I was a tenant in .. from 4/30/2017 to 4/30/2019. Managed by Opulent Real Estate.
The main reason for this review is how they handled my security deposit once I moved out.
This home was in better condition than when I moved in. I was charged $500 off my security deposit. $250 for "landscaping (a few overgrown weeds)" and $250 for a home cleaning.
My old roommate stayed in and assumed my lease, so I know that to this day there has been no one sent to do "landscaping" or the home cleaning. Even if there was, there is no company that would ever charge $250 to pull some minor weeds in the backyard, or clean the small 1200 square foot home for $250. The charges were absurd, and the work wasn't done.
We both reached out to Patti at Opulent Real Estate for help. When I expressed my frustration, she responded with:
"the disposition of deposit stands as is. We closed out your lease. We have documented the condition of the house when you left it . The amount was determined from the legal documents provided including but not limited to the move in sheet, the move out sheet and the inspection report. We have documented the charges against your security deposit. I realize this was a unique situation given the fact that you know and are friendly with the current tenants but as long as they leave the house in the same documented condition there is no need for further discussion thank you
This response clearly doesn't address the concern that I was charged for services that were never performed, let alone the fact that the charges are most likely 2x the industry norm for these types of services.
I get it, you're probably thinking "He's just a pissed off tenant, it won't be that bad." And honestly, I am a little upset. But I was also a good tenant, I took great care of the home, never missed a payment, and tried my best to resolve the issue before I left any negative reviews
