly and unpleasant, generally. more

Kew Gardens-Hillside Ave 1/8/2012

This breaks my heart. I love Kew Gardens but Bronstein really did its best to ruin my experience. 1.Can we say BUILDING WIDE INFESTATION.. I love how it's advertised that the exterminator comes twice a month, every month. This never happens. I had to type signs and hang them in the lobby, with threats of forming a tenants association and media attention in order to see an exterminator! 2.BROKEN EVERYTHING...I had repairs done twice..when I viewed the apartment before signing the lease and when i refused to pay 3 months rent (1405.25 a month) and filed a complaint with the courts and city. The ""current"" property mgr actually came to confirm that repairs (paint and plaster bathroom walls/ceiling, replace tiles on walls and floors) were done. I was in shock. Sadly, the paint started to bubble and peel...tiles came loose...all within a week. I did not receive any further repairs...even after bringing my balance current. 3.Staff is quite rude on the phone but rather pleasant in person.. 4.Alex, the superintendent, does what he can to assist the tenants, but his extortion practices regarding certain repairs leave a foul taste in the mouth. Ex: expecting me to pay him to unclog a toilet..etc.. 5. How do you feel about brown, rusty, cold water at random times (without notice of repairs)...delicious huh... 6.RENT DEMAND notices on the 3rd of each month when my lease says Rent is due on by the 10th of each month. The one true ""pro"" I can speak of is the consistent heat that was pumping though the apartment. We could walk around, scantly clad in the depths of winter. I will make note that their treatment of my building appears to be consistent with the treatment of the majority of their properties. I do know of 2 that are well maintained. Strangely, the demographic of the building tenants look NOTHING like those living in the ""SLUM"" buildings. Perhaps if I purchased fade cream and moved across Queens Blvd, away from..*cough cough* Hillside/Jamaica Ave, I'd have a better experience and review. more

SLUMLORDS 4/29/2011

SLUMLORDS! I live in one of their buildings in Inwood, Manhattan. These guys are SLUMLORDS! They only respond to tenant complaints when you resort to getting the city involved and they are threatened with fines. They dont provide adequate heat & hot water! The neglect to fix repairs, don't return your calls and are rude. This corporation is made up of money-hungrey mongrels who could care less for the people who pay their mortgage. They are a nightmare! SLUMLORDS! more

Thieves and felons--STAY AWAY!!!!!! 7/29/2010

These landlords do not follow the rent regulation laws. They own thousands of these apartments. When they buy a building, first they empty it out as quickly as possible of everyone on preferential rent. They they overcharge for improvements bought at rock-bottom prices and jack up the rents by hundreds and hundreds of dollars. They overcharge new tenants by as much as they think they can get away with. New tenants, be warned: Rudofsky's partner Scott Silverman likes to threaten tenants with not renewing their leases, or not accepting the rent checks, when you bring up legitimate issues of mistakes or irresponsibility by the billing office, managers, or superintendents. The threaten to call the police if tenants organize and meet in public spaces in the building -- and then the do call them, for no reason. They will lie to DHCR, the courts, and anyone else in order to get away with their bad behavior. They don't give a damn about anyone else but themselves and putting steak on their tables. STAY AWAY!!!!!!!! more
